<p><strong>Brentwood, NH</strong> celebrated their <strong>annual TRICK OR TREAT</strong> last evening, <strong>Oct 30th</strong> from 5pm to 7pm. There were all kinds of <strong>strange happenings</strong> in the neighborhood of <strong>Windy Brook Farms Subdivision</strong> as well as some <strong>traditions </strong>started back in 2003 when the area was <strong>being developed</strong>.</p>
<p><img title="Windy Brook Farm Subdivision" src="http://activerain.com/image_store/uploads/4/4/5/0/7/ar122547175270544.jpg" height="225" alt="Windy Brook Farm c j tuscano" width="300" style="float: left; margin: 6px; border: black 6px solid;" />Each door had a<strong> Ghost</strong> posted indicating that the <strong>homes in the subdivision</strong> had been <strong>"BOOed"</strong> during the <strong>weeks preceeding</strong>.</p>
<p>This is a tradition started by the founding members of the <strong>subdivision</strong> where one member of the <strong>neighborhood</strong> leaves a <strong>container of Halloween related items</strong> <em>ie. </em>candy, flashlights, glow sticks, etc. <strong>on the doorstep of a neighbor</strong>, rings the bell and <strong>quickly hides</strong> so as not to be discovered, as the <strong>recepient opens the door</strong> to the surprise.</p>
<p>They in turn go <strong>within the next day</strong> to <strong>another neighbor</strong> with a <strong>container full</strong> and repeat the process. In order that <strong>no one family gets "BOOed" again</strong> they post a <strong>ghost</strong> in their <strong>front window</strong> or on the door. The kids get a kick out of carrying on this <strong>tradition </strong>under the <strong>cloak of darkness</strong>.<img title="Hay Ride" src="http://activerain.com/image_store/uploads/4/8/5/9/9/ar122547188599584.jpg" height="225" alt="hayride c j tuscano" width="300" style="float: right; margin: 6px; border: black 6px solid;" /></p>
<p>Another <strong>tradition</strong> developed in <strong>Windy Brook Farm Subdivision</strong> is that of the <strong>Annual Halloween Hay Ride</strong>. Homeowner, <strong>John Carmillia</strong>, hooks a <strong>wagon</strong> to his <strong>tractor</strong> and pulls the kids out of the neighborhood to the nearest <strong>condominium </strong>complex, <strong>Windsor Meadows</strong>, so they can<span style="text-decoration: line-through;"> terrorize</span> <strong>Trick or Treat</strong> there.</p>
<p>This I am sure is <strong>just a taste</strong> of some of the<strong> traditions in Brentwood</strong>, NH for <strong>Halloween</strong>. If you know of others, please <strong>feel free to share</strong> them here.</p>

<p>We put a <strong>foreclosure property</strong> under agreement a couple weeks ago. The <strong>terms</strong> included a <strong>waiver of home inspection</strong> by the buyers, <strong>cash payment</strong> and <strong>close in two weeks</strong>.</p>
<p>The <strong>bank, </strong>of course, took a little over <strong>a week to negotiate price</strong> but finally we had a <strong>meeting of the minds.</strong> The <strong>buyers signed all the paperwork </strong>including Bank Addends and Disclosures <strong>prior to the bank signing anything.</strong></p>

<p>The bank asked for<strong> proof of funds</strong> from the<strong> buyers</strong> and <strong>they provided</strong> it within a day even though at this point we still had <strong>no signatures on anything from the bank</strong>. Finally with <strong>four days to go for closing</strong> the bank sent over the <strong>signed paperwork.</strong></p>
<p>Oh yes, <strong>you guessed it!</strong> They added a <strong>new Addendum</strong> stating that the <strong>closing is to take place on or before November 18th</strong>! <strong>What??????</strong> We were ready to close <strong>yesterday!</strong></p>
<p><strong>You would think</strong> that the bank would <strong>take the cash</strong> and <strong>hand over the keys</strong> on time wouldn't you? I just don't get <strong>what they are thinking</strong>. The attorney says we will close mid week. What about the<strong> phrase</strong> in the <strong>contract</strong> that states <strong>"TIME IS OF THE ESSENCE"?</strong></p>
<p><strong>Are the banks exempt from following the contract terms and conditions?</strong></p>

<p>We took a <strong>Sunday drive</strong> up the coast of <strong>New Hampshire</strong> and stopped in at the <strong>Pumpkin Patch </strong>to check out what they had to offer.</p>

