I got off track many months ago in putting up a Thankful Thursday post each week.  Not that I haven't had plenty to be thankful for.  Today as I start my Thursday, I am feeling particularly grateful.

A Broker Price Opinion is an opinion of property value.  Several years ago, when I returned to north Idaho, I began doing BPO's as a way to bring in a little income while I reestablished my real estate business.

We've all seen them.  The bad MLS pictures with the photographer's reflection in the bathroom mirror, or worse.  Sometimes I am amazed at the poor photos that are used, and baffled as to why.  I have actually kept a file full of zingers that I have come across in property searches that defy all reason.

As much fun as I had yesterday showing waterfront homes for sale on Coeur d'Alene Lake, I doubled my fun today with two listing consultations on spectacular secondary waterfront homes.  The weather was much like yesterday, although I think today I saw a little bit more blue sky.  I also saw rain, snow and hail.  Spring, come ON!

This afternoon I had an opportunity to show waterfront property to a prospective buyer in search of a good investment for summer family fun, along with future retirement possibilities. 
I don't think there is a more enjoyable part of my job than showing waterfront homes for sale!

It was An Excellent Day for several reasons, but the one that brings me to blogging about it was the realization of a goal I had held for two years. 
Late in 2008 I relocated back to my hometown of Coeur d'Alene, Idaho.  Rick and I moved away in 1981, and had spend the past 27 years raising our family far from here.  It was a good move back for us, but difficult on several levels.  It's hard to leave established friendships and relationships, both personal and professional.

I recently prepared a Comparable Market Analysis for waterfront homes for sale on Avondale Lake, just 5 minutes north of Coeur d'Alene in Hayden, Idaho.  It was pretty short and sweet - only three Avondale Lake homes have sold in the past year, and only one Avondale Lake waterfront home is currently listed for sale.

Moose Monday in Beautiful Coeur d'Alene, Idaho - 03/14/11 11:25 PM
I was looking through some photos that were recently emailed to me by a new client of mine.  We are getting ready to list her house later this week and she thought I might be able to use some of her photos in my marketing. 
This one caught my eye.  I did a double take, and yes, that is a little moose taking a cat nap on the snow covered driveway!  Wildlife is abundant here in beautiful northern Idaho, but this is just not something you see everyday!

I spent a couple hours today photographing a home I am in the process of listing.  It is a large and beautiful home, and as I went from room to room, I had some 4-legged company.  Buster kept an eye on me.  He was a calm and quiet sweetheart and made me smile when I would turn around and find him pretending not to watch me. 
One of these days I will have time to get back to some serious real estate blogging, but in the mean time, meet my new friend, Buster!

I got to my office bright and early, in a bit of a mental slump.  Yesterday was a challenging day on a couple of levels. 
This morning I didn't exactly have a spring in my step.  I had barely settled in at my desk, uncharacteristically wallowing a bit, when an associate of mine popped into my office.  She's relatively new, and I haven't had a chance to get to know her well.  She proceeded to present me with a beautiful arrangement of fresh flowers.  She said she knew my birthday was coming up and wanted to thank me for all I do and share … (12 comments)

No gentle lamb weather here this year, March 2011 came in like a LION!
