Wordless Wednesday...The cockpit.

Recently my son and I attended the Annual Air Show at Randolph Air Force Base in San Antonio, Texas. My son wants to be a pilot, so he was having an amazing time getting to climb all over so many planes. This is us sitting in the cockpit of a cargo plane. It was really cool and all I can say is..."Look at all those gauges, levers and knobs!!!" We got to meet the pilots, co-pilots and navigators for each plane, too awesome!

We in real estate experience a recession every seven years on average, twelve of them since 1929. Each downturn is different in nature due to compounding economic factors of the time, but the effect is the same for our industry. Recently, I heard Brian Buffini use this title phrase and it sent me reflecting on some truths of our business that may possibly help you now or in the future.

No pain no gain. Pain, if properly framed will always bring about gain. What a frustrating place to be to have lots of pain with no gain at all. Remembering real estate is always first in and first out of a recession, here are six lessons from my experience.

Expect the cycles and plan for them. Planning ahead is what good leaders and business people do. We have an echo boom coming which will bring a whole new opportunity to our industry. As surely as it is coming it will go or geo-political events will interrupt it. OK? Think, read and be ready.

Save and develop reserves in the good times. I believe we are entering a period of national frugality which is so smart. We REALTORS® love to drive, wear and live in our reserves which may prove very foolish in the future when we could be turning them into equity and investments instead.

Brail the marketplace and know where it is trending. Take a macro view of things by being active in REALTOR® groups, reading REALTOR® publications and attending local business or networking meetings. Reading and paying attention to the business news from reliable sources is a must. When you see and feel bad business practice, know it will not end well for anyone no matter what the temporary gain.

Realize the opportunity in any market. Remember life itself (marriage, divorce, births, deaths, transfers etc.) continues to drive the majority of the demand for REALTORS®. Always have faith that real estate will continue to change hands, so seek and find the opportunity to bring more value to your marketplace.

React quickly to changing trends. Those who read the market got in early and are still there with consistent flow of business while the Johnnys-come-lately pound on the door wanting into a room that is already full. Some never see the changing trends but sadder yet some see them and do nothing about it. So how to you boil a frog? Don’t tell him the water is getting hotter and he will do nothing about it!

Basics will always win. Sound vision and leadership - the discipline of daily execution of basic activities like recruiting, prospecting, practicing skills; innovative marketing and branding - these are the things that still win in the battle for market share. True innovation is rare, but it is there, and usually it is just a slightly different approach to some age-old business and personal practices.

We have been through a very tough time that has hurt so many. If you are ready to move on, even grow from this experience, realize there is always gain from pain. With great respect and regard for my fellows I say, seek the gain and win the day.

TEXAS CITIES DOMINATE LIST OF TOP PERFORMERS

For the most part Texas has dodged the proverbial bullet when it comes to real estate woes that have plagued other states and communities across the nation for the past couple of years. While there are foreclosures, HUD Homes, REO's, short sales and other distress housing situations occurring, they are not as tragic as in other markets. There are markets in Texas where property values have even increased. With an average appreciation rate over the past few years of about 5%, Texas has not had bursting bubbles and crashing markets. Poised for leading a comeback in terms of economic development and real estate stability, several Texas cities have ranked highly in a recent survey.

LOS ANGELES (Milken Institute) – Texas metros, led by number one Austin–Round Rock, claimed four of the top five spots and nine of the top 16 in the 2009 Milken Institute/Greenstreet Real Estate Partners Best-Performing Cities Index.

Also making the list were Killeen–Temple–Fort Hood (2), McAllen-Edinburg-Mission (4), Houston–Sugar Land–Baytown (5), San Antonio (11), Fort Worth–Arlington (12), Dallas-Plano-Irving (13), El Paso (14) and Corpus Christi (16). Austin–Round Rock was the first metro to ever be ranked number one twice on the index, the last time being in 2000.

But it doesn't stop there. Nine other Texas metros made the top 25 out of the 124 smallest metros that were studied. Those were Midland (1), Longview (2), Tyler (4), Odessa (5), College Station–Bryan (14), Texarkana (17), Waco (18), Laredo (20) and Abilene (21). Leaders in this year’s index, which ranks U.S. metros based on their ability to create and sustain jobs, are all metros that succeeded in avoiding the worst of economic declines driven by falling housing markets and job losses in manufacturing and global trade.

