philadelphia: The art of listening - Janice Roosevelt, Keller Williams Real Estate, PA & DE - 10/29/10 01:40 AM
Among my morning readings a theme has emerged surrounding  listening and thinking.  Where is the focus at any given time in a conversation? In thinking - perhaps about how to get your point across, further  the sale,  or move on to the next customer or client or activity. The same is true in personal relationships - conversations with family or friends.
As the "shifted market" makes its imprint on my real estate selling  area - around Philadelphia  and northern Delaware, what I hear from clients has changed.  It has become more complicated on the surface, but at the bottom is uncertainty … (15 comments)

philadelphia: What is the difference between a short sale and a foreclosure? Janice Roosevelt, Delaware and Pennsylvania - 10/20/10 04:29 AM
Unless you are facing the potential of defaulting on your mortgage and facing foreclosure, the terms short sale, foreclosure and deficiency judgment may simply be terms you are hearing more and more from the media.
If you live in the Philadelphia region or in and around Wilmington, Delaware, then you may be hearing these terms more frequently as the number of home owners defaulting on their mortgage has been increasing the last six months.
What is the difference between a short sale and a forelcosure?
A foreclosure is when a homeowner defaults on their mortgage and the bank sues to take … (2 comments)

philadelphia: Cleopatra premier exhibition a hit in Philadelphia! Janice Roosevelt, Keller Williams, PA & DE - 07/27/10 04:22 AM
Summer is the perfect time to enjoy the wealth of cultural treasures in Philadelphia. Cleopatra: The Search for the Last Queen of Egypt at the Franklin Institute is definitely worth the time and money; it's almost like a trip to Disney, but better.
Dispelled is the nearly comic book cariacture of the femme fatale that often pervades contemporary viewpots. Revealed is a brilliant, intelligent woman, commander, and yes, captivator. And, I admit it! I loved her taste in jewlery.  She spared no expense in entertaining, but, heck, it was just part of everyday life and religious practices.

philadelphia: Buyers who want to bike to work - Janice Roosevelt, Keller Williams, PA & DE - 02/25/10 05:31 AM
Working with a client looking to be close to the bike path along the Schuylkill River is really fun! Even in the snow - there are so many great Philadelphia neighborhoods, and its a different twist to be looking for accessibilty  for someone who intends to bike to work in all kinds of weather. It warms that "ecobroker" designation I worked for.
It was equally  impressive  when Prudential realtor Jason Katz sent me several links, when I emailed about different aspects of the  Manayunk house and lot , and biking in.
Here's bit more for Philly biking fans or go to

philadelphia: Philadelphia Surburbia Home Sales Soar in November 2009 - Janice Roosevelt, Keller Williams, PA & DE - 12/23/09 06:12 AM
The trend for home sales locally followed the nation's lead, according to an article in the PHILADELPHIA INQUIRER. Home sales had their strongest performance of 2009 in November. The reason? The deadline on the 2009 First Time Homebuyer Tax Credit. Sales showed modest gains over a strong October 2009 and substantial gains from a year earlier (November 2008).
Nationally, sales were 44.1 percent higher than in November 2008, the National Association of Realtors reported yesterday, with 51 percent of the purchases attributable tofirst-time buyers.
In the Philadelphia suburban area, the comparison between November 2009 and 2008 was much more significant with Chester County … (5 comments)

philadelphia: Rajas: Musical Imagery of Courtly India - at Phila Museum of Art - open Labor, Janice Roosevelt, Ecobroker, ABR, ePRO - MATT FETICK REAL ESTATE TEAM, Keller Williams - PA & DE - 09/04/09 12:49 PM
One of our area's great treasures, the Philadelphia Museum of Art will be open Labor Day.
Here's one gem of a show you might have missed.

In India, music played a central role in the lives of rulers (rajas) and their retinues, as the visual arts reveal. Depictions of royal assemblies invariably include musicians, as do scenes of festivals and celebrations for birth or marriage. Images of battle show the drums and horns that rallied troops and announced the arrival of the raja's army. Music is also central to the worship, identities, and stories of supreme royalty-the Hindu gods. … (7 comments)

The Philadelia region multilist system TREND, whcih includes Delaware nad New Jersey, ran a great piece on line re short sales.  Thes tats are above.
According to the latest statistics released by the National Association of REALTORS® (NAR), short sales arer 15% of recent real estate transactions across the country. NAR estimated lenders completed 13,000 short sales nationally during the fourth quarter 2008, when more than two million homes were in foreclosure. In the Philadelphia metropolitan region, the percentage of short sales is  much lower than that. philadelphia: Need a great band for your spring event in the Brandywine Valley? Jellyoll - Janice Roosevelt, Ecobroker, ABR, ePRO - Matt Fetick Real Estate Team- Keller Williams - PA & DE - 04/05/09 12:59 AM
I first say Jellyroll at my nephews wedding at a farm in Lancaster. They are Philadelphia's leading horn party dance band,
Simply, Jellyroll is da bomb. Thye've been at it a long time.  They play  most sophisticated parties (since 1980) with a  blend of dance music fronted by Dondi, Tesa, Cheryl and Ronin, and driven by The Jellyroll Horns and the area's tightest rhythm section, Jellyroll has won over audiences from Madison Square Garden in New York City to the White House in Washington, D.C.
Jellyroll's style encompasses a mix of high energy and elegance with a repertoire including material from 1940's swing and classics to … (0 comments)

This weekend we trekked into Philly not just in search of the perfect cheesesteak (we stopped at Geno's and checked our Sarah Palin's photo with THE man) but to the Ritz to see SLUMDOG MILLIONAIRE. It was riveting, all 2 hours.
