canyon lake tx real estate: School's out...summer's here...have you seen the cute cute deer??? - 05/29/09 11:57 AM
Summertime is awesome in the Texas Hill Country...
well honestly...ANYTIME is awesome in the Texas Hill Country!  I love the Hill Country all year long because every season has something special to offer.  If you happen to live on or near one of the many lakes or rivers of the region and you are a fan of the water, then you know what I mean about the summertime being awesome here.  There is nothing like the thrill of wakeboarding on Canyon Lake, floating the Guadalupe or Comal rivers in a tube, kayaking early in the morning, fly fishing below Canyon … (1 comments)

canyon lake tx real estate: Get up, Get out and Exercise...Your right to Vote that is! - 04/30/09 08:20 AM
IF REAL ESTATE IS YOUR PROFESSION...THEN POLITICS IS YOUR BUSINESS!
That is a mantra that was taught to me early in my real estate career.  Tis the season...currently there are elections going on in different places regarding different issues...locally for us there are issues about emergency services districts and home rule charters among others.  Many a REALTOR has buried their head in the sand and waved the white flag of "Hey, I just sell houses, I don't care about all that political stuff!"
I HAVE A NEWS FLASH FOR THE REAL ESTATE HEADS BURIED IN THE SAND OUT THERE...

canyon lake tx real estate: Five reasons room sizes in MLS is a good idea! - 04/28/09 10:38 AM

There are many arguments both for an against the posting of room sizes in the MLS (Multiple Listing Service) by REALTORS. As a professional REALTOR, I personally find it very frustrating to not have room sizes available to me through the MLS and more importantly, I have found it even more frustrating for my buyers as they try to sift through the plethora of available properties.

Advocates of leaving the room sizes out of MLS cite reasons mainly regarding litigation with buyers for discrepancies in square footage as stated in MLS, even in cases where the source of the … (5 comments)

canyon lake tx real estate: Just for the record...kicking a cactus is a bad idea! - 04/25/09 03:45 PM
I did something totally stupid this week...
I live, work and play in a rural area north of San Antonio, Texas, it's called the Texas Hill Country.  This is a marvelous region of the state that I love and adore.  I feel hugely blessed to call this great place home.  In light of my geographic locale, I deal with a lot of land sales.  I LOVE, LOVE, LOVE selling land, always have and always will.  In fact recently I bought another domain name and I am starting a new website dedicated to the marketing of my land listings called www.TexasLandChick.com!  … (7 comments)

Recently I blogged about the TOP 5 reasons to live in the Texas Hill Country.  One of the top reasons was our beautiful wildflowers!  Every spring the Hill Country becomes a vibrant tapesty of colors that look like they come from a crayon box!
This morning on the ABC News they did a feature on the Texas Hill Country wildflowers and our Central Texas region.  Below is the link so that you can experience the splendor of the Hill Country in the springtime!

canyon lake tx real estate: Effective time management...or where did the day go??? - 04/15/09 09:13 AM
Do you ever have those days where you jump in the car to start your day and the next thing you know it's time to go home and you have no clue what you accomplished, where the day went, why your "to do" list is still the same length and when you will catch up?  I think that if you are in real estate you have had at least one day like this.  The bane of the existance for the professional REALTOR, time management.  Even those who do it well, probably struggled at one point in their career with "lost … (5 comments)

canyon lake tx real estate: Winning with Marketing - 04/14/09 08:34 AM
I hear brokers, managers and recruiters tell people, "You love houses and people?  You would make a great REALTOR!"  First let me say that I believe that is the biggest lie you can tell a person considering a career in real estate.  I can say that in my career as a professional REALTOR, I spend very little time on loving people and houses!  I do spend an extraordinary amount of time solving the problems that get the people I serve into the house they desire.  I think of myself first and foremost as a problem-solver and educator.  I want the … (4 comments)

canyon lake tx real estate: Back to Basics...Work Diligently! - 04/13/09 09:25 AM
When all else fails...get back to basics or more to my liking is this one...before all else fails...get back to basics!  Basics are something that we tend to forget.  I mean how often do we sit down and review our school books from the elementary years and harken back to the basics on which we built our entire education?  Probably not very often, if at all.  We just learn each level of information and continue to build on that level in middle school, high school, college, trade school, grad school, real estate school, life experiences (aka...Hard Knocks U) and basics … (6 comments)

canyon lake tx real estate: Back to Basics...Have a plan in hand! - 04/12/09 08:33 AM
I am flattered and honored at the overwhelming response to my blog of yesterday..."Back to Basics...First you show up!"  I even got featured!  Cool!  More important than that I apparently made people stop and think and inspired some "back to basics" actions among the crowd.  As I read the comments about my blog I started thinking..."Hmmm...perhaps I should follow up with a blog about part two of my back to basics thinking.  As I mentioned in that blog, the second key ingredient to success in real estate after showing up is to have a plan in hand.
I am a … (3 comments)

canyon lake tx real estate: Back to basics...First you show up! - 04/11/09 10:00 AM
I hear real estate agents whining all over the place.  Times are tough.  The phone isn't ringing.  People aren't walking into my office.  Nobody wants to buy a house.  Nobody can get a loan.  The economy...blah blah blah...
Okay kids, who was around in the late great 80's?  Remember the foreclosures?  Remember the S&L scandals?  Remember the inflation?  Remember the 18-22% interest rates?  Whether you were in real estate at this time or just living your life...it was a little hard to miss the problems.  The biggest problem was that even if you wanted to buy a house, you had … (48 comments)

canyon lake tx real estate: Do you have a foundation problem??? - 04/08/09 10:03 AM

In real estate we learn early on that a foundation problem can lead to all forms of woe in our lives.  Angry clients, expensive repair bills, and even lawsuits.  If we traveled back in time to the day the faulty foundation was laid, we might find several problems.  Poor building site.  Lack of preparation of the building site.  Bad set up for installing the foundation.  Poor quality materials.  Bad workmanship.  Or perhaps just all around negligence in construction.  Rarely do we get the opportunity to take a glimpse into the factors that created the mess that we are often left … (3 comments)

canyon lake tx real estate: Playing in Traffic! - 04/07/09 09:08 AM
This is where I live!  Okay, well not under this particular tree or in this particular field of wildflowers, but I am blessed to call the Texas Hill Country my home.  I have lived on both coasts and points in between, but I am a Texan by birth and Texas is my home and more importantly the Hill Country is my hometown!  I love this gorgeous place and all of it unique characteristics.  My favorite times of the year are the spring when the wildflowers bloom and the fall when the air turns crisp for about 3 weeks...lol!  I laugh because in … (3 comments)