<p>The signs indicated <strong>fresh homemade pies,</strong> baked goods, <strong>fall decorations</strong>, <strong>gourds of differing sizes and shapes</strong> and of course <strong>pumpkins</strong>. These are not just your usual <strong>pumpkins</strong> though - these <strong>pumpkins</strong> are <strong>grown and shipped to New Hampshire from the Navajo Nation in New Mexico.</strong></p>
<p>The proceeds from the sale of the <strong>pumpkins</strong> are split between the <strong>Portsmouth First United Methodist Church and the Navajo Indians.<img title="pumpkin patch" src="http://activerain.com/image_store/uploads/5/4/2/2/6/ar122351204562245.jpg" height="330" alt="pumpkin c j tuscano" style="float: right; margin: 6px; border: black 6px solid;" width="440" /></strong></p>
<p>There are <strong>pumpkins of all sizes and shapes</strong> so bring the kids down to the <strong>Pumpkin Patch</strong> on <strong>129 Miller Ave in Portsmouth, NH</strong> to choose <strong>one for each</strong> member of your <strong>family</strong>.</p>
<p>I'm told that because the<strong> pumpkins are grown in the dry New Mexico climate</strong> they <strong>last longer</strong>. Even so, <strong>once you cut them</strong> they begin to deterioriate so you'll need to<strong> use</strong> either a <strong>commercial preservative</strong> on your<strong> jack-o-lantern</strong> or you can <strong>make your own</strong>.</p>
<p>You'll need <strong>2 tbs vinegar, 1 tsp. lemon juice, 1 quart of water</strong> - mix and <strong>brush over carved surfaces</strong>.</p>
<p><strong>The First United Methodist Church</strong> <strong>Pumpkin Patch</strong> is open from <strong>10 a.m. to 6 p.m. on weekdays</strong>, 9 a.m. to 5p.m. on Saturdays, and <strong>noon to 5 p.m. on Sundays</strong>. <p>I had an <strong>opportunity</strong> come my way this past week to <strong>list a home for sale</strong>. The <strong>sellers motive</strong> was to <strong>sell their home</strong> and <strong>buy</strong> in a <strong>new location</strong> with an eye on <strong>lowering their monthly nut</strong>.<img src="http://activerain.com/image_store/uploads/2/7/6/0/9/ar122322112890672.gif" height="90" alt="" width="133" style="float: right; margin: 6px; border: black 6px solid;" /></p>
<p><strong>My job</strong> was to first <strong>conduct a Market Analysis</strong> on their <strong>current home</strong> and deliver the results. In the mean time I helped them get started <strong>searching the MLS</strong> through our company <strong>website</strong> to look for property that could <strong>meet their needs</strong>.</p>
<p>Sounds <strong>pretty straight forward, </strong>right? Looks like <strong>I had the possibility at two sides of business</strong> in <strong>one fell swoop</strong> and if this were <strong>2003 </strong>then I would be <strong>excited at the probability</strong> but we are in a <strong>different market</strong> here in 2008 so I <strong>moved ahead</strong> knowing that the <strong>numbers may not work</strong>.</p>
<p><img title="upside down on house" src="http://activerain.com/image_store/uploads/7/3/0/5/8/ar122322128885037.jpg" height="150" alt="" width="200" style="float: left; margin: 6px; border: black 6px solid;" />Upon completion of my <strong>Market Analysis</strong> I found that <strong>my prospective clients</strong> may come out <strong>upside down</strong> (in other words, with the <strong>balance of the mortgage</strong> owed <strong>added to their closing costs</strong> showed that they <strong>owed more than my projected sale price</strong>)!</p>
<p>Well, I went to the home to <strong>deliver the news</strong> and you'll never guess <strong>their response</strong>. <strong>They are grateful</strong> that <strong>I was honest</strong> and told them that they should think about <strong>staying put for a few more years</strong>. I apologized for having to be the <strong>bearer of bad tidings</strong> and they told me that <strong>the reason they called me</strong> was because they knew I would give them an <strong>honest assessment</strong> and <strong>that is what they wanted</strong>.</p>
<p>I tell you all this to say that <strong>when you are looking to sell your home</strong> you should <strong>call a REALTOR</strong> you <strong>TRUST</strong> to give you an <strong>honest assessment</strong>. If you don't know a <strong>REALTOR</strong> then <strong>interview two or three</strong> and <strong>choose the one you feel you can trust</strong> to work in <strong>your best interest</strong>. You will be glad you did.</p>

