Among my morning readings a theme has emerged surrounding listening and thinking. Where is the focus at any given time in a conversation? In thinking - perhaps about how to get your point across, further the sale, or move on to the next customer or client or activity. The same is true in personal relationships - conversations with family or friends. As the "shifted market" makes its imprint on my real estate selling area - around Philadelphia and northern Delaware, what I hear from clients has changed. It has become more complicated on the surface, but at the bottom is uncertainty

One of the things I like about Mushrooms Cafe on Route 1/Baltimore Pike (Hickory Hill Rd) is that it is so close - it's a fun stop if you are out antiquing, stopping by the Chadds Ford Winery or visiting the world renown Brandywine River Museum, home to generations of artists or Longwood Gardens. Look for the "mushrooms" sign next to the Brandywine River Antiques Market, this is a place for some local flavor and great expresso. The shifting market has been slow ti impact Philadelphia and the sourrounding counties, but shift continues. In Montgomery County foreclosures continued to rise, reports the Suburban West Realtors Assoicaiton this week. The total of mortgage foreclosures in 2009 was 2,498. In 2006, there were only 1,344 foreclosures. Currently, 1,893 foreclosures have been filed with the Prothonotary’s Office and the county is projected to reach 2,632 foreclosures by the end of the year. It used to be FHA mortgages made up the minority of mortgages in the U. S. not so in recent years. This most popular government mortgage program has undergone changes to make sure it stays around. Two major changes were released recently and are effective October 4.The minimum credit scores and downpayment requirements for FHA-insured loans, will be: Borrowers with a credit score at or above 580 are eligible for maximum financing (3.0% down). Borrowers with a credit score between 500 and 579 will require a 10% down payment. Borrowers with a minimum credit score of less than 500 are not eligible

TV commercials encouraging you to turn in your god for cash. Gold exchange stands in malls. Financial advisors suggesting you buy gold? What's with gold and recently strong prices? I've heard three scenarios. Would love to know your views. First, if there is a risk of inflation gold is often used by investors as a hedge against inflation.If that were true, i.e. inflation is about to hit, then talk about deflation is makes no sense. A private transfer fee (PTF) is a 1% fee paid to a private, third party company every time the property transfers for 99 years. In a few words, go see THE SOCIAL NETWORK, just go see it! Ok. My son Henry Roosevelt is on screen for the first time (if you don't blink and know he will be in the rowing scene saying "they're fast" and in the scene with the Winklevoss twins eating a hamburger, and he is listed I the credits at the end as "Henry" right above Armie Hammer) . BUT, truly this is an amazing David Fincher movie with sparkling screenplay by Aaron Sorkin and the story is one to ponder.
