    <title>Halloween in Windy Brook Farm Subdivision, Brentwood, NH 03833</title>

&lt;p&gt;&lt;strong&gt;Brentwood, NH&lt;/strong&gt; celebrated their &lt;strong&gt;annual TRICK OR TREAT&lt;/strong&gt; last evening, &lt;strong&gt;Oct 30th&lt;/strong&gt; from 5pm to 7pm. There were all kinds of &lt;strong&gt;strange happenings&lt;/strong&gt; in the neighborhood of &lt;strong&gt;Windy Brook Farms Subdivision&lt;/strong&gt;&amp;nbsp;as well as some &lt;strong&gt;traditions &lt;/strong&gt;started back in 2003 when the area was &lt;strong&gt;being developed&lt;/strong&gt;.&lt;/p&gt;

&lt;p&gt;This is a tradition started by the founding members of the &lt;strong&gt;subdivision&lt;/strong&gt; where one member of the &lt;strong&gt;neighborhood&lt;/strong&gt; leaves a &lt;strong&gt;container of Halloween related items&lt;/strong&gt; &lt;em&gt;ie. &lt;/em&gt;candy, flashlights, glow sticks, etc. &lt;strong&gt;on the doorstep of a neighbor&lt;/strong&gt;, rings the bell and &lt;strong&gt;quickly hides&lt;/strong&gt; so as not to be discovered, as the &lt;strong&gt;recepient opens the door&lt;/strong&gt; to the surprise.&lt;/p&gt;
&lt;p&gt;They in turn go &lt;strong&gt;within the next day&lt;/strong&gt; to &lt;strong&gt;another neighbor&lt;/strong&gt; with a &lt;strong&gt;container full&lt;/strong&gt; and repeat the process. In order that &lt;strong&gt;no one family gets &quot;BOOed&quot; again&lt;/strong&gt; they post a &lt;strong&gt;ghost&lt;/strong&gt; in their &lt;strong&gt;front window&lt;/strong&gt; or on the door. &lt;p&gt;Another &lt;strong&gt;tradition&lt;/strong&gt; developed in &lt;strong&gt;Windy Brook Farm Subdivision&lt;/strong&gt; is that of the &lt;strong&gt;Annual Halloween Hay Ride&lt;/strong&gt;. Homeowner, &lt;strong&gt;John Carmillia&lt;/strong&gt;, hooks a &lt;strong&gt;wagon&lt;/strong&gt; to his &lt;strong&gt;tractor&lt;/strong&gt; and pulls the kids out of the neighborhood to the nearest &lt;strong&gt;condominium &lt;/strong&gt;complex, &lt;strong&gt;Windsor Meadows&lt;/strong&gt;, so they can&lt;span style=&quot;text-decoration: line-through;&quot;&gt; terrorize&lt;/span&gt; &lt;strong&gt;Trick or Treat&lt;/strong&gt; there.&lt;/p&gt;
&lt;p&gt;This I am sure is &lt;strong&gt;just a taste&lt;/strong&gt; of some of the&lt;strong&gt; traditions in Brentwood&lt;/strong&gt;, NH for &lt;strong&gt;Halloween&lt;/strong&gt;. If you know of others, please &lt;strong&gt;feel free to share&lt;/strong&gt; them here.&lt;/p&gt;