<p>I just read fellow <strong>Active Rainer, Todd Clark's</strong> most recent post <a href="http://activerain.com/blogsview/712685/Should-or-can-a" rel="bookmark"><strong>Should or can a home owner be sued by the bank for damages to a property?</strong></a><strong> </strong></p>
<p><strong><img title="foreclosure/short sale" src="http://activerain.com/image_store/uploads/1/5/5/8/3/ar122261225338551.jpg" height="208" alt="foreclosure/short sale c image chef" width="176" style="float: left; margin: 6px; border: black 6px solid;" />In light of this post</strong> I would like to raise the question, <strong><span style="text-decoration: underline;">how can banks and homeowners win in the light of a looming forclosure?</span></strong></p>
<p>I say, <strong>SHORT SALES</strong>, <strong><em>SHORT SALES</em></strong>, <strong><span style="text-decoration: underline;">SHORT SALES</span></strong>. <strong>When are the banks</strong> going to <strong>open their ears</strong> and <strong>listen to reason</strong>? I know there are <strong>deals being made on Wall Street</strong> right now and the <strong>banks are hoping</strong> for <strong>John Q Public</strong> to <strong>foot the bill</strong> for <strong>their lax lending practices</strong> over the past several years but <strong>let's get real here</strong> - there are <strong>people living on Main Street USA</strong> who due to <strong>rapid inflation</strong>, <strong>job losses</strong>, medical emergencies & the <strong>rising cost of medical insurance</strong>, simply <strong><span style="text-decoration: underline;">can not</span></strong> pay their <strong>mortgages </strong>any more.</p>
<p><strong><span style="text-decoration: underline;">People are hurting</span></strong> and the <strong>banks </strong>need to <strong>take a look at their customers</strong> and try to <strong>work out some sort of compromise.</strong> These are, for the most part, <strong>good people</strong> <strong>caught in unfortunate circumstances</strong>. I know all the <strong>arguments</strong> about sub prime lending and 100% financing <strong>driving the market into this position</strong> but that is where we are<strong> so now what do we do?</strong></p>
<p>Aren't <strong>short sales a viable alternative to foreclosure?</strong> Can't the banks <strong>create some new jobs</strong> (Short Sale workers) and at the same time <strong>work out SHORT SALES for their customers?</strong> At least the <strong>property in question will be taken care of during the time of listing</strong> avoiding <strong>broken & missing pipes</strong>, missing appliances & light fixtures, <strong>piles of trash</strong> and varmits.</p>
<p><strong>This foreclosure market is becoming an epidemic</strong> - <em><strong><span style="text-decoration: underline;">I'm calling on the banks to help fix what they helped create.</span></strong></em> <strong>Can we</strong> get government out of the middle of this mess and roll up our sleeves to<strong> find a real</strong> <strong>solution?</strong></p>

<p><strong>Foreclosures</strong> are everywhere, let's face it. <strong>People are losing their homes in record numbers</strong> not seen since the <strong>"Great Depression".</strong> We are in a <strong>sad state of affairs</strong>. <p><strong>What is the problem?</strong> For whatever reason the banks can't seem to get it together enough to <strong>negotiate with qualified buyers</strong> (in <span style="text-decoration: underline;"><strong>many cases the buyers are offering cash</strong></span> for these properties).</p>
<p>In the mean time, these <strong>homes are sitting empty</strong>. The <strong>grass is growing</strong> to such heights that you need someone to come <strong>hay the front yard</strong> in order to see the house. <strong>Spiders</strong> are making themselves at home along with any <strong>other critters</strong> that may find their way inside.<img title="Mouse looing for a house" src="http://activerain.com/image_store/uploads/8/5/8/6/1/ar122218741016858.jpg" height="225" alt="mouse c j tuscano" width="300" style="float: right; margin: 6px; border: black 6px solid;" /></p>
<p>Oh yes, there are <strong>agents</strong> who have these <strong>listings</strong> but they are <strong>so busy</strong> that they don't know <strong>which home</strong> you are talking about when you call them so <strong>how could they possibly</strong> keep up with the <strong>management of each property?</strong></p>
<p>I have heard that <strong>listing agents</strong> are also having to <strong>"front" the money for upkeep</strong> and <strong>utilities </strong>during the time of the listing and <strong>get paid back at closing????</strong> If an agent has 10 or more <strong>foreclosure listings</strong>, do you think that perhaps they are<strong> stretched so tight</strong> that they may be finding ways to <strong>skimp</strong>???</p>
<p>The longer the home <strong>sits on the market,</strong> the more a <strong>potential buyer</strong> will discount it in their mind so <strong>where does it all end?</strong> It is time for the banks to consider <strong>initial offers seriously</strong> and <strong>negotiate with buyers</strong> instead of playing this <strong>wait and see mind game</strong> that <strong>frustrates every party</strong> to the transaction. Maybe the<strong> banks</strong> need to <strong>trust the agents</strong> they hire to <strong>sell their properties</strong> to advise them and <strong>get these homes back into the hands of people who will live in and love</strong> them.</p>

