I just love all the opinions and advice you creative stagers here on AR have so here's another problem area I have to stage next week.  This is an attic space that was remodeled to make a large room.  I'm staging it as a family room, with sofa, etc. The first two pictures are of the room to the left of the odd alcove.  This is where I was planning on putting the seating area.   The third picture is this unique alcove.  I saw in the old MLS photos the owner had her kids play table here.  That's an obvious choice, but the demographics are more likely to be young professionals … (13 comments)

145 days on the market.  40+ showings.  No offers!  Something was wrong.  The property seemed to be priced right and have a desirable location since it was getting traffic and being shown but something was obviously missing.  The listing agent saw another house Judy Heinrich Home Staging, LLC recently staged and decided staging might be the answer!  She gave me a call and I quickly went to work.  The day after staging the property was shown and an offer was received that evening.  Now the property is set to close the end of the month, just about two weeks after staging!

Last week I was fishing for ideas that I might not have thought about in my blog Love To Hear Your Suggestions.  Thought I'd post a couple of pictures of what I did.  I'd like to give credit to Sandra Hughesfor her suggestion of hanging 3 mirrors.  The mirrors were only 9.99 each at Walmart.  I like the effect.  I even thought it would look good if I aged the mirror... anyone know how to do that?   I think a bigger picture above the mantle would have been more appropriate but I was unable to come up with something in such … (16 comments)

I have a somewhat vacant property coming up to stage and thought this would be a good opportunity to get some input.  Some of the details...  It's an old house.  The window treatments won't be coming down.  The Wingback chair is staying but not the worn small settee.  The rug might be going as well (depending if one of the children come to take it). The buffet/credenza piece on the other wall is staying.  One thought is to use a sofa facing the fireplace, a love seat on  the wall where the settee is now and use the wingback chair next to the fireplace.  The … (6 comments)

I recently completed staging a challenging project.  This house was challenging for a number of reasons - paint and wallpaper that needed to be changed but wouldn't be.  Valances that should have come down,but won't, etc.  The sellers would not approve any of my recommendations concerning those items. vacant staging: Stagers - do you like to make display "vignettes"? - 10/22/07 08:01 AM
After reading here and there the discussions concerning fake food, bed trays, etc. I started wondering about some display "vignettes" I've used in my past staging projects.  I seem to use them in vacants, but not so much in occupied homes.  I've noticed model homes use them excessively (sometimes a little too much!).  I would love to know your opinions, do you use them?  If so, please share some pictures. if not, why?

I recently staged this very charming home located in the northside of Richmond, VA. It's light and bright with large, new windows and some very appealing architectural features.  It has 3 large bedrooms with large closets and 1/5 baths. vacant staging: Vacant Home Staging with Inexpensive Rental Furniture - 09/26/07 05:50 PM
I finally did it!  My inventory was low and I needed rental furniture.  After getting over my discomfort of using inexpensive rental furniture that I thought was not the most attractive, I finally took the plunge and tried it out on a townhouse I recently staged.  I have to say, I'm quite pleased with the outcome.  By the time all the decor is brought in, the furniture looks just fine.  And most importantly, the cost was affordable for the sellers and now their formerly vacant townhouse looks warm & cozy!  I will definitely do this again. I just finished staging a fairly small home which had great "bones" but just needed a little finesse.  I love it when I get this kind of vacant home to stage.  I was able to use all my own inventory and did not have to rent any furniture from a rental company, saving the homeowner money.  After staging several homes lately with built-in bookcases, I've decided that bookcases are inventory eaters!  I have nothing left!  I'm curious how much inventory you all put in bookcases... am I doing too much?

vacant staging: Model perfect? Nope...just eclectic! - 05/19/07 01:34 PM
For me, staging a vacant listing is stressful!  While I love the opportunity to choose the "look" I also drive myself nuts over trying to find the perfect "thing" or making it look "perfect".  I spend way too much time thinking and worrying about it and in the end, there is always something that throws you a curve ball.  That's why I love occupied listings.  I can make any home look better, no matter what the furnishing are!  I suppose I don't get stressed because I have no "control' over what I have to work with.

Recently I had the pleasure of staging the model for a 6 unit condo complex.  I had so much fun with this project.  Since I usually stage occupied listings, it was a nice change of pace to do a vacant again.  I think it turned out great and wanted to share some pictures with you all here on AR.