&lt;p&gt;We put a &lt;strong&gt;foreclosure property&lt;/strong&gt; under agreement a couple weeks ago. The &lt;strong&gt;terms&lt;/strong&gt; included a &lt;strong&gt;waiver of home inspection&lt;/strong&gt; by the buyers, &lt;strong&gt;cash payment&lt;/strong&gt; and &lt;strong&gt;close in two weeks&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;bank, &lt;/strong&gt;of course, took a little over &lt;strong&gt;a week to negotiate price&lt;/strong&gt; but finally we had a &lt;strong&gt;meeting of the minds.&lt;/strong&gt; The &lt;strong&gt;buyers signed all the paperwork &lt;/strong&gt;including Bank Addends and Disclosures &lt;strong&gt;prior to the bank signing anything.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;The bank asked for&lt;strong&gt; proof of funds&lt;/strong&gt; from the&lt;strong&gt; buyers&lt;/strong&gt; and &lt;strong&gt;they provided&lt;/strong&gt; it within a day even though at this point we still had &lt;strong&gt;no signatures on anything from the bank&lt;/strong&gt;. Finally with &lt;strong&gt;four days to go for closing&lt;/strong&gt; the bank sent over the &lt;strong&gt;signed paperwork.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Oh yes, &lt;strong&gt;you guessed it!&lt;/strong&gt; They added a &lt;strong&gt;new Addendum&lt;/strong&gt; stating that the &lt;strong&gt;closing is to take place on or before November 18th&lt;/strong&gt;! &lt;strong&gt;What??????&lt;/strong&gt; We were ready to close &lt;strong&gt;yesterday!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;You would think&lt;/strong&gt; that the bank would &lt;strong&gt;take the cash&lt;/strong&gt; and &lt;strong&gt;hand over the keys&lt;/strong&gt; on time wouldn't you? I just don't get &lt;strong&gt;what they are thinking&lt;/strong&gt;. The attorney says we will close mid week. What about the&lt;strong&gt; phrase&lt;/strong&gt; in the &lt;strong&gt;contract&lt;/strong&gt; that states &lt;strong&gt;&quot;TIME IS OF THE ESSENCE&quot;?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Are the banks exempt from following the contract terms and conditions?&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;We took a &lt;strong&gt;Sunday drive&lt;/strong&gt; up the coast of &lt;strong&gt;New Hampshire&lt;/strong&gt; and stopped in at the &lt;strong&gt;Pumpkin Patch &lt;/strong&gt;to check out what they had to offer.&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;The signs indicated &lt;strong&gt;fresh homemade pies,&lt;/strong&gt; baked goods, &lt;strong&gt;fall decorations&lt;/strong&gt;, &lt;strong&gt;gourds of differing sizes and shapes&lt;/strong&gt; and of course &lt;strong&gt;pumpkins&lt;/strong&gt;. These are not just your usual &lt;strong&gt;pumpkins&lt;/strong&gt; though - these &lt;strong&gt;pumpkins&lt;/strong&gt; are &lt;strong&gt;grown and shipped to New Hampshire from the Navajo Nation in New Mexico.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;I'm told that because the&lt;strong&gt; pumpkins are grown in&#160; the dry New Mexico climate&lt;/strong&gt; they &lt;strong&gt;last longer&lt;/strong&gt;. Even so, &lt;strong&gt;once you cut them&lt;/strong&gt; they begin to deterioriate so you'll need to&lt;strong&gt; use&lt;/strong&gt; either a &lt;strong&gt;commercial preservative&lt;/strong&gt; on your&lt;strong&gt; jack-o-lantern&lt;/strong&gt; or you can &lt;strong&gt;make your own&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;You'll need &lt;strong&gt;2 tbs vinegar, 1 tsp. lemon juice, 1 quart of water&lt;/strong&gt; - mix and &lt;strong&gt;brush over carved surfaces&lt;/strong&gt;.&lt;/p&gt;

&lt;p&gt;I had an &lt;strong&gt;opportunity&lt;/strong&gt; come my way this past week to &lt;strong&gt;list a&amp;nbsp;home for sale&lt;/strong&gt;. The &lt;strong&gt;sellers motive&lt;/strong&gt; was&amp;nbsp;to &lt;strong&gt;sell their home&lt;/strong&gt; and &lt;strong&gt;buy&lt;/strong&gt; in a &lt;strong&gt;new location&lt;/strong&gt; with an eye on &lt;strong&gt;lowering their monthly nut&lt;/strong&gt;.&lt;img src=&quot;http://activerain.com/image_store/uploads/2/7/6/0/9/ar122322112890672.gif&quot; height=&quot;90&quot; alt=&quot;&quot; width=&quot;133&quot; style=&quot;float: right; margin: 6px; border: black 6px solid;&quot; /&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My job&lt;/strong&gt; was to first &lt;strong&gt;conduct a Market Analysis&lt;/strong&gt; on their &lt;strong&gt;current home&lt;/strong&gt; and deliver the results. In the mean time I helped them get started &lt;strong&gt;searching the MLS&lt;/strong&gt; through our company &lt;strong&gt;website&lt;/strong&gt; to look for property that could &lt;strong&gt;meet their needs&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Sounds &lt;strong&gt;pretty straight forward, &lt;/strong&gt;right? Looks like &lt;strong&gt;I had the possibility at two sides of business&lt;/strong&gt; in &lt;strong&gt;one fell swoop&lt;/strong&gt; and if this were &lt;strong&gt;2003 &lt;/strong&gt;then I would be &lt;strong&gt;excited at the probability&lt;/strong&gt; but we are in a &lt;strong&gt;different market&lt;/strong&gt; here in 2008&amp;nbsp;so I &lt;strong&gt;moved ahead&lt;/strong&gt; knowing that the &lt;strong&gt;numbers may not work&lt;/strong&gt;.&lt;/p&gt;

