Today, my awesome first time homebuyers Henry-Scott and Sherry closed on their first home.
Their saga began on February 18 when they submitted an offer to purchase a home they loved, which was a short sale. They loved the golf course neighborhood, and they loved the home on the golf course. Then came the delays, and the seller's bankruptcy. I explained to them that it would be long and drawn out, but if that was the house they wanted, they could have it. It would take the patience of Job, but I would make it happen … (4 comments)

Short sale GOOD NEWS in Coeur d'Alene today! For the second day in a row I started out the day with a loooooooooooooooooong awaited short sale approval! Today's good news came in a phone call from the listing agent on my drive into work.
I LOVE having an opportunity to share some good news. It's a long story and 4.5 months of emotional torture, but in the end we have what we were working towards! My buyers are getting the home they LOVE(after looking at so many houses I can't even begin to count them all) and for an AMAZING value.

I can think of no better way to start the week than to log onto my computer and see an Approval Letter sitting in my inbox! Someday, when the dust has settled, I will go into detail. But for now, suffice it to say that my seller has been in a living hell. The buyers are running out of time to wait. The approval was declined by the mortgage insurer since June 7th. About a month ago I posted a Members Only vent of sorts entitled I am Flabbergasted, astonished and in stunned disbelief at what my short sale buyer did! Driven to her wit's end by the lack of response or communication from the listing agent, she tracked down the negotiator on her own and had a nice long talk with him! No, she isn't authorized...

Janna Scharf, GRI, CSP, CLHMS Good things come to those that wait... I have read a few posts lately from agents that are tired of hearing so many whines and vents about short sales. I have been guilty of doing a wee bit of venting here recently. Always in good taste, I think. Certainly no use of the dreaded 4 letter F word. (Fork?) Although, now I see that it just might have landed me one of those fun gold stars, especially if I had put it in my title!

In an amazing feat of determination born of extreme frustration bordering on hysteria, my sweet little high-maintenance first-time homebuyer has accomplished something that can't be done.
It's impossible. I laughed when she asked me if SHE could call the negotiator and find out what was taking so long.

Back in April, I received an offer on a short sale listing for $185,000. By mid-May we had a counter from Wells Fargo at $215,000 with the message that unless we had an offer for that amount they would close the file. (Dreaded words! The translation: We will pull you out of the line in which you have been waiting so long for a response. We will drop your file into the deep abyss to languish until you turn in another offer. Only then will we pull you out of the abyss and let you in at the back of the line to wait your turn, again.) I … (7 comments)
