Daylight Saving Time to End on Sunday, November 6, 2011 - Make Your Clocks "Fall Back" - 10/31/11 05:36 PM
Time is flying by, and it is again time for us to adjust our clocks backwards 1 hour since Daylight Saving Time will end on Sunday, November 6, 2011 for much of the United States. So before you go to bed on Saturday the 5th, turn your clocks, watches, car clocks, VCRs, DVRs, etc back an hour. Most of your smart phones, computers, and cable boxes will do it by themselves via a signal from your providers or a program within the device that keeps track of time changes.

If you have been watching the news over this past weekend, many inches of snow have fallen along the northeast coast of the United States. Our kids have not yet gone "trick or treating" and yet there is snow on the ground. I remember hearing about "frost on the pumpkins", but this is ridiculous. Here is a picture that one of my FaceBook friends, Bill Quackenbush, took of his corner of New York State. Beautiful, to be sure. But cold and slippery.

Another Week of Little Change in Average Mortgage Interest Rates: Freddie Mac - 10/27/11 02:47 PM
Today, 10/27/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 4.10%, just slightly down from 4.11% last week. The average interest rate for 15 year fixed-rate mortgages was 3.38%, unchanged from last week. A year ago the 30 year rate was 4.23%. Basically, same-old-same-old. But still very low, historically speaking, which is great. I just had a buyer yesterday who locked in 4% for the next 30 years. Wow!
Again, "mixed signals" conspired to keep rates relatively stable. Consumer confidence in the nation was down, but sales of new homes was up. Go figure! One … (0 comments)

Freddie Mac: Average Mortgage Interest Rates Mostly Unchanged on Mixed Economic News - 10/20/11 08:04 PM
Today, 10/20/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 4.11%, just slightly down from 4.12% last week. The average interest rate for 15 year fixed-rate mortgages was 3.38%, up slightly from 3.37% last week. A year ago the 30 year rate was 4.21%. So one went up and the other down, but just a tad. For all intents and purposes, unchanged this week and still very low.
Again we get hit with the dreaded "mixed economic signals" excuse. Consumer sentiments were lower, but retail sales went up. The economy continued to grow, but there were "weaker … (0 comments)

A Week After Falling Below 4%, Average Mortgage Interest Rates Rebound on Job Report - 10/13/11 07:50 PM
Today, 10/13/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 4.12%, up from 3.94% last week. The average interest rate for 15 year fixed-rate mortgages was 3.37%, up from 3.26% last week. A year ago the 30 year rate was 4.19%.
I hope that many of you were able to take advantage of last week's incredible rates. How great it would be to lock in that tiny amount for 30 years! Talk about bargains. Are the Keys in Your Lockboxes Offering an Invitation to Thieves?? - 10/12/11 01:27 PM
On several occasions in the past couple of weeks I was showing homes to buyers using both combination and electronic lockboxes. The use of these devices greatly improves the homes accessibility for showings which can make the difference between a sale and a stale listing. I highly support their proper use on homes that are for sale!
I was amazed by the fact that at many of the homes the keys in the lockboxes had a tag on them WITH THE HOMES' ADDRESSES ON THEM! If those keys should somehow not find their way back into the lockbox, an unscrupulous person has … (94 comments)

Which Home Are You Calling About? Please Give Me More Information! - 10/10/11 02:10 PM
 Once again this weekend I was working and I got a call from a buyer who needed information about one of our company's listings. The problem was he could give me almost no information about the home to help me find it in my database of homes. His question simply was "I want to know about that home you have for sale." Wow, not much to go on there!

Never Before Seen Low Average Mortgage Interest Rates - Now Below 4%! - 10/08/11 06:27 PM
Today, 10/6/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 3.94%, down from 4.01% last week. The average interest rate for 15 year fixed-rate mortgages was 3.26%, slightly down from 3.28% last week. A year ago the 30 year rate was 4.27%. Last week I said that "The big question is, will rates finally dip below the 4% mark in the next week or two??" I guess we know the answer now. THEY WILL AND THEY DID!

 For years it has amazed me that many agents only put one or two pictures with their listings, even though many sites will allow up to 25 still images to be place there. People who are looking for homes love sites that have tons of photos. They want to see what the home looks like and determine if it might be something they would be interested in. High quality photos in large numbers are attractive to buyers, especially those that can be "blown-up" to full-screen size.

My friend Lucy Bakeman in Wyoming has reported to me via FaceBook that they have already had their first snowstorm of the season. And it is only October 8th!!! My friend and old college classmate Rick Wing in Colorado confirmed her report. As evidence Lucy sent me these photos.
