Biting the Inspection Bully - Prep Your Buyers From Step One - 08/24/10 02:44 PM
Via Danielle "Dee" Baldwin (Infinity Group Realty): I know that inspections can be confusing for a buyer. It's hard to look at a 30 page report of blemishes and not be overwhelmed. It is even harder when a contract is written on a home being sold 'as is'. I try to help my buyers avoid this confusion by sharing the following three points during our very first meeting. 1) An inspection is really a 'honey-do list' from your new home to you. It is all of those little pesky things that should be fixed, straightened or revamped. It is NOT the list

Is Your Home Overdressed? Maybe it needs a "Make Under" - 08/24/10 02:43 PM
Via Tessa Skeens - Hampton Redesign (Hampton ReDesign, Home Staging and Redesign in Fort Worth TX): Happened to be home when Oprah was on this afternoon. The topic was Makeunders. Women who needed less not more. But this also applies to homes. Nate Berkus did a room Makeunder and it inspired me!Every home that goes on sale needs a makeunder. The less of you, the quicker your home will sell. The bigger and more spacious your home looks the higher it's perceived value. This means it's really important to edit your stuff so what's really important greets you (and your buyers)

Via John Mulkey, Housing Guru (TheHousingGuru.com): We’ve all heard the news reports about the potential for a double-dip in housing, and perhaps, the overall economy. Unemployment seems out of control; debt levels are becoming unmanageable; and many are wondering what the future holds for the housing market. Where home prices going and what is the potential for prices to recover to the levels of 2005/2006? There are lots of opinions, but here are some points to consider: ● The recent meeting to discuss the future of housing, including the GSEs Fannie and Freddie, while generating lots of news, was not

Casa de Oro is considered the gateway to Mt. Helix, Ca The neighborhood of Casa de Oro is considered the gateway to Mt. Helix and is part of the unincorporated portion of the County of San Diego. The Mt. Helix/Casa de Oro Area generally consists of commercial and high-density residential core along Campo Road and low-density high-income housing to the north up the slopes of Mt. Helix. To the east, the area gradually becomes more rural and agricultural in the vicinity of Jamacha Road. This community appears to be in a healthy state, and the main threat of change comes from pressures for higher-density

Self-Managing Property? Here's Some Advice! - 08/09/10 06:33 PM
Via DEBORAH STONE (Hogue and Belong Bankers Hill- San Diego, CA): Managing one property can be daunting. As a matter of fact managing 10 properties is almost easier than managing one. You may be asking why? In my "niche" management business of SFR's and Townhomes, I have "systems" in place. I use a software called Quicken Property Management which was created for small to mid-sized operations. One of the features of this product is a report which at a glance lets me know the deposits, cash flow and itemized repair expenses. With one property to manage, software is laborious and not usually

Who decides what price to sell a property? - 08/09/10 02:01 PM
Via Sun City Grand Real Estate Surprise AZ Leolinda Bowers, MBA, Associate Broker (Ken Meade Realty): Who decides what price to sell a property? A few months ago buyers that I represented wrote an offer on a property that was listed for several months and the list price was around $225,000. I prepared a list of comparable sold properties for the buyers and the buyers felt that most comparable properties at that time sold for $190,000. Since they were paying cash, the buyers decided to offer about 3% less than the comparable sold properties. The buyer's offer was rejected and the seller's agent presented a counter offer for $221,000. The buyers decided

5 Reasons Why You Should NOT Try to Sell Your Home By Yourself - 08/06/10 05:28 PM
Via Erica Ramus - Realty Executives / Pottsville PA Real Estate: Are you thinking of selling your Schuylkill County Home FSBO -- by yourself? Marketing a home in 2010 is NOT the same as marketing it 10 years ago. Even if you did this before, you have to do so much more than plant a sign on the yard and place a classified ad. 5. Advertising is more complicated. When is the last time you read the newspaper or searched the classifieds. Years ago you'd buy the paper to see what homes were for sale or rent. A single classified ad run