&lt;p&gt;Well, I went to the home to &lt;strong&gt;deliver the news&lt;/strong&gt; and you'll never guess &lt;strong&gt;their response&lt;/strong&gt;. &lt;strong&gt;They are grateful&lt;/strong&gt; that &lt;strong&gt;I was honest&lt;/strong&gt; and told them that they should think about &lt;strong&gt;staying put for a few more years&lt;/strong&gt;. I apologized for having to be the &lt;strong&gt;bearer of bad tidings&lt;/strong&gt; and they told me that &lt;strong&gt;the reason they called me&lt;/strong&gt; was because they knew I would give them an &lt;strong&gt;honest assessment&lt;/strong&gt; and &lt;strong&gt;that is what they wanted&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;I tell you all this to say that &lt;strong&gt;when you are looking to sell your home&lt;/strong&gt; you should &lt;strong&gt;call a REALTOR&lt;/strong&gt; you&amp;nbsp;&lt;strong&gt;TRUST&lt;/strong&gt; to give you an &lt;strong&gt;honest assessment&lt;/strong&gt;. If you don't know a &lt;strong&gt;REALTOR&lt;/strong&gt; then &lt;strong&gt;interview two or three&lt;/strong&gt; and &lt;strong&gt;choose the one you feel you can trust&lt;/strong&gt; to work in &lt;strong&gt;your best interest&lt;/strong&gt;. You will be glad you did.&lt;/p&gt;

&lt;p&gt;I say, &lt;strong&gt;SHORT SALES&lt;/strong&gt;, &lt;strong&gt;&lt;em&gt;SHORT SALES&lt;/em&gt;&lt;/strong&gt;, &lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;SHORT SALES&lt;/span&gt;&lt;/strong&gt;. &lt;strong&gt;When are the banks&lt;/strong&gt; going to &lt;strong&gt;open their ears&lt;/strong&gt; and &lt;strong&gt;listen to reason&lt;/strong&gt;? I know there are &lt;strong&gt;deals being made on Wall Street&lt;/strong&gt; right now and the &lt;strong&gt;banks are hoping&lt;/strong&gt; for &lt;strong&gt;John Q Public&lt;/strong&gt; to &lt;strong&gt;foot the bill&lt;/strong&gt; for &lt;strong&gt;their lax lending practices&lt;/strong&gt; over the past several years but &lt;strong&gt;let's get real here&lt;/strong&gt; - there are &lt;strong&gt;people living on Main Street USA&lt;/strong&gt; who due to &lt;strong&gt;rapid inflation&lt;/strong&gt;, &lt;strong&gt;job losses&lt;/strong&gt;, medical emergencies &amp;amp; the &lt;strong&gt;rising cost of medical insurance&lt;/strong&gt;, simply &lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;can not&lt;/span&gt;&lt;/strong&gt; pay their &lt;strong&gt;mortgages &lt;/strong&gt;any more.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;People are hurting&lt;/span&gt;&lt;/strong&gt; and the &lt;strong&gt;banks &lt;/strong&gt;need to &lt;strong&gt;take a look at their customers&lt;/strong&gt; and try to &lt;strong&gt;work out some sort of compromise.&lt;/strong&gt; These are, for the most part, &lt;strong&gt;good people&lt;/strong&gt; &lt;strong&gt;caught in unfortunate circumstances&lt;/strong&gt;. I know all the &lt;strong&gt;arguments&lt;/strong&gt; about sub prime lending and 100% financing &lt;strong&gt;driving the market into this position&lt;/strong&gt; but that is where we are&lt;strong&gt; so now what do we do?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Aren't &lt;strong&gt;short sales a viable alternative to foreclosure?&lt;/strong&gt; Can't the banks &lt;strong&gt;create some new jobs&lt;/strong&gt; (Short Sale workers)&amp;nbsp;and at the same time &lt;strong&gt;work out SHORT SALES for their customers?&lt;/strong&gt; At least the &lt;strong&gt;property in question will be taken care of during the time of listing&lt;/strong&gt; avoiding &lt;strong&gt;broken &amp;amp; missing pipes&lt;/strong&gt;, missing appliances &amp;amp; light fixtures, &lt;strong&gt;piles of trash&lt;/strong&gt; and varmits.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;This foreclosure market is becoming an epidemic&lt;/strong&gt; - &lt;em&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;I'm calling on the banks to help fix what they helped create.&lt;/span&gt;&lt;/strong&gt;&lt;/em&gt; &lt;strong&gt;Can we&lt;/strong&gt; get government out of the middle of this mess and roll up our sleeves to&lt;strong&gt; find a real&lt;/strong&gt; &lt;strong&gt;solution?&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Oh yes, there are &lt;strong&gt;agents&lt;/strong&gt; who have these &lt;strong&gt;listings&lt;/strong&gt; but they are &lt;strong&gt;so busy&lt;/strong&gt; that they don't know &lt;strong&gt;which home&lt;/strong&gt; you are talking about when you call them so &lt;strong&gt;how could they possibly&lt;/strong&gt; keep up with the &lt;strong&gt;management of each property?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;I have heard that &lt;strong&gt;listing agents&lt;/strong&gt; are also having to &lt;strong&gt;&quot;front&quot; the money for upkeep&lt;/strong&gt; and &lt;strong&gt;utilities &lt;/strong&gt;during the time of the listing and &lt;strong&gt;get paid back at closing????&lt;/strong&gt; If an agent has 10 or more &lt;strong&gt;foreclosure listings&lt;/strong&gt;, do you think that perhaps they are&lt;strong&gt; stretched so tight&lt;/strong&gt; that they may be finding ways to&#160;&lt;strong&gt;skimp&lt;/strong&gt;???&lt;/p&gt;
&lt;p&gt;The longer the home &lt;strong&gt;sits on the market,&lt;/strong&gt; the more a &lt;strong&gt;potential buyer&lt;/strong&gt; will discount it in their mind so &lt;strong&gt;where does it all end?&lt;/strong&gt; It is time for the banks to consider &lt;strong&gt;initial offers seriously&lt;/strong&gt; and &lt;strong&gt;negotiate with buyers&lt;/strong&gt; instead of playing this &lt;strong&gt;wait and see mind game&lt;/strong&gt; that &lt;strong&gt;frustrates every party&lt;/strong&gt; to the transaction. Maybe the&lt;strong&gt; banks&lt;/strong&gt; need to &lt;strong&gt;trust the agents&lt;/strong&gt; they hire to &lt;strong&gt;sell their properties&lt;/strong&gt; to advise them and &lt;strong&gt;get these homes back into the hands of people who will live in and love&lt;/strong&gt; them.&lt;/p&gt;

