TALLAHASSEE, Fla. – May 9, 2012 – The Florida Department of Health (DOH) unveiled a new website designed to help Floridians and local governments understand new septic tank requirements outlined in House Bill 1263, which the Florida Legislature passed earlier this year. Florida Realtors backed the change, which eases a mandatory septic tank inspection.The new law gives local governments flexibility, though that means septic tank laws can change from county-to-county. We certainly had a better year in 2011 than we had had since the start of the recession. Many retirees looking for vacation or retirements homes, and many local buyers who wanted to take advantage of the low prices and VERY low mortgage interest rates. As a consequence, my sales improved. Not to the levels we had back in the mid 2000's, but we are getting there. And we are hearing more and more good news about our economy and that bodes well for 2012!

Yesterday, 3/1/2012, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 3.90%, down from 3.95% last week. The average interest rate for 15 year fixed-rate mortgages was 3.17%, down from 3.19% from last week. A year ago the 30 year rate was 4.87%! Take advantage of these rates if you can! Nothing lasts forever, even though it may seem like they will.

Today, 2/23/2012, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 3.95%, up from 3.87% last week. The average interest rate for 15 year fixed-rate mortgages was 3.19%, up from 3.16% from last week. A year ago the 30 year rate was 4.95%! At some point interest rates had to start rising again, and this week they did! Not significantly, but buyers should take note and watch further movements VERY carefully. CENTURY 21's national headquarters has just released its rankings for the year-to-date ending with the last day of June 2011.
Based on "sale sides" I was in the Top 50 agents of the thousands who working in this large section of Florida. It is nice to see that the company is noticing the work I do.

CENTURY 21's national headquarters has just released its rankings for the year-to-date ending with the last day of May 2011.
Based on "sale sides" I came in at Number 35 out of the thousands of agents working in this large section of Florida. It is nice to see that the company is noticing the work I do.

Yesterday, 5/26/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 4.60%, down from 4.61% a week ago. The average interest rate for 15 year fixed-rate mortgages was 3.78%, down from 3.80% last week. A year ago the 30 year rate was 4.84%.
For the 6th week in a row mortgage rates dropped a bit due to reports of slower than expected economic activity. The Index of Leading Indicators fell 0.3% in April and that was the first decline since June of 2010.

Today, 3/31/2011, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 4.86%, up from 4.81% a week ago. The average interest rate for 15 year fixed-rate mortgages was 4.09%, up from 4.04% last week. A year ago the 30 year rate was 5.08%.
Interest rates remain low, historically speaking. However, they did rise a bit more this past week, according to Freddie Mac's weekly survey. Inflation news was tepid and caused no worries this week. Today, 3/10/11, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgages was 4.88% (4.85% in the southeast), up from 4.87% a week ago. The average interest rate for 15 year fixed-rate mortgages was 4.15%, unchanged from 4.15% last week. A year ago the 30 year rate was 4.95%. Not much movement at all and very little effect on monthly payments.

The Florida State Legislative session is set to begin tomorrow, March 8th. During the 60 days that the lawmakers are working, we will see if they are looking out for our best interests, or those of special interests, like big business buddies. Too often it seems like they strive to help the latter more than the former. I once went up to help lobby for teachers and was dismayed to see how things work in Tallahassee! As they say "no one wants to see how laws or sausages are made". Oh so true !
