bulverde tx real estate: What is that wet stuff falling from the sky??? - 09/09/09 08:47 PM
This morning I did not get to go on my daily power walk...if I had I might have ended up with some unwanted power in the form of a lightning strike!!! The most amazing light show was coming across the lake toward our home. You could tell by the wind and the smell of the air that rain was imminent, but it was easy to be skeptical about the actual amount of rain we might get because of our record drought that is plaguing our area. At about 7:00am the sky opened up and the most incredible downpour began..."yeah, okay...just like

bulverde tx real estate: Bulverde/Spring Branch Area Chamber of Commerce "Passport To Success!" - 08/19/09 10:00 AM
BULVERDE/SPRING BRANCH AREA CHAMBER OF COMMERCE "PASSPORT TO SUCCESS!" is coming soon! There are many great things about working in the Bulverde/Spring Branch Texas communities but one of my favorites is the Bulverde/Spring Branch Area Chamber of Commerce. This local icon for economic development and support has only been in existance since 1995, but they have quickly established themselves as an entity that knows how to do it right! Since I joined in March after opening my real estate office in Faithville on HWY 46 I have been welcomed and included in the Chamber and it's many activities and functions

BULVERDE/SPRING BRANCH 2009 RESIDENTIAL MARKET REPORT The Central Texas real estate market has continued to remain steady even through the national real estate market as a whole has been all the way to the bottom of the barrel. Other markets have struggled through the past couple of years, but due to stable appreciation rates and low interest rates, the Bulverde/Spring Branch real estate market in the Texas Hill Country has held it's own. I have prepared the Bulverde/Spring Branch 2009 Residential Market Report utilizing data compiled from the Central Texas Multiple Listing Service (MLS) from January 1, 2009 to July

bulverde tx real estate: You can get the 411 on 281! - 07/10/09 07:51 PM
If you live anywhere close to San Antonio, Texas then you have no doubt heard about the ongoing feuds over how to handle the problem that IS US Highway 281. This highway heads north out of San Antonio into the Texas Hill Country and has morphed from a beautiful country by-way into a nightmare traffic hell. There have been many suggestions made and studies conducted regarding how to fix do damage control in this high growth area of Central Texas. The words "Toll Road" started a near riot between pro-toll and anti-toll factions that created firework shows that rivalled anything

bulverde tx real estate: Lessons learned from Noah's Ark... - 07/06/09 05:24 PM
I got a cute e mail from a friend today about Noah's Ark... and what we can learn from Noah's seafaring experience. It made me stop and think about what I am doing in my life and my real estate career and after some thought it occurred to me that many of the points in the e mail applied to my situation. I just had to share them with you... Lessons Learned From Noah's Ark: ONE: Don't miss the boat. A year ago I though I had found Utopia with my dream job as a manager and trainer for a

bulverde tx real estate: Three Title Questions To Ask. - 07/03/09 11:01 AM
I am not sure how many times in my real estate career I have been asked about title insurance, title policies, title issues, clouds on title and title commitments... But I know that I would have to take off my shoes to continue with the count and that would not be enough! I was reading one of my favorite emails the other day and came across a concise article by Todd Foust and decided to share his top three questions about Real Estate Title in a blog. I thought it was a great summation of the basics without a lot

bulverde tx real estate: Under all is the Land... - 06/30/09 03:18 PM
I love the land...I am the Texas Land Chick! I am not sure where I picked up my passion for the land. Probably from all the time I spent outside as a child, hiking, climbing trees, climbing rocks, watching animals, camping and playing in the water. Maybe a little from my Dad taking me out driving and hiking around ranches in the Texas Hill Country as a youth...heck...that is where I learned to drive! As a Texas REALTOR...I love marketing and selling land! As a resident of the Texas Hill Country for the past 33 years, I have acquired

bulverde tx real estate: Interest rates on the rise...time to get off the fence! - 06/06/09 10:20 AM
I received a disturbing e mail late yesterday afternoon... one of my primary lenders who sends out a weekly rate sheet every Friday afternoon sent out an e mail that stated that due to the volatility of the market at closing time for the week, they would not post rates until Satuday morning...is there a storm brewing in paradise? Then I wake up to this data in my e mail inbox this morning... Yields on U.S. Treasury bonds rose in March and April and yields on mortgage-backed securities continue to increase, pushing 30-year fixed home loans up to 5.44 percent—the

bulverde tx real estate: School's out...summer's here...have you seen the cute cute deer??? - 05/29/09 11:57 AM
Summertime is awesome in the Texas Hill Country... well honestly...ANYTIME is awesome in the Texas Hill Country! I love the Hill Country all year long because every season has something special to offer. If you happen to live on or near one of the many lakes or rivers of the region and you are a fan of the water, then you know what I mean about the summertime being awesome here. There is nothing like the thrill of wakeboarding on Canyon Lake, floating the Guadalupe or Comal rivers in a tube, kayaking early in the morning, fly fishing below Canyon

bulverde tx real estate: Get up, Get out and Exercise...Your right to Vote that is! - 04/30/09 08:20 AM
IF REAL ESTATE IS YOUR PROFESSION...THEN POLITICS IS YOUR BUSINESS! That is a mantra that was taught to me early in my real estate career. Tis the season...currently there are elections going on in different places regarding different issues...locally for us there are issues about emergency services districts and home rule charters among others. Many a REALTOR has buried their head in the sand and waved the white flag of "Hey, I just sell houses, I don't care about all that political stuff!" I HAVE A NEWS FLASH FOR THE REAL ESTATE HEADS BURIED IN THE SAND OUT THERE... These

bulverde tx real estate: Don't be a twit...join a Twibe! - 04/29/09 09:45 PM
FIND YOUR TWIBE OR JUST START YOUR OWN TWIBE! So I got involved in Twitter-mania a while back and must admit publicly that I wasn't a faithful user or follower of the site until about two months ago when I started seeing how "tweeting" could be a promotional tool. Instead of being one of those annoying people who tells you every move they make such as what they are eating, when they are going to the bathroom and far worse...I began to see how this tweet little set up could benefit my business. So I started to actually

bulverde tx real estate: Swine Flu...What's next...Penguin Pneumonia??? - 04/29/09 09:36 AM
MY LOAN OFFICER TOLD ME THIS IS HOW IT GOT STARTED! Okay, so we have had "mad cow disease" and we have had "bird flu" and now we are fighting the "swine flu." I for one, am sick and tired of the animal related plague du jour. Yeah, yeah, I know, it is unfortunate and people are really sick and one person has already died from this in the US, but how much hysteria must we endure? I guess I am having a little more angst from this latest zoo plague because it is hitting close to home. I

bulverde tx real estate: Five reasons room sizes in MLS is a good idea! - 04/28/09 10:38 AM
There are many arguments both for an against the posting of room sizes in the MLS (Multiple Listing Service) by REALTORS. As a professional REALTOR, I personally find it very frustrating to not have room sizes available to me through the MLS and more importantly, I have found it even more frustrating for my buyers as they try to sift through the plethora of available properties. Advocates of leaving the room sizes out of MLS cite reasons mainly regarding litigation with buyers for discrepancies in square footage as stated in MLS, even in cases where the source of the
