A friendly reminder to keep adjusting those sprinkler timers and check the pool levels as our community continues to see lots of rain accumulation.  Especially those communities that have metered water--running those sprinklers and filling those pools is an unnecessary expense.  Good managers are watching out for these weather related issues and more as they show their vacant properties.  Yes!  We do more than collect the rent!

A tenant's need to break a lease is something that needs to be handled properly.  The lease agreement must list the protocol for such a circumstance.  The owner and tenant must understand the process from start to finish.  Leases are broken for a variety of reasons:  job relocations are popular, divorces, injuries and constructive evictions are others.  More recently I am seeing leases be broken by tenants who have found their dream home which they desire to purchase.  Having a detailed exit strategy is crucial for any contract--especially a lease agreement.

The prospective applicant is crucial for property management companies to exist.  Professional marketing and equally professional application processing is critical as well.  Applicants need to have access to the written rental guidelines for the property they want to rent.  The guidelines need to be in writing and clearly listed on the rental agreement.  Online ads and voicemail marketing all need to be in sync to avoid confusion or a Fair Housing complaint.  Homepointe requires an approved application be on file for tenants to view occupied property.  This way the current tenants know the people we are walking through their homes have had … (2 comments)

Evictions and 3 day notices to pay rent or quit - 05/07/10 12:27 PM
Evictions are an unfortunate aspect of our industry.  When delinquent rent triggers the need to evict the landlord and property manager need to know how much rent they can list on the 3 day notice posting.  More specifically, how many months of delinquent rent they can request be paid.  I recently picked up a troubled new account--the owner had allowed the tenant to get 12 months late on rent due.  TWELVE MONTHS!!!  With rent of $1700.00 monthly the tenant owed $20,400.00 to the owner.  Late fees are moot here.  Unfortunately, the requirement of a 3 day notice is that only 11 months of rent are collectable.  So … (6 comments)
