Among my morning readings a theme has emerged surrounding listening and thinking. Where is the focus at any given time in a conversation? In thinking - perhaps about how to get your point across, further the sale, or move on to the next customer or client or activity. The same is true in personal relationships - conversations with family or friends.

Chadds Ford, PA offers much in additoni to great home values right now - history, natural beauty, cultural attractions, unique shopping AND dining.
The Gables at Chadds Ford is on Route 1 in Pennsbury Township Chester County is an example. A beautifully restored barn with 23 gables, I remember this unique eatery when it was a mom and pop sphagehetti kind of place. I felt comfortable bringing him young children their to practice their table manners.

Pennsylvania's Pennsbury Chadds-Ford Antique Mall on Route 1 is not just popular with tourists, but locals as well. If I have a pair of earrings that needs fixing, I know which booth to go to, and of course, I am lured in by the many and varied dealers whose inventory changes constantly.

One of the things I like about Mushrooms Cafe on Route 1/Baltimore Pike (Hickory Hill Rd) is that it is so close - it's a fun stop if you are out antiquing, stopping by the Chadds Ford Winery or visiting the world renown Brandywine River Museum, home to generations of artists or Longwood Gardens.
Look for the "mushrooms" sign next to the Brandywine River Antiques Market, this is a place for some local flavor and great expresso. Right now the speciality is mushroom soup and if you know anything about our area, you know that everyone has a recipe for it.

The Daily Times reports that m embers of the Turks Head Stadium Alliance held their first public information meeting Thursday to discuss the plan for a minor league baseball and multi-use stadium in the borough.

Continuing to answer questions I get from clients - like everyone bombarded with new words in the media, I'm posting about deed in lieu of foreclosure. What is it? Is it the same as a short sale? How is it different?

The deed to a proprerty is conveyed to the lender to satisfy the loan on that property when the property is in default. It avoids a messy and embarrassing foreclosure. It is a quicker way out than a short sale

The shifting market has been slow ti impact Philadelphia and the sourrounding counties, but shift continues. In Montgomery County foreclosures continued to rise, reports the Suburban West Realtors Assoicaiton this week.
The total of mortgage foreclosures in 2009 was 2,498. In 2006, there were only 1,344 foreclosures. Currently, 1,893 foreclosures have been filed with the Prothonotary’s Office and the county is projected to reach 2,632 foreclosures by the end of the year.
Filing fees related to the foreclosures is expected to generate $660,632 in revenue. With the rise in home foreclosures, fraud has also been increasing. Homeowners in default are warned … (4 comments)

Some good news on the legislative front. The PA Senate passed a bill to prohibit future private transfer fees. It now moves to the House of Representatives for their consideraiton in November, and hopefully prohibition.
The bill, introduced by Sen. Wayne Fontana (D-42), a REALTOR®, would prohibit all future private transfer fees (PTFs) in Pennsylvania and create strict reporting and disclosure requirements for the administrators of the private transfer fees that already exist.

Whether you are selling your house or not, more than likely you have at least one room in your house that you wish was bigger. Here are a few tips to create a more spacious feeling.
Color - use light colors, keeping the floor and ceiling light as well as the walls. If you are installing hardwood, think about a light oak . Keep with one color throughough, simply varying the shades among walls, furniture, accessories.
Lighting- this is huge. Consider a solar tube or skylight. Recessed lights do wonders to open up a space .

Bank of America, JPMorgan Chase, and Ally Mortgage have all admitted that their foreclosure processing departments failed to read thousands of documents before signing them, triggering lenders to call a halt to foreclosures in more than 20 states.

I love Halloween and living in a townhome community with 220 families I always get plenty of visitors. Things have changed for the better since I went trick or treating and it's important to remember these guidelines for a safe and healthy Halloween, In fact my mouth waters for carmel apples, apple cider donuts and candy corn just thinking about it. And, of course, it's another excuse to eat chocolate, not that you need an excuse.

It used to be FHA mortgages made up the minority of mortgages in the U. S. not so in recent years. This most popular government mortgage program has undergone changes to make sure it stays around. Two major changes were released recently and are effective October 4.The minimum credit scores and downpayment requirements for FHA-insured loans, will be:
Borrowers with a credit score at or above 580 are eligible for maximum financing (3.0% down). Borrowers with a credit score between 500 and 579 will require a 10% down payment. Borrowers with a minimum credit score of less than 500 are not eligible … (3 comments)

What's with gold and recently strong prices? I've heard three scenarios. Would love to know your views.
First, if there is a risk of inflation gold is often used by investors as a hedge against inflation.If that were true, i.e. inflation is about to hit, then talk about deflation is makes no sense. The Pennsylvania Association of REALTORS(PAR) is lobbying to prohibit private transfer fees during the transfer of real estate. A private transfer fee (PTF) is a 1% fee paid to a private, third party company every time the property transfers for 99 years. Unlike the realty transfer tax, this money is put in the hands of private investors rather than going to state or local government. Senate Bill 1481, sponsored by Sen. Ok. My son Henry Roosevelt is on screen for the first time (if you don't blink and know he will be in the rowing scene saying "they're fast" and in the scene with the Winklevoss twins eating a hamburger, and he is listed I the credits at the end as "Henry" right above Armie Hammer) .
