Year to Date - 1st Quarter
Active inventory is counted one month in arrears but all the other numbers are current to date.
Overall days on market are up from last year by 35%. Visually it's hard to understand from that large spike in Feb of 2010 but the average DOM in 2010 were 26 and they are currently an average of 35. Buyers are moving very quickly on well priced properties in the condition they want but for anything that is priced where the market won't bear it, there will be a longer marketing time.

I met some great folks over the weekend who've been reading my website for a while and have seen me around the Internet. Pretty cool.
They are looking at one Bethesda neighborhood in particular so when a very low priced house came up they really knew to jump on it. But on a busy street, not quite in the neighborhood proper... Enough objections that price is still not quite good enough to just dive in.

Some days I feel like banging my head against the wall.
I heard a friend say recently that she didn't understand why her neighbor's house had not sold. After all, they went with the Realtor who gave them the highest price. Said just like that. Never once crossed her mind how inconsistent with success that was and she had no understanding whatsoever that her neighbor was likely "bought" with a too high price that the agent knew he couldn't bring in.

MC7270785 I have been previewing a lot of Bethesda homes for sale this week. This house had gone under contract quickly when it first came on but the buyer backed out due to a slightly elevated radon reading. The sellers agreed to remediate and it should have been a no brainer! There is radon in our entire area and to think that you could find a home anywhere that didn't have radon currently or have the potential to have radon is really unrealistic.
