Home Gain's 2011 Home Sale Maximizer Survey offers inexpensive DIY projects to increase your home's resale value. Some 600 realtors were surveyed and here are a few projects that cost under $1000 that made the list
1. Declutter : including removing personal items, and "things" on countertops. Closets should be organized. ESTIMATED COST:  $290  ESTIMATED RETURN: $1,990

Many Realtors approach a listing appointment sharing their successes with the seller.
My experience shows its more effective to focus on the seller's wants and needs. When do the sellers  want to be out of their house?   Where are they moving next? Why?  What other situations are going on in their life that could help or hurt them get the highest price in the shortest amount of time?

Whether you are selling your house or not, more than likely you have at least one room in your house that you wish was bigger. Here are a few tips to create a more spacious feeling.
Color - use light colors, keeping the floor and ceiling light as well as the walls. If you are installing hardwood, think about a light oak . Keep with one color throughough, simply varying the shades among walls, furniture, accessories.
Lighting-  this is huge. Consider a solar tube or skylight. Recessed lights do wonders to open up a space .

Long ago and far away, I wrote a design column and and one of my favorite topics was emerging trends in color.
Typically the fashion world sets the stage, followed in a season or two by the furnishings world, then accessories. It still amazing me how many different letter holders, and chatchkas I find in black and white toile.
