Natomas rentals benefit from Spring sunshine - 03/25/10 05:29 PM
My rental inventory in Natomas, West Lake and Regency Park are all benefitting from the sunshine.  Communities along Interstate 5 exits such as Arena Blvd, Del Paso Road and Elkhorn are all finding improved rents as Spring is in the air.  West Lake communities off El Centro as well as Natomas Park communities near Natomas Blvd and Club Center have all seen rents increase approximately 5% since the beginning of 2010.  As always:  know your market and price the property properly.

Warmer weather reminder for landlords - 03/25/10 05:17 PM
Investors and land lords with vacancies take note:  the warm weather is feeding your lawns.  Vacants rent much quicker with well kept yards--I encourage having the yard mowed at least every 2 weeks while the home is vacant.  This will not only rent the property quicker but also keep the neighbors happy and NOT advertise to the criminal element that there are free appliances to be had!

Roseville rents improving with Spring's weather! - 03/25/10 05:11 PM
The dense communities along Cirby Way from Vernon and Riverside through Sunrise to Rocky Ridge and Old Auburn have seen a nice rental increase as the weather has improved.  Much of the rentals are nice and tucked away in desirable neighborhoods making them ideal for qualified tenants looking to relocate.  As always:  know your market and price the property properly for the best success.

Perfect weather for marketing pics! - 03/19/10 05:19 PM
I hope all agents and property managers are taking advantage of this incredible weather to take marketing pics of your inventory--I certainly am!  Many of the new accounts I picked up this winter have rainy or cloudy weather backgrounds--with this bright sunshine (especially in the morning) I am stopping by property on my way to work to update the older pics on file.  it only takes a moment and is well worth the time invested.  The fact that I manage property along the 80 corridor in West Sacramento, Natomas, Antelope and Roseville makes it easy to accomplish with a little planning.

Sacramento County Rental Inspection Certification Program - 03/06/10 05:04 PM
Sacramento County is now requiring property managers to pay a fee for a course to become certified residential property inspectors.  Property owners are exempt from the certification requirement.  Agents for owners must be incredibly thorough in their inspection notes and maintain the inspection paperwork for 3+ years as proof the proper inspections were done.  Homepointe Property Management has always performed thorough inspections with digital pictures before and after every resident moves into or out of a property we manage.  The difference is the depth of the County requirement, the mandated record keeping, the random audits and of course the County fee.  Fortunately … (1 comments)
