      <title>Surprising Millburn NJ Real Estate Statistics</title>
      <description>&lt;p&gt;I have been doing yet another of my real estate reports for local Northern New Jersey towns.&amp;nbsp; I normally look at towns along the Midtown Direct Train line of New Jersey transit, otherwise known as the Morristown line.&lt;/p&gt;
&lt;p&gt;This time I was taking a look at the&amp;nbsp;&lt;a href=&quot;http://www.jboyerhomes.com/nj-real-estate-blog/?p=46&quot; title=&quot;millburn nj luxury real estate&quot;&gt;Millburn NJ Luxury Real Estate&lt;/a&gt; market.&amp;nbsp; I posted lots of great statistics about the last 2 years as a comparison over at the &lt;a href=&quot;http://www.jboyerhomes.com/nj-real-estate-blog/&quot; title=&quot;nj real estate&quot;&gt;NJ Real Estate Blog&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;What I was able to come up with is that there are a number of home owners who are holding out for higher prices in Millburn New Jersey.&amp;nbsp; That is not surprising but the numbers seem higher in Millburn than in other local towns.&amp;nbsp; In my mind this sets Millburn up for a possible round of capitulation, meaning that if the spring market of 2009 is not better than the spring and summer market of 2008, or should I say, if the financial crisis which we went though in September and is still going on causes lots of these people in Millburn to loose jobs ...&amp;nbsp; then we likely would see a number of these hold outs give up as neighbors discount their homes in order to get them to sell.&lt;/p&gt;
&lt;p&gt;You see, if you want 2 million for your home, and the average price in your neighborhood for a similar house to yours is 1.8 million it is highly unlikely you will convince a buyer to pay 2 million for yours.&amp;nbsp; Even if you could, and appraiser is going to come along and tell the mortgage bank well it is only worth 1.8 million and that will be all the Mortage company will be willing to lend on.&amp;nbsp; So your choice will be to reduce to the 1.8 million or loose your buyer.&lt;/p&gt;
&lt;p&gt;So your holding out for 2 million in Millburn NJ and the average price has been 1.8 million, but now the spring market comes along and some of your neighbors decide they have to get their homes sold, so they reduce their prices, that hypothetically pushes the price down to 1.7 million with the appearance that prices could go lower.&amp;nbsp; What do you do, wait for higher prices which might be 5 years away, or cut your losses?&lt;/p&gt;</description>

      <title>Buyers Market, Not for a Morristown Foreclosure</title>
      <description>&lt;p&gt;Well, I thought it was&amp;nbsp;a buyers market.&amp;nbsp; That's what everyone keeps screaming.&amp;nbsp; Well to tell you the truth I have been having a fairly good year this year.&amp;nbsp; That was up until we hit the financial crisis then the $hit hit the fan, deals fell apart, buyers backed away yada yada yada.&lt;/p&gt;
&lt;p&gt;I have to say though that there are some really great deals out there.&amp;nbsp; A few weeks ago I found one of them in fact.&amp;nbsp; It was a home over on Western Ave here in Morristown New Jersey.&amp;nbsp; This home was a &lt;a href=&quot;http://www.jboyerhomes.com/nj-real-estate-blog/?p=33&quot; title=&quot;morristown foreclosure&quot; target=&quot;_self&quot;&gt;Morristown Foreclosure&lt;/a&gt;&amp;nbsp;and the deal looked good.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I put my offer together and the responce was we already have offers.&amp;nbsp; Come back with your highest and best.&amp;nbsp; Highest and best, well I have not heard that since I had to tell REALTORS that on a house I sold in May over in West Orange.&amp;nbsp; Since we have been in the credit crunch I did not think I would be hearing that statment, but there it was.&amp;nbsp; I raised my offer to 15K over asking price and still did not get the house.&amp;nbsp; Go figure.&lt;/p&gt;

&lt;p&gt;What are these bone heads thinking?&amp;nbsp; I think it is time for NAR to revoke move.com's lease on the REALTOR.com domain name.&amp;nbsp; After all, isn't Realtor.com supposed to be for the benefit of the REALTOR's who support it, feed it with all their home listings, and generally take it in the neck&amp;nbsp;for it??&lt;/p&gt;

