Time and time again, I run across problems with a home not being where it's supposed to be and it could have been avoided! Get a survey before you build. A home is too large of an investment in time, money, and dreams to take the chance that you could be building on someone else's land. I recently took a contract on a house that had never been surveyed. We wrote the contract with a contingency on a satisfactory survey. The survey revealed that part of the house was on the neighbor. A dear friend calls me. They have decided to sell their rent house. It's on land that has been in her family for years. The property is a very desirable property, excellent location, very work-able floor plan, well-maintained, and priced right. They even got an appraisal before they called me. We go to work to market the house, showing it to several couples. It's only this acre that's kind of deep, just a really "big" acre. We get an offer. Buyer orders a home inspection and survey.
