My friend, Sharon Tara, is a world class home stager.  Although we've all seen these pictures floating around the internet and had a chuckle at them, it's Sharon's comment at the end that puts it into focus for all of you sellers out there:
POTENTIAL BUYERS see what you show them, and 90% of them are incapable of imagining your house any other way.  It's up to you what buyers see!
As a seller, don't make the mistake of under estimating the power you have to make your home more competitive in this poor market by polishing it up and staging it properly!

A quick peek in the coeur d'Alene MLS for homes for sale as short sales turned up a list of several hundred.  Three hundred fifty seven, to be exact.  They range in price from a high of $4,500,000 to a low of $19,995 for a building lot in Wardner. There are seven priced over a million dollars, proving that short sale distress is an equal opportunity condition.

It may be a buyers market out there, but here's one little house that you can't buy at ANY price!
Volunteers from Specialized Needs Recreation have been working for months to build a whimsical playhouse to raise funds for their organization.  $20 tickets for the 6-foot by 7-foot cedar playhouse will be sold through October 1.  Second prize is $300 and third prize is $200.
The little house resembles a hobbit house, Scandinavian style.  The volunteers wanted it to look twisted as if it had 100 years of snow load on it.  There's nothing square about it except the floor! … (4 comments)

Although inventory remains high and buyers are few and far between, there have been 21 closed sales of waterfront homes between January 1 and August 20, 2010 on Coeur d'Alene Lake, Hayden Lake and the Spokane River.  That more than doubles the number from last year at this time! These statistics reflect only the closed transactions reported through the Coeur d'Alene Multiple Listing Service.

River Run is a gated commmunity in Post Falls, Idaho.  It is located south of First Street and directly east of Templins.  The community features a heated swimming pool with beautiful views overlooking the Spokane River.  There is also a private, sandy beach for the enjoyment of River Run residents.
A look at the MLS shows slow activity in River Run for 2010.

One of the most challenging things for me right now is managing emotions of buyers who are waiting for response to their short sale offer.
I have had wonderful successes for my buyers, and am a hands on short sale negotiator for my seller clients.  I understand the process, which has been aptly defined as CRAZY MAKING by one current client.  I am an experienced short sale Realtor, trained, certified.  Forewarning and explaining what to expect is something I do right up front.

I can't say I was surprised to read the news reports that Marshall Chesrown has signed over the assets of The Club at Black Rock to Washington Trust Bank.  The Spokane bank is reported to have had $12,000,000 in outstanding loans to Chesrown's LLC.  The assets of The Club at Black Rock, namely the golf course and clubhouse, are reportedly to be valued well over that amount.

Idaho ranks #10 on list of states with the highest closing costs for homebuyers - 08/17/10 03:47 PM
An interesting survey has been published by Bankrate.com that shows the average closing costs for each state, based on a $200,000 mortgage with 20% down and good credit.  One of the first things I noticed when I moved my real estate business from Colorado to Idaho in 2008 was that closing costs were noticeably higher here.
The average of all states was $3,741 this year, a 36.6 percent increase over last year's average of $2,739.  Fees charged directly by lenders went up 22.8 percent, while fees charged by third parties, for things such as appraisals and title insurance, rose 47.2 percent.  … (2 comments)

While taking a much deserved long weekend road trip to Seattle for some R&R, I had a rare opportunity of leisure time to read through a stack of newspapers. 
This headline caught my eye: Can You Teach a Bad Dog New Tricks?
BAD dog?  What do they mean?  Isn't it OLD dog? Don't they mean to be saying "Can you teach an OLD dog new tricks?"  I jokingly refer to myself as an old dog learning new tricks, especially when it comes to SEO, social media and all things technological.  Woof woof!

Seriously??? Interest rates in the 2% range? SERIOUSLY! - 08/09/10 08:40 AM
I got an email update from my friends at Wells Fargo.  It got my attention FAST!  Following a week that saw the average interest rate for 15 year mortgages fall to a historical lows in the 3% range, Wells Fargo has announced a "special" on interest rates through September 7th! 
All of these interest rates are phenomenal, but seriously, did you ever think you would see the day that you could get a mortgage in the 2% range?