Regional economic factors also strongly influenced the rankings this year, with the oil and gas sector, technology and alternative energy providing stability among metros in Texas, North Carolina, Washington and Louisiana. Another factor helping Texas metros move up in the rankings is the state’s favorable business climate and its ability to attract jobs and corporations away from higher-cost states.

I was on a vacation in the Pacific Northwest a couple of summers ago and while sitting on a log on the beach on Whidbey Island, looked to my left and saw these randomly scattered stones on the log...the way the sun was shining on them and the stones all around the log captured my eye and I snapped this shot. Do you always have to be number one in everything???

Do you always have to be number one at everything???

Once again today I am leaning new things about myself through a parenting experience. Almost 13 years ago I brought this precious baby boy home from the hospital with no users manual!!! Everyday since has been a learning experience and all the things I worried about struggling with as a parent have been a breeze...it's all the unexpected stuff that has me in a lurch some days.

I have a 7th grade boy who is an amazing person...

I bet that everyone one out there with a kid or kids can relate to this phrase. But when I say this, it isn't to boast. I am blessed. I am a single mom, my ex-husband is within 30 minutes of us, but has little involvement in Jordan's life (his choice.) In spite of that, my son has a heart of gold, loves people, would do anything for anyone and excels in what he does. He happens to be the top trombone player in the seventh grade in the Honors Band at his middle school, he is well on his way to earning his Eagle Scout rank in Boy Scouts and loves basketball.

So what's the problem???

Every morning this week I have had my son at school at 6:30am for basketball tryouts. All last weekend he was in a basketball clinic. I have spent five years in the bleachers in a gym watching him play in the Spurs Youth basketball league and I have shot hoops in the driveway with him since he was old enough to pick up a ball. Today was the announcements for team placement on tryouts. My kid is not Michael Jordan (even though he shares the name) but I felt confident that he would make the "B" team. They have "A" team which is the best of the best and plays in tournaments and all games. Then they have "B" team which plays all games but not tournaments. They had so many kids trying out this year for basketball that they opted to form a "C" team who will play two other schools who are forming "C" teams and then play against the other in school teams.

Jordan texted me to tell me he was put on "C" Team...

At first I was crushed. I haven't talked to him about it yet, but I imagine he is okay with it, because he will just be happy to get to wear the uniform and play. I was almost crying this morning and my mom who always puts things into perspective, reminded me that my son is the top trombone player in the 7th grade...et al...

I remembered my prayer for Jordan about the basketball tryouts..."Lord, please place Jordan where YOU want him to be." God always has a plan and often times we let our egos get in the way of what he is trying to do through us. My son has been put into a place where he can use his leadership skills and have an opportunity to improve his skills at the same time. He has a chance to be an example and to learn from the best. Who am I to interfere with his destiny because of some misplaced ego trip to have a kid who is number one at everything.

It makes me wonder...

How many cool experiences and relationships have I missed out on because I was pushing too hard to make things perfect in my little world and failed to see the bigger picture and allow myself to be a part of something bigger than myself? Tonight when I get home, I will hug my son and celebrate his accomplishment and start looking at how this can be a positive experience for him. I was once told that Michael Jordan was cut from his middle school basketball team...hmmmm...perchance to dream???

NAR to Launch Consumer Site

I am fortunate to live in a state (Texas) where our state association, The Texas Association of REALTORS has had a consumer site in place for several years now. It is an awesome resource for agents and consumers alike providing consumers with a portal for real estate information and agents a place to interface with the public. Now the National Association of REALTORS is launching a site that will be available for agents everywhere and consumers as well.

On Nov. 12, the National Association of REALTORS® will unveil a new consumer Web site —HouseLogic — designed to help home owners protect, maintain, and enhance the value of their home. The site will be a go-to resource for home owners who want to make smart decisions about what for many is their largest investment. The launch is timed to coincide with NAR's Annual Conference and Expo in San Diego.

When the site launches next week, REALTORS® will find special business-building tools, such as free ready-to-use information for their Web sites, blogs, and newsletters, available to them at Houselogic.com/members. The content that the site provides for REALTORS® is designed to help them continue meaningful communication with their clients after the sale.

