Arbor Greene Last phase

Palmyra, Pa premier community Arbor Greene's last phase is being developed. The bridge is going in today that connects existing phases to the LAST and FINAL phase. The community continues to flourish with growth as 4 NEW homes were SOLD in Month of June along! In the final phase seems to have great anticipation and will have some large home sites along with some with walk out basements. It has been exciting for me to watch the community grow over the last 5 ½ yrs.

Construction is well underway! It appears that things are really taking shape on the New Palmyra school. As you can see in the picture parts of the school is already being built even as they continue to prepare the land for parking lot and fields. The New school is adjecent to the ever popular communities of Arbor Greene and Wheatstone. I believe that having this New school in place will help add value even more so to the homes that are close to the school. I am sure the neighbors will be glad that the noise is done once school is completed. I don't think the Palmyra schools could have chosen a better place for the new school.

The Centrally Located community of Arbor Greene continues to grow. In 2009 Berks Homes SOLD in the community Arbor Greene community 30 homes with Josh Shope as their sales agent. This community continued growth makes it one of the fastest growing communities in Central, Pa. Most of the construction currently is going on in the 4^th phase which has larger home sites with walk-out basements.

As you can see from the pictures below the developer has become the development of the 5^th and final phase of the community. Main street bailout has come!!!

As agents and consumers it looks like the bailout has come to "Main street". What I mean is the super low historic interest rates. By the fed. buying some of mortgage back securities right before Thanksgiving we saw interest begin to fall. It almost seemed that they were falling faster then gas prices. When this took place we saw the rate almost drop an entire percentage point. So for someone with an average loan in Palmyra, Pa which is about $200,000 their new saving if they refinanced or decided to buy a home with new great rates would be a saving of about $100. Wow!! In a year think of all the savings that would mean for you and your family. Then on top of that the fed. cut interest rate to historic low as well. This normally takes several days until we feel the affect of that on mortgages, but was not the case we saw it push interest rates under 5%. We have seen record low interest rates!!!

We have seen thousands of people take advantage of this at historic highs levels by refinancing. What will this mean??

Time truly will only tell, but with gas prices falling cutting my gas bill in half and people refinancing at record highs cutting their mortgage payment quite sizably. Where will all this money now being "saved" go? It will take some time to get the locomotive moving again, but I believe that we will see a spur in the market place again as the money not being spent on fuel and mortgage will be spent elsewhere.

Yes this not a hand out of government just printing money like it truly does grow on trees, but is a hand up for all of us! It truly is the best way to do a bailout. Incentive the consumers that can to take action. It helps push back the fears. In the show "Fear Factor" they would eat or do some pretty crazy things at times. Why would they do this?? I don't believe that it was because it was "fun", but rather the incentive on the other side the money was worth pushing through any fear.

That is what we need to do as agents & consumers a like look past any of the fears of the market place and push ahead because the incentive is well worth it!! My BAILOUT has come!! I just need to go get it!!

Palmyra still working out the stinky!

Palmyra Borough and North Londonderry are still working on the NEW sewer plans.

The borough's 50-year-old plant needs $12 million in upgrades to meet Chesapeake Bay Protection Act regulations. North Londonderry Township buys about 42 percent of the capacity from the borough's plant.

But the township needs more sewer capacity and plans to build a plant south of Route 422 and east of Killinger Creek. When that plant is completed in 2012, the borough will shut down its plant and buy 43 percent of the capacity of the new plant from the township.

This has been a several year process just getting back to this point and looks like another couple years until completed!

It is great to see the development with the NEW REDNER'S store coming to the town of Palmyra. The new store will be approximately 8,ooo sq. ft. larger than the current location offering many new upgrades. Redner's will now be able to increase the amount of products and services they are not able to offer presently. Such a sweeping change to this location I feel is long overdue and I feel welcome that Redner's has decided to make this move. This is I believe great news for the communities right here in Palmyra with close proximity of this Redner's to Springbrook Farms, Wheatstone, and the fast growing community of Arbor Greene.
