Speechless Sunday...Sunrise on the Island
My family and I rented a condo on Padre Island off the Texas Coast as we do every Thanksgiving. It was wonderful to get away, enjoy the surf, birds, hot tub, and family time. I was privileged to wake up before sunset one morning and hit the beach with my camera. I took dozens of photos and I was blessed to have the chance to meet God and spend time in the presence of His marvelous creation.

Wordless Wednesday...The cockpit.
Recently my son and I attended the Annual Air Show at Randolph Air Force Base in San Antonio, Texas. My son wants to be a pilot, so he was having an amazing time getting to climb all over so many planes. This is us sitting in the cockpit of a cargo plane. It was really cool and all I can say is..."Look at all those gauges, levers and knobs!!!" We got to meet the pilots, co-pilots and navigators for each plane, too awesome!

We in real estate experience a recession every seven years on average, twelve of them since 1929. Each downturn is different in nature due to compounding economic factors of the time, but the effect is the same for our industry. Recently, I heard Brian Buffini use this title phrase and it sent me reflecting on some truths of our business that may possibly help you now or in the future.
No pain no gain. Pain, if properly framed will always bring about gain. What a frustrating place to be to have lots of pain with no gain at all. Remembering real estate is always first in and first out of a recession, here are six lessons from my experience.
Expect the cycles and plan for them. Planning ahead is what good leaders and business people do. We have an echo boom coming which will bring a whole new opportunity to our industry. As surely as it is coming it will go or geo-political events will interrupt it. OK? Think, read and be ready.
Save and develop reserves in the good times. I believe we are entering a period of national frugality which is so smart. We REALTORS® love to drive, wear and live in our reserves which may prove very foolish in the future when we could be turning them into equity and investments instead.
Brail the marketplace and know where it is trending. Take a macro view of things by being active in REALTOR® groups, reading REALTOR® publications and attending local business or networking meetings. Reading and paying attention to the business news from reliable sources is a must. When you see and feel bad business practice, know it will not end well for anyone no matter what the temporary gain.
Realize the opportunity in any market. Remember life itself (marriage, divorce, births, deaths, transfers etc.) continues to drive the majority of the demand for REALTORS®. Always have faith that real estate will continue to change hands, so seek and find the opportunity to bring more value to your marketplace.
React quickly to changing trends. Those who read the market got in early and are still there with consistent flow of business while the Johnnys-come-lately pound on the door wanting into a room that is already full. Some never see the changing trends but sadder yet some see them and do nothing about it. So how to you boil a frog? Don’t tell him the water is getting hotter and he will do nothing about it!
Basics will always win. Sound vision and leadership - the discipline of daily execution of basic activities like recruiting, prospecting, practicing skills; innovative marketing and branding - these are the things that still win in the battle for market share. True innovation is rare, but it is there, and usually it is just a slightly different approach to some age-old business and personal practices.
We have been through a very tough time that has hurt so many. If you are ready to move on, even grow from this experience, realize there is always gain from pain. With great respect and regard for my fellows I say, seek the gain and win the day.

TEXAS CITIES DOMINATE LIST OF TOP PERFORMERS
For the most part Texas has dodged the proverbial bullet when it comes to real estate woes that have plagued other states and communities across the nation for the past couple of years. While there are foreclosures, HUD Homes, REO's, short sales and other distress housing situations occurring, they are not as tragic as in other markets. There are markets in Texas where property values have even increased. With an average appreciation rate over the past few years of about 5%, Texas has not had bursting bubbles and crashing markets. Poised for leading a comeback in terms of economic development and real estate stability, several Texas cities have ranked highly in a recent survey.
LOS ANGELES (Milken Institute) – Texas metros, led by number one Austin–Round Rock, claimed four of the top five spots and nine of the top 16 in the 2009 Milken Institute/Greenstreet Real Estate Partners Best-Performing Cities Index.
Also making the list were Killeen–Temple–Fort Hood (2), McAllen-Edinburg-Mission (4), Houston–Sugar Land–Baytown (5), San Antonio (11), Fort Worth–Arlington (12), Dallas-Plano-Irving (13), El Paso (14) and Corpus Christi (16). Austin–Round Rock was the first metro to ever be ranked number one twice on the index, the last time being in 2000.
But it doesn't stop there. Nine other Texas metros made the top 25 out of the 124 smallest metros that were studied. Those were Midland (1), Longview (2), Tyler (4), Odessa (5), College Station–Bryan (14), Texarkana (17), Waco (18), Laredo (20) and Abilene (21). Leaders in this year’s index, which ranks U.S. metros based on their ability to create and sustain jobs, are all metros that succeeded in avoiding the worst of economic declines driven by falling housing markets and job losses in manufacturing and global trade.
Regional economic factors also strongly influenced the rankings this year, with the oil and gas sector, technology and alternative energy providing stability among metros in Texas, North Carolina, Washington and Louisiana. Another factor helping Texas metros move up in the rankings is the state’s favorable business climate and its ability to attract jobs and corporations away from higher-cost states.

I was on a vacation in the Pacific Northwest a couple of summers ago and while sitting on a log on the beach on Whidbey Island, looked to my left and saw these randomly scattered stones on the log...the way the sun was shining on them and the stones all around the log captured my eye and I snapped this shot. I love photograpy and have an exhibit in Texas next weekend!
