While the median sale price is only slightly down the volume of sale are up significantly. Once again providing evidence that there are bargain in the Byron Center market.

How do foreclosures influence my Alger Heights home?

As both a resident of Alger Heights and a real estate professional this is something that I have been forced to confront. As of 6:30 pm on 08/09/2008 there were 17 bank owned properties in our neighborhood. That's 17 properties you and I would have to aggressively compete against if our homes were on the market. I say aggressively since many homeowners can not financially complete with the wholesale list prices of bank owned homes.

If we can't beat them with price then we most provide outstanding knowledge and service. This is way choosing the proper Realtor is so important. A Realtor who understands your neighborhood, your street and most importantly your home will be in a better position to market your property.

Since the Solid Earth IDX Gateway software won't be here any time soon. I am looking at purchasing a similar product. Wondering if anyone GRAR members would like to share their experiences on this topic.