NAR developed the HouseLogic site to provide home owners with a smart, simple resource to help them manage their homes wisely and to help REALTORS® extend their relationship with consumers through the entire lifecycle of homeownership. The site will also allow home owners to speak together with REALTORS® to federal legislators on public policy issues where home owners and the real estate industry have a common interest.

The HouseLogic site will be promoted to consumers in earnest beginning in February 2010. Until that time, the site is in beta and is being promoted primarily to the REALTORS® community, giving NAR members the opportunity to explore the site and provide feedback to houselogic@realtors.org. Watch for further details in your REALTORS® Magazine Daily News and at REALTOR.org.

Sales of waterfront homes on Canyon Lake in the Texas Hill Country continue to be slow going. The combination of tough to get jumbo financing paired with the second home nature of the local waterfront real estate market have slowed waterfront sales to a snail's pace creating a two year supply of waterfront homes on Canyon Lake. The following statistics for October 2009 were taken from the Central Texas MLS.

List Price Range is 239,937. to $1,295,000.

Average List Price is $564,545. and Median List Price is $490,000.

HVCC ON IT'S WAY OUT???

Many a REALTOR, lender, buyer and seller know the perils of the HVCC on their real estate purchases and sales. How many deals have been tanked because of appraisal issues that have been born of this intelligent move by the government to try to play moral referee in the real estate arena? Much like anything that the government gets involved in, it has zero foresight and of course, they never consider the consequences. Where were these "watchdogs" when anyone who could fog a mirror was being given a mortgage??? Enough of my political rant...it's time for some encouraging news...

House Committee Weighs Scrapping HVCC

The appraisal system imposed by Fannie Mae and Freddie Mac last May is under attack by the House Financial Services Committee and could be on its way out. The “Home Valuation Code of Conduct” could be terminated by the proposed Consumer Financial Protection Agency under a bipartisan amendment approved by the House committee. The amendment would require the new agency’s director to replace the code with a set of rules developed through regular administrative procedures and public comment periods used by all federal agencies.

The valuation code was the product of a settlement among New York Attorney General Andrew Cuomo, Fannie Mae and Freddie Mac, and the Federal Housing Finance Agency. Critics say the code created more problems than it solved and has encouraged lenders to use inexperienced appraisers who don’t know the areas where they are doing the work, which is resulting in lowball valuations as well as higher fees. The legislation under which this code would be scrapped is likely to pass the full House, but may have a tough road in the Senate.

Results of the Election on 11 Texas Propositions.

Texas voters went to the polls in early voting over the past week and yesterday to make decisions about new amendments to the Texas State Constitution. Texas REALTORS were strongly in support of Props 2, 3, 5 and 11 which directly affected private property rights in Texas, which TAR works tirelessly to protect and perpetuate. REALTOR action on getting the word out on these props was huge and very much needed in light of a huge misinformation campaign that was launched weeks before the election. But the REALTORS and the props prevailed and all 11 props were overwhelmingly approved by voters.

Below are the results from yesterday’s Constitutional Amendment Election. As you probably know, REALTOR®-endorsed Props 2, 3, 5 and 11 passed with flying colors. Thank you all for the tremendous amount of work you all put into making sure that the message was spread and misinformation was cleared up on these important measures. Our supported props won, but the true winners last night were property owners in the state of Texas. Thanks again.

This is a photo that I have exhibited in a show. I took it while on a retreat in Mason, Texas in the gorgeous Texas Hill Country. As I was walking along a dry creek bed I came across these lush ferns growing out of a solid rock cliff. It struck me as interesting that something so vibrant and beautiful could grow out of solid rock.

PROUD MOMENTS IN THE JOURNEY...

My Dad was a masterful musician who played many instruments and sang. He was talented naturally and played the organ, piano, keyboard, guitar (bass, electric and acoustic), the trombone and sang solo, choir and ensemble. I have a chest full of his medals, awards, letters, certificates and programs. Strangely enough my Dad did not take the music route even though he was offered scholarships to do so. He went into the military and ended up being and engineer in the computer industry for 40 years. He never gave up music...we always had a guitar and organ or keyboard in our home when I was growing up and I am sorry to admit that my only musical talend is turning on my iPod! The blessing is that the talent gene skipped a generation and landed in my only child, my son Jordan.