<p><img title="Foliage in New Hampshire" src="http://activerain.com/image_store/uploads/5/9/4/4/9/ar122187531594495.jpg" height="300" alt="Foliage 2007 c j tuscano" width="400" style="float: left; margin: 6px; border: black 6px solid;" />Well <strong>summer</strong> is coming to an end and the air is getting crisp. <strong>Frost</strong> is predicted over much of the <strong>State of New Hampshire</strong> again tonight.</p>
<p>Once we experience a <strong>frost </strong>here <strong>the trees</strong> begin to demonstrate their <strong>magnificent color transformation</strong>. The <strong>foliage </strong>typically marches from our <strong>Great North Woods</strong> on the Canadian boarder south over the <strong>White Mountains</strong> then into our <strong>Lakes Region</strong> and <strong>Manadnock Region</strong> and finally east to our <strong>Seacoast.</strong></p>
<p>The <strong>foliage season</strong> lasts about three to four weeks but is <strong>one</strong> big reason I love <strong>living here in New Hampshire</strong> more than anywhere else in the good old <strong>USA.</strong> </p>
<p><strong>Foliage season is a show of the gentle side of Mother Nature's beauty</strong>. The dull green leaves begin to change to <strong>hues of orange, yellow, gold and red</strong>.</p>
<p>Many <strong>people</strong> plan trips to the <strong>mountains</strong> to peep at the <strong>foliage</strong>. Some will enjoy the <strong>foliage</strong> as a <strong>side note</strong> to their <strong>trip to one of the many country fairs</strong> taking place in <strong>September </strong>and ending with my favorite, the <strong>Sandwich Fair</strong> over the <strong>Columbus Day weekend in October</strong>.</p>
<p>If you've thought about <strong>visiting New Hampshire</strong>, this may be the <strong>best time of year</strong> to make your trip. You <strong>will not regret</strong> seeing this display of <strong>natures best</strong>.</p>

<p>A <strong>Short Sale</strong> happens when a home is <strong>sold for less than the balance due</strong> on outstanding liens on the property. There may be <strong>one or more</strong> lein holders on the property and <strong>each one should be notified</strong> regarding the possibility of a <strong>Short Sale</strong>.</p>
<p><strong>Even if the lein holder agrees</strong> to allow the <strong>short sale</strong> it does not always mean that they are willing to <strong>forgive the debt</strong>. They are just agreeing to <strong>allow the collateral on their loan to be sold</strong> but the loan still stands unless <strong>the homeowner</strong> can <strong>negotiate the shortfall</strong>.</p>

<p><strong>Your REALTOR</strong> should have experience in <strong>"Short Sales"</strong> and be <strong>capable of negotiating</strong> with the lein holder <strong>to allow the sale of the property</strong> <strong><span style="text-decoration: underline;">BUT</span> </strong>it is <strong>up to the home owner</strong> to <em><strong>negotiate the shortfall</strong></em> as this falls <strong>out of the realm of the expertise</strong> of a <strong>REALTOR</strong>.</p>

<p>Recently we had a <strong>chance to spend the day</strong> with our <strong>friends and fellow Active Rain bloggers</strong> Monika and Jay <strong>McGillicuddy</strong>. As the day wore on <strong>"the big guy"</strong> began to talk about <strong>taking the McGillicuddys</strong> to a new <strong>ice cream</strong> place we recently discovered in <strong>Barrington , NH</strong>. So we all <strong>hopped into the car</strong> and drove the 15+/- miles to <strong>"Sugar and Ice"</strong> on <strong>Route 125 in Barrington</strong>.</p>
