Active inventory is counted one month in arrears but all the other numbers are current to date.
Overall days on market are up from last year by 35%. Visually it's hard to understand from that large spike in Feb of 2010 but the average DOM in 2010 were 26 and they are currently an average of 35. Buyers are moving very quickly on well priced properties in the condition they want but for anything that is priced where the market won't bear it, there will be a longer marketing time.

How's The Monthly Market? Inventory is down 6% from the same time last year Contracts are way down 60% from the same time last year Days on market are down 8% from the same time last year The percentage of asking price sellers are receiving is up 4% Total homes sold is up 19% Median price is up 7% from the same time last year. The absorption rate, measured often as months of inventory is down to 2 months (this is active inventory divided by sold). Rates have crept up to the upper 4's which is still very low but on (0 comments)
Bethesda Homes for Sale? I was trying to figure out why this one listing was not showing up on my Diverse Solutions IDX and their support asked if the seller had allowed Internet publication. I was shocked to find that in fact this listing in Bethesda, in a prime neighborhood that is sought after, had chosen to be INVISIBLE on the Internet to buyers. DNP stands for Do Not Publish Do not publish. Or in other words do not sell! Since sellers have to sign off on the listing and presumably go look for their listings on the Internet, I'm assuming (4 comments)

I met some great folks over the weekend who've been reading my website for a while and have seen me around the Internet. Pretty cool. They are looking at one Bethesda neighborhood in particular so when a very low priced house came up they really knew to jump on it. But on a busy street, not quite in the neighborhood proper... Enough objections that price is still not quite good enough to just dive in. There is one other house that has been on the market for 90 days or so and I suggested we go see it, so they can (0 comments)

Glen Echo Heights Market Report - October 2010 How's The Market? Glen Echo Heights, Bethesda Real Estate: If we look at the data for Glen Echo Heights real estate on a yearly basis, so many of the signs are good right now: days on market are down, list to sale ratio (what sellers get of their asking price) is up and median price is up when we compare to how last year ended. On a month to month comparison all those arrows pointing downward don't look so great! Unless those numbers become a persistent trend though, it's better to look (0 comments)
