Today, November 30th, is officially the "last day" of the 2011 Hurricane Season. Though possible, it is very unlikely that a hurricane will now cause us any harm since the Atlantic Ocean and the Gulf of Mexicao are cooling off after the summer heat. Hurricanes need very warm waters in order to get started.
We were fortunate again this year and had no major storms come our way. That was good news for sure. Funny though how most of our insurance rates did not drop and the insurance companies continue to cry poverty.

"Toys for Tots" Donations to be Picked-Up by Postal Workers on December 3, 2011 - 11/26/11 05:26 PM
I was just notified that on Saturday, December 3, 2011, our mail delivery persons will be collecting Toys for Tots to add the United States Marine Corps Reserve's efforts here. I suspect that they are also doing this in other parts of the country. Call your local post offices to confirm that.
Here in Pasco County, we are being asked to leave NEW, UNWRAPPED TOYS by our mailboxes on Saturday, December 3rd. You local deliveryperson will take these donations back to the post office where they will be transferred to the Corps.

2011 Church Street Christmas to take place on December 21st to 23rd - 11/25/11 11:43 AM
This annual event in Dade City, Florida is always a crowd pleaser. Most of the residents of brick-paved Church Street decorate their homes and lawns for the holiday season. You will see enchanting houses, lots of luminaries, carolers and choral groups singing, and even hot chocolate. The weather is pleasantly cool in December here and the stroll will be very enjoyable.
Each evening from the 21st to the 23rd the stroll down Church Street will begin at 6:00 PM and end at 9:00 PM.

Back Mortgage Interest Rates Go, Again Below 4% - Historic Low! - 11/23/11 02:30 PM
Freddie Mac released their weekly report a day early this week due to the Thanksgiving Day holiday. So, today, 11/23/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 3.98%, down from 4.00% last week. The average interest rate for 15 year fixed-rate mortgages was 3.30%, down from 3.31% last week. A year ago the 30 year rate was 4.40%.
Interest rates are at all-time lows. Adjustable rate mortgage rates are also at historically low levels. Due to the affordability of homes being within the reach of so many buyers, this resulted  in a 1.4% increase in … (0 comments)

Sellers - The Product You're Selling is Your House - Allow Black Friday Showings - 11/22/11 06:56 PM
Sometimes you have to wonder if the sellers truly want to sell their homes or not. Most are cooperative, but a surprisingly high number continues to throw up roadblocks to showings. 24 hours notices, limited hours during any one day, no agents' cars with signs on them, park around the block, too complicated alarm systems, barking dogs that threaten buyers, and on and on.
I have turned down listings simply due to the outrageous numerous demands of sellers in this tough buyers market. Most of the homes I rejected are still available. I wonder why?????

Senior Parks & Subdivisions, Don't Let Your 55+ Designations Expire! - 11/22/11 04:19 PM
I was once listing a property and checked on its 55+ status at the state's Florida Commision of Human Relations website. I saw that their designation as a 55+ park was due to expire in just a few weeks! I spoke with the park's secretary, and she was unaware of this fact! This often happens as new board members get voted in. Central Air-Conditioner Thieves Again Active in Pasco County, Florida - Don't Lose Your Cool! - 11/21/11 09:17 PM
One of my colleagues got a call from the neighbors of one his listings informing him that the external section of the central air-conditioning unit was missing. The worst thing is that the owners had paid over $4,000 for the new system just last spring! Now, a major component is gone!
In the past, thieves were after the copper tubing, or so we thought. Now it looks like they want entire exterior units. Perhaps to install somewhere else or to sell to a fence. Regardless of the motive, the owner is still stuck with the loss of a very expensive item.

Zephyrhills' Florida Hospital to Host the 2011 Christmas Tree Lighting & Decorating Ceremony on Dec. 4th - 11/20/11 05:49 PM
Seems like just yesterday that I was posting information about this event for Christmas 2010! How time does fly! But when we have events like this to anticipate, perhaps time moving faster is not such a bad thing.
This year the Florida Hospital in Zephyrhills will hold its Tree Lighting and Decorating Ceremony on Sunday, December 4th from Noon to 6:30 PM at the hospital on US 301 on the north side of the city. The hospital is just across the highway from the Spanish Trails Village mobile home subdivision. You can't miss it.

Little Change in Average Mortgage Interest Rates This Week: Freddie Mac - 11/17/11 02:21 PM
Today, 11/17/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 4.00%, up from 3.99% last week. The average interest rate for 15 year fixed-rate mortgages was 3.31%, up from last 3.30% week. A year ago the 30 year rate was 4.39%. The change was hardly worth mentioning, especially for loan with lives of 15 to 30 years. 
Freddie Mac said: "Mortgage rates were little changed this week just as the economy is showing potential for further gains in the near term. Retail sales rose for the fifth straight month in October and beat the market consensus forecast. Meanwhile, … (0 comments)

Average Mortgage Interest Rates on 30 Year Loans Drop Back to 4% This Week! - 11/03/11 01:10 PM
Today, 11/3/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 4.10%, down from 4.10% last week. The average interest rate for 15 year fixed-rate mortgages was 3.31%, down from last 3.38% week. A year ago the 30 year rate was 4.24%. Nice drop this week. Wonder if they rate will again go below the 4% mark this year. We will have to wait and see.