Jordan Richie, Trombone Player

My father left us in May of 2005 after a three year battle with leukemia and it was heartbreaking for my mother, myself and my son. We were very close and things happened so quickly that every little piece of my Dad that we could hold onto came as a huge blessing to us. Imagine the joy when my son reached 5th grade and joined beginner band and chose to play trombone! It was magical, because the band director asked the kids what they were interested in and my son had only ever played piano and he said, "My PaPa played trombone and we have his trombone from the 1950s and I want to play it!" My mom and I were so surprised and delighted. Jordan started playing in 5th grade and he is now in the 7th grade. Everytime we attend one of his concerts, it is like having a little piece of Dad here with us. Jordan works really hard at band and this year he made Honors Band which is the top tier band in his school. He did a concert last week, marched in his first parade in September and last night he marched with the High School Band at the final home football game of the season. He had so much fun and I had even more! He was awesome, of couse I am a little bit biased, but he looked like a pro out there.

Imagine my joy and surprise when the Mountain Valley Middle School Band marched into the stadium being led by...my Jordan! He is the generally the top one or two trombone player in the 7th grade and always seems to be leading the pack. That's him right behind the band director with the trombone. I just know that my Dad is enjoying this from his place in Heaven and smiling big time! Jordan is an only grandchild and my Dad thought he hung the moon! He actually did, but we don't tell everyone that! :o))) I have never been so proud as I was watching my son march into that stadium and onto that field to perform last night. It was simply the best!

That's Jordan second row, first trombone player from the right. They played three songs with the Canyon Lake High School Mighty Hawk Band and all of us doting parents were gathered at the front of the stands with cameras and camcorders in hand. I kept saying look at my baby boy, which my mom keeps telling me to stop doing..."he is a big boy" she tells me. I don't care if he is 40 years old, six foot four, and has three kids...he will always be my baby!!! I just couldn't get enough of the performance last night, and of course our team won which sends us to district play offs, so the night was an awesome event for all.

These are my three favorite trombone players...My son Jordan and his two best friends Garhett and Tristan. They are great friends and all talented in band. It is so much fun having them around the house, eating all the food, drinking all the sodas, shooting hoops in the drive and playing Wii. The best parts of growing up are being involved in something you love with people you love and my son is blessed to have both! Last night has proven to be one of the most proud moments in my journey as a mom and one that I won't soon forget! My son's comment as we drove home last night? "Mom...I can't wait to get to high school, that was a BLAST!!!" Oh my goodness, he is growing up so fast!!!

Canyon Lake Texas HalloweenFest in Sattler!

We live and work in a rural area where trick or treating is just not something that is easily done. It is dark, there are wild animals, there are stretches of road where it is a mile between homes. It is just not an area conducive to the festivities that accompany the Halloween holiday. Fortunately we have a great Chamber of Commerce that rallied the businesses in one of our communities to start a central trick or treating event for the kids of the area. It has been a raving success and has turned into a rather large and well attended event. Each year it just seems to get bigger!

Canyon Lake Texas HalloweenFest in Sattler!

The solution is a great one...the Comal County Sheriffs and Constables direct traffic and help pedestrians cross the streets and the traffic which is usually about 45mph through town are slowed to a crawl, the businesses open their doors, dress in costumes and hand out candy. Businesses from outside of the main area can set up tables in the parking lots of other businesses and some businesses have gone all out and created games, displays and haunted houses. It is so cool, so small town and a great time of fun and fellowship that unifies our community.

Canyon Lake Texas HalloweenFest in Sattler!

A few years back the school got into the action. Mountain Valley Middle School (where my son attends) is in Sattler one block off the main street and they now have a Fall Carnival with food booths, games and festivities adding yet another fun dimension to the whole event. This year I will be making funnel cakes in the Band Boosters booth to help raise money for our band to travel to Dallas in the spring for a contest and end of year trip to Six Flags! I love living in a community where the creativity of the people and businesses can provide a fun, safe and festive environment where the citizens can come for Halloween. I must say that our company has had a table at the HalloweenFest since the first year and I have had a blast dressing up and handing out candy to the kids of our community...oh yeah and handing out trick or treat bags with our company name and logo on them...