    <title>It's Foliage Season in NH </title>

&lt;p&gt;Once we experience a &lt;strong&gt;frost &lt;/strong&gt;here &lt;strong&gt;the trees&lt;/strong&gt; begin to demonstrate their &lt;strong&gt;magnificent color transformation&lt;/strong&gt;. The &lt;strong&gt;foliage &lt;/strong&gt;typically marches from our&amp;nbsp;&lt;strong&gt;Great North Woods&lt;/strong&gt; on the Canadian boarder south over the &lt;strong&gt;White Mountains&lt;/strong&gt; then into our &lt;strong&gt;Lakes Region&lt;/strong&gt; and &lt;strong&gt;Manadnock Region&lt;/strong&gt; and finally east to our &lt;strong&gt;Seacoast.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;foliage season&lt;/strong&gt;&amp;nbsp;lasts about three to four weeks but&amp;nbsp;is &lt;strong&gt;one&lt;/strong&gt; big&amp;nbsp;reason I love &lt;strong&gt;living here in New Hampshire&lt;/strong&gt;&amp;nbsp;more than anywhere else in the good old &lt;strong&gt;USA.&lt;/strong&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Foliage season is a show of the gentle side of Mother Nature's beauty&lt;/strong&gt;.&amp;nbsp;The dull green leaves begin to change to &lt;strong&gt;hues of orange, yellow, gold and red&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Many &lt;strong&gt;people&lt;/strong&gt; plan trips to the &lt;strong&gt;mountains&lt;/strong&gt; to peep at the &lt;strong&gt;foliage&lt;/strong&gt;. Some will enjoy the &lt;strong&gt;foliage&lt;/strong&gt; as a &lt;strong&gt;side note&lt;/strong&gt; to their &lt;strong&gt;trip to one of the many country fairs&lt;/strong&gt; taking place in &lt;strong&gt;September &lt;/strong&gt;and ending with my favorite, the &lt;strong&gt;Sandwich Fair&lt;/strong&gt; over the &lt;strong&gt;Columbus Day weekend in October&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;If you've thought about&amp;nbsp;&lt;strong&gt;visiting New Hampshire&lt;/strong&gt;, this may be the &lt;strong&gt;best time of year&lt;/strong&gt; to make your trip. You &lt;strong&gt;will not regret&lt;/strong&gt; seeing this display of &lt;strong&gt;natures best&lt;/strong&gt;.&lt;/p&gt;