      <title>Sarasota Board of REALTORS Out For Blood</title>
      <description>&lt;p&gt;You may or may not have read about this already, but one of our fellow REALTORS, Mark Rasmussen is under attack by his own board of REALTORS, The Sarasota Board of REALTORS to be exact.&amp;nbsp; They are doing everything within their power to destroy Mark and his domain which was purchased over 5 years ago, when even NAR was advising us to buy domain names with city names in them and MLS.&lt;/p&gt;
&lt;p&gt;As you all know, it is a very large amount of work building up a domain so that it ranks first on the first page of google for very competitive search terms like Sarasota Real Estate, Sarasota FL Real Estate, Sarasota MLS, and Sarasota Homes For Sale, but Mark did it over a 5+ year period, and he did it so well, that nobody in the Sarasota real estate marketplace could compete with him.&amp;nbsp; The domain in question is TheSarasotaMLS.com&lt;/p&gt;
&lt;p&gt;Keep in mind that the Sarasota MLS no longer even exists, it was rolled into the Mid Florida MLS at some point.&amp;nbsp; Another point to keep in mind is that Mark had disclaimers all over his site stating that the website was not the Sarasota MLS.&lt;/p&gt;
&lt;p&gt;Currently Mark has taken down the website he had on TheSarasotaMLS.com and redirected the domain to his new domain found at &lt;a href=&quot;http://www.luxurysarasotarealestate.com/&quot; title=&quot;sarasota real estate&quot; target=&quot;_blank&quot;&gt;Sarasota Real Estate&lt;/a&gt; which is why that site is doing so well in google's searches.&amp;nbsp; But redirecting the domain name is not good enough for SAR, they want to take ownership of the domain and redirect all the links that Mark built over those 5+ years to whatever they deem important.&amp;nbsp; Sounds like greed and jealousy to me.&lt;/p&gt;

      <title>Doom and Gloom, I love it.</title>
      <description>&lt;p&gt;These are dark days for the Real Estate markets around the country, and for mortgage companies, and for the economy in general.&amp;nbsp; Every place I turn, people are talking about it, every news channel I put the TV on, they are talking about it.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I have to say, I love it, I just love it!!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Am I some&amp;nbsp;person who thrives on the misery of others you might be asking yourselves?&lt;/p&gt;
&lt;p&gt;No not really, I believe that things always look the worst, like everything could just come to an end right before they start getting better.&amp;nbsp; In watching the news again today while they talked about Wamo needing to be bought out or it will fail, I thought to myself, I should check my bank accounts and see if I can send my 2008 IRA contribution in early, put it all to work, possibly buy shares in the S&amp;amp;P 500, or if I want to take a little more risk, buy Wells Fargo, or Bank of America, or General Motors, or Ford, what the heck all of these companies have weathered ultimate storm after ultimate storm (I think I should have said perfect storm but&amp;nbsp;you know what I mean).&lt;/p&gt;

&lt;p&gt;Another interesting fact seems to play out every month when I do the monthly &lt;a href=&quot;http://www.realestatewebmasters.com/blogs/james-boyer/morristown-real-estate-and-homes-for-sale.html&quot; title=&quot;Morristown NJ Real Estate&quot; target=&quot;_blank&quot;&gt;Morristown NJ Real Estate&lt;/a&gt; market update.&amp;nbsp; Every month 40% to 60% of the homes that have sold, actually sold in less then 30 days.&amp;nbsp; How many price reductions if any have these homes gone through?&amp;nbsp; Very rarely have these homes gone though any price reductions actually.&amp;nbsp; They were priced right to start with, and they sold fast and usually fairly close to their asking price.&lt;/p&gt;
&lt;p&gt;Pricing your home to high to start with is very costly, it costs you time, and effort to keep your home in showing condition, and on top of that the statistics have long shown that the highest price any home seller is going to get for their home is in the first 2 to 4 weeks it is on the market.&amp;nbsp; It is all down hill for there.&lt;/p&gt;

&lt;p&gt;This was so bad that I just had to blog about it,&amp;nbsp;then I thought this could be a learning experience, lets get a list going of the worst, or most ill times, or just plain stupid things that Real Estate agents / REALTORS have said to their clients, or your clients for that matter.&lt;/p&gt;

