nichols hills: NIchols Hills, OKlahoma - 2nd quarter comparison 2008 to 2010

Following is the 2nd qtr report on closed sales in Nichols Hills, Oklahoma. Compared are the last three years of same time activity. Sales prices are broken into above and below $300,000. WHile sales remain similar for the above $300K homes the average price has dropped substantially although this is a small sample size. For homes below $300k the average price has dropped around $30K or 25% since 2008. The number of homes sold in this price range has dropped by 38% which is surprising since these homes were in that range that would mostly likely use the Federal Tax Credit.

Following is the 1st qtr report on sales in Nichols Hills, Oklahoma. Compared are the last three years of same time activity. Sales prices are broken into above and below $300,000. For the more expensive homes there is a definite big change in this somewhat small sample between 2008 and 2010 indicating that Oklahoma City has not escaped the downturn in the economy while the lower price segment has not seen that big of a change. … (0 comments)

Here are the latest statistics for Nichols Hills as of 1/24/2010: This year is off to a good start with 5 closed sales in the first 24 days of 2010. I know these charts are not too exciting but I will have some better ones coming.

Well this is my first post since 2008 and I am kicking myself fo not getting started sooner but I was busy putting together a Property Management company and didn't see or understand the need. During the the last holidays I decided to take a close look at AR and see what it could offer. After reading tons of Blogs and commenting on quite a few I am totally sold on Internet marketing.
