pennsylvania: Downingtown school district approves preliminary budget - Janice Roosevelt, Keller Williams Real Estate, PA & DE - - 05/15/11 09:52 AM
The Downingtown Area School District's preliminary budget, which includes a 2.35 percent tax increase, has been approved. The budget, originally proposed with a 2.5 percent tax increase, states that all salary increases will be eliminated, with the exception of a 4.25 percent increase for the teamsters union employees, which was previously agreed upon in their contracts. The budget also proposes participation fees, in response to parents' and students' comments during April's board meeting. The budget also proposes $75 parking fees for high school students who drive themselves to school.

Ok, I am prejudice, I LOVE Kennett Square, PA. Always have, even when I used to drive through it on my way to perform on the Three Little Bakers Dinner Theater - a lifetime ago! There's simply something so enjoyable about walking the streets, getting a Michocana ice cream, stopping in the Library or checking out the latest fashions in the myriad stores.

 Delaware County's largest township , Upper Darby, has announced a fee increase for rental landlords and the outrage can be heard loud and clear.
 More than a dozen landowners who have rental units incame to the Upper Darby Council meeting last week to express their dissatisfaction at the Jan. 19, council  meeting where  Ordinance 2992, calling for changes to the township real property maintenance code, was approved.

While researching information for a buyer looking to purchase in Pensnylvania's Kennett Conslolidated School District, I ran some specific numbers to document when most realters understand intuitively. the statistics aso underscore the common perception that the longer a house sits on the market, the less the purchase price.
For single family homes, if the house is on the market more than 100 days, it will net 2% less.

Hopefully the majority of electricity users in the PECO area, in and around Philadelphia are up to speed on deregulation of pricing. If you don't make a choice, then by default you will be paying one of the higest rates. PECO will continue to read your meter and take care of outages whoever you select, but each one of the companies listed below will have a different price per kilowat hour. it still amazes me how little information is out there about the need for Pennsylvanians to pick an electricity provider. The default- staying fully with PECO  means you will be paying a lot more than you need to.
In other words, you snooze you lose.
There are some 20 providesr who have entered into this competitive race for electricity dollars and some are better than others. Some of the companies may not even be in business after a year if you look at Texas, a state that went through electricity deregulation about 6 years ago.

Deregulation has changed utility companies like PECO from a company that makes electricity and delivers it to customers, to a company that now purchases electricity from electric generators and delivers it to customers through our neighborhood poles and wires.
For the last 10 years, electricity prices have been capped to protect customers economically through a time when deregulation changed the utility business. During this period, prices remained set, regardless of what prices were doing in the marketplace.

All you have to do is look at the Lazaridis family, who happen to be longtime clients, and a smile comes over your face. Pete, Camille and Parris are living the American Dream and working hard. Pete, who hails from a Philadelphia pizza-making lineage adds some Greek touches (can't wait to bring my boys in for the gyros) to Oxford's new pizza (and more) place.

The shifting market has been slow ti impact Philadelphia and the sourrounding counties, but shift continues. In Montgomery County foreclosures continued to rise, reports the Suburban West Realtors Assoicaiton this week.
The total of mortgage foreclosures in 2009 was 2,498. In 2006, there were only 1,344 foreclosures. Currently, 1,893 foreclosures have been filed with the Prothonotary’s Office and the county is projected to reach 2,632 foreclosures by the end of the year.
Filing fees related to the foreclosures is expected to generate $660,632 in revenue. With the rise in home foreclosures, fraud has also been increasing. Homeowners in default are warned … (4 comments)

Some good news on the legislative front. The PA Senate passed a bill to prohibit future private transfer fees. It now moves to the House of Representatives for their consideraiton in November, and hopefully prohibition.
The bill, introduced by Sen. Wayne Fontana (D-42), a REALTOR®, would prohibit all future private transfer fees (PTFs) in Pennsylvania and create strict reporting and disclosure requirements for the administrators of the private transfer fees that already exist.
