FHA Financing Not Available For Homes in 55+ Communities?? - 05/31/09 08:52 PM
In Florida we have many, many 55+ subdivisions which cater mostly to retirees. I imagine that New Mexico, Arizona, and other states do as well. To be a 55+ community and restrict who can live in there, certain requirements must be met. To read a Question & Answer sheet from the US Department of Housing and Urban Development, you can down load it by clicking on the following link: Download Q&A for 55+ Park Requirements Recently I had a couple who wanted to purchase a mobile home in a local 55+ subdivision. Their lender (one of the largest banks in

Home & Garden Television Offers Useful Online Shows That Can Help Home Buyers and Sellers Succeed - 05/31/09 03:43 PM
Periodically I run through the webpages of the different cable networks that deal with homes and property. I even have a page at my website where I provide a synopsis of some of the more popular ones. If you would like to see that, just go to: www.jelwell.century21bnr.com and click on the menu button for TV Shows That Help Sellers and Buyers. I recently discovered that Home and Garden Television (HGTV) now offers full episodes of many of these programs at their website. So instead of hunting through the television listings or waiting for your shows to come on during

Freddie Mac says Average Mortgage Interest Rates Nearing 5% Mark - 05/28/09 01:43 PM
Today 5/28/09 Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 4.91% (4.88% in the southeast), up from 4.82% a week ago. The average interest rate for 15 year fixed-rate mortgages was 4.53%, up from 4.50% last week. A year ago the 30 year rate was 6.08%. The change this week was larger than recent variations and is getting near the 5% level. Still historically low, but prefer to see it stay the same or go lower. Long-term bonds went higher this week and the mortgage interest rates went along for the ride upwards. Consumer

Another Week With Little Change in Average Mortgage Interest Rates: Freddie Mac - 05/21/09 07:19 PM
Today 5/21/09 Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 4.82% (4.79% in the southeast), down from 4.86% a week ago. The average interest rate for 15 year fixed-rate mortgages was 4.50%, up from 4.52% last week. Lately they have been hovering right around the same spot with little, if any, change at all. A year ago the 30 year rate was 5.98%. The reason rates have remained low is due to the purchases of securites by the Federal Reserve. According to Freddie Mac's vice-president "The Treasury purchased $136 billion in mortgage-backed securities through

Finding the Cheapest Gas in Zephyrhills, Pasco County, and Florida - 05/16/09 07:10 PM
It looks like gas prices are heading upward again. Just when we got used to them being under $2.00, they are on the move. One day $1.95 and the next $2.25! Hmmm, wonder if the coming summer travel season could have something to do with it. You think so? In any case, I thought it might be helpful to you if I put up this link again. If you would like to find where the cheapest gas is in your area, you can click on the following link: http://www.motortrend.com/gas_prices You will be taken to the Motor Trend website where all

Average Mortgage Interest Rates Go Up a Miniscule Amount This Week says Freddie Mac - 05/14/09 06:55 PM
Today 5/14/09 Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 4.85% (4.79% in the southeast), up from 4.84% a week ago. The average interest rate for 15 year fixed-rate mortgages was 4.52%, up from 4.51% last week. Hardly worth noting. A year ago the 30 year rate was 6.01%. Interest rates remain relatively unchanged based on employment figures that were released this week for April 2009. Even though more jobs were lost and the unemployment totals rose, the numbers of jobs lost in April were smaller than had been the case in previous

Little Time Left to Attend Home Buyer Education Workshops in Pasco County, Florida in 2009 - 05/11/09 12:57 PM
As some of you may know, there are several programs out there to assist home buyer, especially those making their first purchase of a residence. Even someone who has owned many homes can benefit from these classes. In fact, some of the workshops are requirements you must meet before you can take advantage of down-payment assistance, or special buying opportunities. Unfortunately, in Pasco County, we have very few opportunities left in which to take these classes. In Land O'Lakes there will be classes on June 17th and June 24th. In New Port Richey there will be classes on June 4th

Save Big by Conserving Water Outside in Zephyrhills and Pasco County, Florida - 05/11/09 11:24 AM
As many local residents of Pasco County, Florida are very aware, we currently have a drought occurring here. Just last weekend we had a brush fire break out 20 miles to the west of us, but at my home I could smell smoke so strong that it seemed that the neighbor's home was on fire instead of a piece of land faraway. With this in mind the county and other municipalities have issued special advisories and recommendations that I felt it was wise to pass on to you. They may help keep us safe, hold wildfires to a minimum, and in

What are the REALTORS' Code of Ethics? - 05/09/09 10:41 AM
Many people mistakenly believe that all real estate agents are REALTORS. That is not true. Only those agents who are members of the National Association of REALTORS (NAR) and follow their Code of Ethics can truthfully call themselves a REALTOR. They adhere to standards of conduct that go beyond what is mandated by the laws and regulations of each state. In this way we are held to a higher level of expectations by our customers, our colleagues, and the public. Agents who violate the Code can be brought before their local REALTOR association board, and if found in violation of

After Several Weeks of Downward Movement, Mortgage Interest Rates Rise Slightly - 05/08/09 11:59 AM
Yesterday 5/7/09 Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 4.84% (4.77% in the southeast), up from 4.78% a week ago. The average interest rate for 15 year fixed-rate mortgages was 4.51%, up from 4.48% last week. A year ago the 30 year rate was 6.05%. These rates are still VERY VERY low, historically speaking. The slight rise was caused by positive economic reports, said Freddie Mac. Many are starting to say that we may have bottomed out for this recession. For home buyers the consumer sentiment figures were revised to come out above

Are You Prepared for Florida's 2009 Hurricane Season - It's Less Than 1 Month Away! - 05/01/09 08:26 PM
It is hard to believe, but in less than a month the 2009 Hurricane Season will begin in Florida. We have been lucky for several years with no direct hits by these destructive storms. But this is no time to become complacent. When a storm is a few days away from landfall,it could be too late. So now may be a good time to start making some plans, just in case we are not so lucky this year. Here are some things to keep in mind. First, the State of Florida has a website that you can use to help your family

Homeowners Insurance Cancelled in Florida? Citizens May Not Be Your Only Option! - 05/01/09 06:01 PM
Do any of you remember "A Miracle on 34th Street"? It is a Christmas movie, and in one part Macy's Santa Claus refers a customer to Gimbels since Macys did not have the roller skates the mother was looking for. How nice! One company putting the customers' needs above the store's desire to make a buck. Apparently this does not apply to some property insurers here in Florida. It is bad enough that the "big boy" insurers in Florida are crying poverty and woe, saying they are going broke by insuring homes here in the Sunshine State. However, as they
