Proper Disclosure of Possiblity of Lead-Based Paint in Homes Built Prior to 1978 - 12/31/11 07:05 PM
On several occasions I have sold older homes. Many laypersons do not realize that if a home (including mobile homes) was built prior to 1978, it is mandatory that the buyers receive a lead-based paint addendum in their purchase offer and also receive a copy of the brochure from the Environmental Protection Agency (EPA) titled: Protect Your Family from Lead in Your Home. Often when buyers purchase/lease a home directly from a seller/landlord with no trained and licensed real estate professional involved in the transaction, the law is not followed. As a result, future problems can occur.

2011 Ends with Record Low Average Mortgage Interest Rates! Happy New Year! - 12/29/11 08:13 PM
Today, 12/29/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 3.95%, up from 3.91% last week. The average interest rate for 15 year fixed-rate mortgages was 3.24%, up from 3.21% last week. A year ago the 30 year rate was 4.86%!
Though interest rates did increase this week, they are still below 4% and that makes homeownership much more within the grasp of many home buyers. Imagine locking in that low rate for the next 30 years! I am betting that in just a few years we will look back at these rates and shake our heads … (0 comments)

Today, 12/22/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 3.91%, down from 3.94% last week. The average interest rate for 15 year fixed-rate mortgages was 3.21%, unchanged from 3.21% last week. A year ago the 30 year rate was 4.81%.
This week home buyers got an early Christmas present as the interest rate for 30 year fixed-rate mortgages fell to new low levels that we have never seen before in our times. Today, 12/15/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 3.94%, down from 3.99% last week. The average interest rate for 15 year fixed-rate mortgages was 3.21%, down from 3.27% last week. A year ago the 30 year rate was 4.83%.
This week, Freddie Mac"s spokesperson said, "Mortgage rates were at or near all-time record lows this week amid a rough environment for housing. In its December 13th monetary policy announcement, the Federal Reserve reiterated the housing market remains depressed. Today, 12/08/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 3.99%, down from 4.00% last week. The average interest rate for 15 year fixed-rate mortgages was 3.27%, down from 3.30% last week. A year ago the 30 year rate was 4.61%.
Freddie Mac reported that the median sales price of homes had declined 4.7% since October 2010 and that the average mortgage interest rates had also declined, by about 0.62%.
