Recently, an investor asked me if it was too late in the "Spring House Buying Season" to put their twin on the market. Conventional wisdom among realtors in our region in southeastern Pennsylvania and northern Delaware dictated that you wait til AFTER Super Bowl (especially if the Eagles were playing) til you listed.
That notion, along with many others about how the real estate market works, has been thrown out the window. Here's why.

Who will "right size"  the housing recovery? Gen X, those between 31 and 45 say a report for the National ASsociatio of Home Builders (www.nahb.org). They currently represent 32% of the  potential home buying market. Not only do GEN Xers  think it's a good time to leap off the fence, they want particular design features.
This  contrasts Baby Boomers, many of whom are waiting things out a few more years, waiting to retire and are looking to downsize. Yet, they too, are particular about what they want in design.

With mortgage insurance just now increasing on FHA loans, which account for 50% of the loans in America today, it is a could time to consider USDA loans which DO NOT require money down  or private mortgage insurance.

I love  native Spring flora in the Brandywine Valley - more subtle than showy, they last longer than daffodils or crocus,
Spring starts with  Bloodroot (Sanguinaria canadensis),  Buds bloom into white, star-like flowers which open only on sunny days (so don't go looking for them along side a country road today).
The roots contain an orange-red sap, once used as an insect repellent, sore throat remedy, cough syrup and red dye.
Right now, the Marsh Marigolds are spreading alongside river banks and roads. They grow in clumps and spread like a carpet of green and gold.

The answer, generally, is later in the month if you are getting a mortgage. The lender begins charging you interest from the day they release funds to you. So, the later in the month, the fewer the days. that can be a good thing!
This is why title companies and real estate attorneys are often so busy at the end of the month.
Other questions I get, include; What is a closing date in a real estate purchase?

Like the often quoted Biblical phrase, "and the lion shall like down with the lamp," my ferocious Papillon Indie a.k.a. Indiana Jones or Bones,  appears to rest peacefully next to my Siamese cat "Miss Chi."

I've learned that the quote is really misquoted. In the King James verion, it is the wolf that dwells with the lamb (which makes sense to me) .

Realtors talking to mortgage experts often hear the words "back end ratio," and "front-end ratio," which is critical to understand when determing how much house you can afford. Much is posted about credit scores, repairing them, what is needed to afford a loan, etc. but the DTI ratios don't seem to get nearly as much attention .
Credit scores actually don't consider income. They indicate how likely  you are to continue to make payments based on your current level  of debt and history of past payments.

Delaware Gov. Jack Markell, Sen. Tom Carper and other dignitaries for a ribbon-cutting ceremony at the newly renovated Queen Theater in Wilmington, De. After standing vacant for 50 years, the former movie house is now a music venue called World Cafe Live at the Queen.
It has 50,000 square feet of space and includes restaurants, lounges, two live music venues, banquet facilities and studio space for regional public radio station WXPN.
