There seems to be a consciousness on building codes recently. I myself have been a little more focused on codes of late. This is probably because I have inspected a fair number of newer homes and homes with additions recently. The one theme that recurs when speaking of building codes is that they are minimum standards, the absolute lowest allowable acceptable parameter. When you stop and think, does anyone really want something done to a minimum standard? The only minimal thing I like is a bikini, but I digress. Recently I was involved in some debate about home inspection methods, specifically concerning walking roofs. A point that came up during this discussion was where an inspector derives his methods and standards of home inspection. This is a diverse subject, but really there are only a few sources of standards in the home inspection profession. The American Society of Home Inspectors (ASHI) authored the first set of home inspection standards of practice and an accompanying code of ethics about thirty years ago. Home inspection standards of practice and code of ethics are becoming as plentiful as home inspectors themselves. It never ceases to amaze me how home inspection companies will advertise they follow a laundry list of organizations SoP and CoE such ASHI (a first rate favorite). How many of these can one company follow? Do you on Mondays inspection use the NACHI standards and Tuesday the State SoP? What happens if there is a difference in the standards in say the heating system. Which standard do you use? The bottom line is the inspector should follow one SoP and CoE. If the State has a set
