For years it has amazed me that many agents only put one or two pictures with their listings, even though many sites will allow up to 25 still images to be place there. People who are looking for homes love sites that have tons of photos. They want to see what the home looks like and determine if it might be something they would be interested in. High quality photos in large numbers are attractive to buyers, especially those that can be "blown-up" to full-screen size.

Average Mortgage Interest Rates Creep Just a Tad Lower This Week - 05/27/11 11:56 AM
Yesterday, 5/26/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 4.60%, down from 4.61% a week ago. The average interest rate for 15 year fixed-rate mortgages was 3.78%, down from 3.80% last week. A year ago the 30 year rate was 4.84%.
For the 6th week in a row mortgage rates dropped a bit due to reports of slower than expected economic activity. The Index of Leading Indicators fell 0.3% in April and that was the first decline since June of 2010.

Two Mobile Homes I Just Sold in Betmar Acres, Zephyrhills, Florida - 05/21/11 07:42 PM
In the past two weeks I assisted in the sales of both of these great homes on Amanda Street in Betmar Acres, just to the west of Zephyrhills, Florida. The transactions went smoothly since I was able to take care of several "issues" that popped up concerning an appraisal and a missing building permit. The buyers and sellers were grateful that I had the knowledge and experience to get these problems worked out.

Freddie Mac Survey Says Average Fixed Rate Mortgage Interest at Lowest Point So Far for 2011 - 05/19/11 01:16 PM
Today, 5/19/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 4.61%, down from 4.63% a week ago. The average interest rate for 15 year fixed-rate mortgages was 3.80%, down from 3.82% last week. A year ago the 30 year rate was 4.84%.
US financial markets are still trying to figure out where our economy is going. There are many mixed signals from different sources. Industrial production did not increase, partly due to the earthquake and tsunami in Japan. Auto and gasoline sales only increased a bit compared to March. The Agent Did NOTHING At The Closing Table! - 05/14/11 10:10 PM
I agree. By the time the buyer and seller get to the closing table, the agents have already done their work. They ARE NOT closing agents as that is the business of the title companies here. They are the experts as to closing procedures and the instructions they received from the bank. The agent does not have those items.
In most cases the agents did receive a copy of the HUD Settlement Statement and reviewed it with the clients a day prior to closing. Any errors are corrected at that point.

Our parent company, CENTURY 21, has just released the rankings for around the country. In the North and Central Florida zone, based on the number of sales, John Elwell ranked in the Top 50 agents on the list for the first 4 months of 2011!
I must be doing something right to have had so many customers. There are thousands of CENTURY 21 agents in our zone, and I do take some pride in being in the Top 100 fairly regularly. And to make it into the Top 50 makes me even happier.

Retire Those Mobile Home Titles? - A Good Choice for Many Homeowners - 05/14/11 04:43 PM
Not long ago I got a letter from the Florida State Retirement Office. It appears that since I worked for 9 years in the public school system here in Pasco County, I could now start collecting early retirement if I want to. It is not a lot of money since I only taught 9 years here, and 12 years in Spain which don't count. However, a few hundred dollars each month is still better than a poke in the eye with a sharp stick.
Many people do not realize that mobile homes also have a retirement option, and I don't mean demolition. … (0 comments)

Today, 5/12/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 4.63%, down from 4.71% a week ago. The average interest rate for 15 year fixed-rate mortgages was 3.82%, down from 3.89% last week. A year ago the 30 year rate was 4.93%.
There was mixed employment data for the past month. More jobs were added in April, the most in 11 months. And the numbers for March and February were updated to reflect even higher numbers than had earlier been reported. Curiously, however, the unemployment rate also rose to 9.0%. Patriot Flea Market in Zephyrhills, Florida Closed Until November 2011 - 05/10/11 08:20 PM
My dad has informed me that the Patriot Flea Market is no longer open and is taking a break for the summer. Makes sense since so many of our residents have returned to their northern homes and the weather here is really heating up. Perhaps a little too hot to be wandering around under our intense summer sun here in Forida. Dad believes that the flea market will re-open around November of this year. Average Mortgage Rates Return to the Lowest Level of 2011: Freddie Mac - 05/05/11 12:04 PM
Today, 5/5/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 4.71%, down from 4.78% a week ago. The average interest rate for 15 year fixed-rate mortgages was 3.89%, down from 3.97% last week. A year ago the 30 year rate was 5.00%.
This week mortgage interest rates floated downward due to reduced yields for Treasury bond yields. This was caused by poorer ecomonic reports and the Treasury reacted by dropping what it is willing to pay to investors. In April, a slower growth rate was also observed in both the service and manufacturing sectors.
