Housing Can’t Recover Unless the Banks are Honest - 09/25/11 10:05 PM

Via John Mulkey, Housing Guru (TheHousingGuru.com):
While many have blamed irresponsible actions by homeowners for the recession and the collapse of housing, much of the problem lies with the big banks; and housing can’t recover unless the banks are honest.  Just yesterday an article on ProPublica described how the state of Nevada is suing Bank of America, one of the prime culprits in the housing fiasco, alleging that, borrowers were duped into unaffordable loans and then victimized again through a misleading mortgage modification program that homeowners tried to use to avoid foreclosure. Finally, the suit alleges, the bank filed fraudulent … (1 comments)

Raymond Gary Lake - Waterfront Water Front Lakefront Lake Front- Homes for Sale- Vacant Lots Available. Boat Docks.

YES!  You can own the shoreline.  NO!  It's not just leased.  YES! Boat Docks are privately owned by the landowner.  YES! Your deed most often reads, "xxxx feet to the shoreline of Raymond Gary Lake.  Hence xxxx feet along said shoreline"..   You own the shoreline..   Now sometimes even, in unplatted land around the lake the deed may take you out under the water.. :)

Raymond Gary Lake..  It's unique in Oklahoma.  There are very very few lakes in Oklahoma … (9 comments)

Market Report Idabel Oklahoma 74745 ALL (Includes FSBO) Homes Land Sold Previous 6 months 3/5/11 to 9/5/11

This is the first time that I've published a market report for the Idabel School District.
There are many FSBO homes and land sold in the Idabel School District.
These are not evidenced in an MLS.
I feel like a market report that only picks up homes and land sold as evidenced by the mls is not an accurate market report, since it does not pick up "For Sale By Owner" sales.  In some areas of the country, a Market Report … (11 comments)

Blues Clues Method to Locate the Septic Tank ~ 7 Clues to Locate Your Septic Tank on Our Oklahoma Land?

Judi,

We do not know where our septic tank is located.  We bought our house 3 years ago and didn't think about it at the time.  We've not had any issues with it so we've never thought too much about it.  Now we would like to sell the house and think we should be able to tell a buyer where it's located.  Can you help us?

“Customer Service” – What does it mean for a real estate professional? - 09/06/11 10:23 PM
I love what Ruthmarie had to say here.
You can be over-stretched or over- extended, whichever way you choose to say it.
When that happens, the qualify of service to your clients usually suffers.
Via Ruthmarie Hicks (Keller Williams Realty):
Real estate sales is a very funny thing.  Often – when judging the quality of the agent or broker – only one metric is used: Sales volume.   And by sales volume most people are specifically referring to how how much money was exchanged in  gross sales.  For example  – If an agent that specializes in homes worth over $1 million  has $7 … (5 comments)

Determination and Commitment - 09/06/11 10:13 PM
Regardless of whether your goals are personal or business..there must be a desire to achieve them.. that is what will provide you with motivation an determination.
Lou has brought another quote to think about .. with a world of truth in it.
I'm not a wall climber.. but now our grandson would love to be close enough to a larger town so he could. He has the desire.
Read Lou's post, you just can't help but agree. :)

How do we handle wastewater on the rural acreage that we purchased in Oklahoma? - 09/05/11 09:50 PM
How do we handle wastewater on the rural acreage that we purchased in Oklahoma?

Individual Sewage Treatment Systems allow Rural Oklahomans to safely handle wastewater in an environmentally friendly way.  More on-site systems in Oklahoma are septic tanks and lateral lines, than any other type of individual wastewater treatment for a rural residence.  Although there are several types of individual wastewater treatment systems other than septic systems that are becoming more commonly used such as aerobic systems with spray irrigation, aerobic systems with drip irrigation, low-pressure closing system, and lagoon systems.