    <title>Short Sale Information for sellers</title>

&lt;p&gt;A &lt;strong&gt;Short Sale&lt;/strong&gt; happens when a home is &lt;strong&gt;sold for less than the balance due&lt;/strong&gt; on outstanding liens on the property. There may be &lt;strong&gt;one or more&lt;/strong&gt; lein holders on the property and &lt;strong&gt;each one should be notified&lt;/strong&gt; regarding the possibility of a &lt;strong&gt;Short Sale&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Even if the lein holder agrees&lt;/strong&gt; to allow the &lt;strong&gt;short sale&lt;/strong&gt; it does not always mean that they are willing to &lt;strong&gt;forgive the debt&lt;/strong&gt;. They are just agreeing to &lt;strong&gt;allow the collateral on their loan to be sold&lt;/strong&gt; but the loan still stands unless &lt;strong&gt;the homeowner&lt;/strong&gt; can &lt;strong&gt;negotiate the shortfall&lt;/strong&gt;.&lt;/p&gt;

People will spend their &lt;strong&gt;time and money&lt;/strong&gt; in the &lt;strong&gt;businesses and events&lt;/strong&gt; that happen to be &lt;strong&gt;closer to home&lt;/strong&gt; thus &lt;strong&gt;shoring up&lt;/strong&gt; our own communities.&lt;/p&gt;
&lt;p&gt;Perhaps the &lt;strong&gt;neighbors you've wanted to meet&lt;/strong&gt; but usually wave to&#160;when you see them &lt;strong&gt;at the mailbox&lt;/strong&gt; will have a &lt;strong&gt;barbeque&lt;/strong&gt; and &lt;strong&gt;invite you&lt;/strong&gt; over to join them. Or better yet &lt;strong&gt;you can do the inviting&lt;/strong&gt;!&lt;/p&gt;
&lt;p&gt;Perhaps you'll run into a&lt;strong&gt; local businessman&lt;/strong&gt; you've been meaning to &lt;strong&gt;connect&lt;/strong&gt; with at the &lt;strong&gt;fireworks&lt;/strong&gt; and he'll give you a &lt;strong&gt;lead to advance your business&lt;/strong&gt;.&lt;/p&gt;

&lt;p&gt;Perhaps this &lt;strong&gt;gas crisis&lt;/strong&gt; does not need to be &lt;strong&gt;the curse&lt;/strong&gt; we are all &lt;strong&gt;complaining &lt;/strong&gt;about. Perhaps &lt;strong&gt;this crisis is&lt;/strong&gt; meant to be the &lt;strong&gt;catalysist to bring us back together&lt;/strong&gt;, into our &lt;strong&gt;individual communities&lt;/strong&gt;. &lt;p&gt;That being said, I believe that we &lt;strong&gt;New Englanders&lt;/strong&gt; are also &lt;strong&gt;&quot;Ice Cream&quot; snobs&lt;/strong&gt;. Most any &lt;strong&gt;ice cream&lt;/strong&gt; will not do for us. We like good &lt;strong&gt;ice cream&lt;/strong&gt;. That geleto stuff or soft serve&amp;nbsp;&lt;strong&gt;does not make it here&lt;/strong&gt;&amp;nbsp;although once in a while &lt;strong&gt;it's OK&lt;/strong&gt;. &lt;p&gt;Recently we had a &lt;strong&gt;chance to spend the day&lt;/strong&gt; with our &lt;strong&gt;friends and fellow Active Rain bloggers&lt;/strong&gt; Monika and Jay &lt;strong&gt;McGillicuddy&lt;/strong&gt;. As the day wore on &lt;strong&gt;&quot;the big guy&quot;&lt;/strong&gt; began to talk about &lt;strong&gt;taking the McGillicuddys&lt;/strong&gt; to a new &lt;strong&gt;ice cream&lt;/strong&gt; place we recently discovered in &lt;strong&gt;Barrington , NH&lt;/strong&gt;.
