Fom my first conversation with Mark Booth, a Loss Mitigatin Rep at GMAC ResCap, I liked him and I liked working with him.  Today, my complicated, crisis riddled, investment property short sale transaction closed.  I took an opportunity to send him the following message of appreciation. 
(And, by the way, never underestimate the power of expressing your appreciation!)
My wish for all of us working short sales in the coming year is that they all be as free of the mind blowing, crazy-making frustration that this one was....

Speechless Sunday - Snowy Splendor on Coeur d'Alene Lake in North Idaho - 12/26/10 08:27 AM
The week before Christmas I was coming back from visiting with some clients.  This snowy scene of the Coeur d'Alene Resort Golf Course floating green unfolded before me.  I continue to marvel that I live here, where my daily travels take me through spectacular, picture post card scenery!

Past 39 Yrs of Mortgage Interst Rates - Remember 18.45%? Compare to 4%! - 12/20/10 03:48 PM
Yes, I remember!  These are some pretty eye-opening stats compiledby my friend Pam Jank.  Interest rates are ticking up again, and I doubt we will ever see rates this low again in my lifetime.  If you are still on the fence wondering if this is a good time to buy a house, what are you waiting for?  For those of you waiting for property values to hit bottom, every uptick in the interest rates offsets a significant possible reduction in purchase price.

I've written before about how so many closings these days aren't necessarily happy occasions, but today's closing was pure joy on several levels. 
Back in October, while searching for the perfect home for Harland and Dianne, I received a MLS email about a home that had just had a huge price reduction.  I opened the email and realized it was EXACTLY what Harland and Dianne were looking for.  But even after a $50K reduction, it was $50K more than the top of their price range.  With nothing to lose, I … (7 comments)

Interest rates creep up for the third week in a row... - 12/05/10 11:53 PM

According to Freddie Mac and its Primary Mortgage Market Survey, both fixed- and shorter-term mortgage rates rose this week  for the third straight week.
What is so incredible to me is that we can have three straight weeks of rising rates and still be so phenominally LOW!
30-year fixed-rate mortgages averaged 4.46 percent with an average 0.8 point for the week ending December 2, 2010, up from last week when it averaged 4.40 percent.  We are still lower than last year's amazing lows which at this time averaged 4.71 percent.