      <title>Blogging that generates comments, but better yet clients</title>
      <description>&lt;p&gt;All or most of you reading this blog post here today probably spend 90+% of your time that you have devoted to blogging to doing it here at Active Rain.&amp;nbsp; That is not a bad thing so please don't get me wrong, but there is another way that I find more productive.&lt;/p&gt;
&lt;p&gt;As everyone here knows when you comment on blog posts here at active rain the links do not get any credit with the search engines, it is called no following the links.&amp;nbsp; Active Rain does it according to them, to keep the amount of spam down.&amp;nbsp; That is ok, it is very difficult to control spam on a platform as large and diverse as this one.&lt;/p&gt;
&lt;p&gt;I have found that a stand alone blog seems to get read a little more by the general public, and to generate more consumer contacts with questions, and relevant contact information, which is why we blog right?&lt;/p&gt;
&lt;p&gt;Over the past 6 months I have been devoting much more time to the blogs that I own the platform for.&amp;nbsp; &lt;a href=&quot;http://www.conventnews.org&quot;&gt;www.conventnews.org&lt;/a&gt; and &lt;a href=&quot;http://www.nj-realestate-agent.com&quot;&gt;www.nj-realestate-agent.com&lt;/a&gt; both of which allow do-follow links back to your websites once you have made 3 relevant comments on the blog.&amp;nbsp; I moderate the comments to make sure that the blogs do not get spammed of course.&amp;nbsp; So anyway if you want to build a few text links to your websites and are willing to make relevant comments stop by and build some links to your sites for the low low price of a few minutes of your time.&lt;/p&gt;

      <description>&lt;p&gt;And then buy them back from them for a nice 30% referral fee,&amp;nbsp; why not, we did not have to work to get them, all we had to do was write interesting blog post after interesting blog post, answer one dumb question after another on Trulia or Zillow, ...&amp;nbsp; You get the point!!&amp;nbsp;&lt;/p&gt;&lt;p&gt;With the recent minority possition taken by Housevalues in Active Rain there has been lots of discussion about what benefit there is for Housevalues to do such a thing. I think that the consensus is that it amounts to 60K+ REALTOR membership at Active Rain creating a stronger and stronger link partner for Housevalues in the long run.&lt;br /&gt;&lt;br /&gt;This got me thinking, if blogging on Active Rain is Aiding Housevalues, Isn&amp;#39;t blogging and otherwise providing content such as answering questions, Blogging, and such on sites such as Active Rain, Trulia, Zillow, Realtor.com and other similar sites, I think Homes.com even has their blogging/whatever platform as well. Anyway run on there but anyway, all those companies are competing with us directly for the customers we want.       <description>&lt;p&gt;Attention Active Rain Bloggers, You all heard about Housevalues purchasing a minority stake in Active Rain.&lt;/p&gt;&lt;p&gt;Most of us do not have much nice to say about Housevalues and their other names such as justlisted.com and what ever other names they have come up with.&amp;nbsp; So the question is...&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Why in the world would Housevalues want to buy a minority interest in Active Rain???&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Why in the world would Housevalues want to buy a minority interest in Active Rain???&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Why in the world would Housevalues want to buy a minority interest in Active Rain???&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;It is a $2,750,000 link purchase for Housevalues.com and with every blog post you and I make here at Active Rain we are working to make Housevalues.com stronger and better able to compete with us in our own markets so that they can sell customers back to us, which we would have had in the first if companies like Housevalues.com Homegain and others were not getting in the way.&lt;/p&gt;&lt;p&gt;I guess my point is, you need to consider is it worth it to get in bed with your mortal enemy??&amp;nbsp; Is it worth it to aid and abed the companies who wish to dominate the Google &amp;amp; Yahoo search results for your markets.&amp;nbsp; &lt;/p&gt;&lt;p&gt;&lt;strong&gt;I know the answer I am coming to.&amp;nbsp; What are your thoughts??&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Jim&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Thanks for the comments so far.&amp;nbsp; &lt;strong&gt;Aubrey, I and many REALTORS consider companies such as housevalues and homegain (companies who wish to force themselves between us and the consumer) to be the enemy.&lt;/strong&gt;&amp;nbsp; How do they force themselves between us and the consumer??&amp;nbsp; The use the money and PR we give them directly or indirectly, to buy TV ADDS, Get better placement in Google and Yahoo searches (You may not know this but but in almost any Google Search the top 3 possitions will get as many as 5x as many click as the rest of the results combined.)&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;I will be very surprised if Active Rain allows this post to be featured!!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>
