 Buyers, not sellers, set market value and when you list above the comparables in your neighborhood - both sold and actives, it means your house will sit without traffic and an offer.  Price is 80% of marketing in today's market.

More than anything,  today's realtor is an interpreter of data. Like a doctor who uses lab tests, x-rays, MRIs, realtors have tools to help clients determine the best course of treatment - whether selling or buying.
One of the test results from this spring's season is that buyers want V-A-L-U-E. They have more homes from which to choose. They are no longer confident that  properties will appreciate. They want to make sure that a home's condition - from roof to HVAC to windows are the best they can get for their money.
