This is post # 5 in a series on “Buying a Home – Oklahoma Standardized Contracts”, covering paragraph 6 of the contract:  “RESIDENTIAL PROPERTY CONDITION DISCLOSURE”

Paragraph 6 reads:

I've done a few posts on Oklahoma Contracts, covering through paragraphs 4 of the standard Oklahoma Contract that has been approved by the Oklahoma Real Estate Commision.

 How to get a property "under contract"?
I've been asked this question over the phone many times. 
To place a home or land "under contract" begins with your offer.  Talk to the real estate agent about how much you want to offer for the property.  He/She can help you  by talking about what similar properties have sold for in the area. Sometimes people already know how much they want to offer.  
The real estate agent will do your paperwork to commit your offer to writing.  An earnest deposit is made to show good-faith intention to complete the transaction.  It lets … (0 comments)

Earnest money makes a statement to the seller.  It tells Mr. Seller how much you are willing to risk on your offer.  This tells him how serious you are about carrying through on the contract.  If your offer is low, by all means, consider a larger earnest deposit.    This tells the seller that you are not just "fishing" or "kicking tires" but that you are serious about the offer that you are making and do intend to follow through on it.
