Live Oak Reserve is a large planned unit development located within the City of Oviedo, approximately 15 mile northeast of Downtown Orlando. The neighborhood has become one of the most sought after communities in Seminole County with "A" rated schools, several parks, bike trails, aquatic center with a 5,000 sq foot club house and sports park located in the center of the community.

There have been 7 homes sold in Live Oak Reserve in the 3rd quarter of 2010. They sold for prices ranging from $295,000 to $400,000 with an average of $334,400 and ranged in size from 2356 square feet to 4163 square feet. They took an average of 27 days before they sold.

There are presently 6 homes that are pending closing in Live Oak Reserve. They range in size from 2068 square feet to 3523 and the asking prices range from $180,000 to $370,000. They were on the market for 40 days before they went into contract. Remember the days to close will go up since they have not closed yet and we don’t know the actual closing prices until they close.

There are a total of 15 homes on the market. They range in size from 2256 square feet to 3938 square feet with asking prices ranging from $259,900 to $561,000. Considering the amount of homes sold in Live Oak Reserve in the 3rd quarter of 2010, the absorbsion rate, (the amount of time it will take to sell all of the homes in a specific area assuming that no other houses are listed in that area) will be 7 months. This is a bit lower than the average of the rest of the Orlando real estate market.
