Western Washington Pending Home Sales Mark Best December Since 2006

KIRKLAND, WA, January 5, 2010 - "Home for the holidays" took on special meaning for 4,399 buyers whose purchase offers were accepted during December, according to the latest report from Northwest Multiple Listing Service. That volume of pending sales was up more than 35 percent from a year ago and marked the best December since 2006.

Brokers say it's a tough market, but point to several indicators for good activity during this year's first quarter. "The distance seems great, but the direction is a good one," observed NWMLS director Dick Beeson.

"With what our agents already have in the pipeline, I'm optimistic about a positive first quarter," said NWMLS director Meribeth Hutchings, the broker at Windermere RE/Lake Stevens. "We had a very strong December and the momentum seems to be there to keep things moving," she remarked, noting three agents were in the office on New Year's Eve writing offers.

Shrinking inventory, the extension of the first-time home buyer tax credit, and favorable interest rates are among factors brokers believe will sustain activity.
"Affordability has never been better," said Dick Fulton, a past chairman of the NWMLS board of directors whose career spans more than two decades. Fulton, the executive vice president at Coldwell Banker Bain, suggests would-be sellers list their property soon, rather than wait until spring, to take advantage of favorable conditions. With inventory much smaller than a year ago, sellers should benefit from more exposure to a good pool of buyers, he suggests.

Inventory area-wide is down about 15.6 percent from a year ago. At the end of December, brokers reported 32,152 active listings of single family homes and condominiums. For the four-county Puget Sound region, the number of active listings is down more than 18 percent, with Kitsap County reporting the biggest drop at 25.4 percent.
NWMLS members reported 4,711 closed sales during December, up 54.7 percent from the year-ago total of 3,045 when the holiday slowdown was compounded by record low temperatures and snow.

The median price for last month's completed transactions, including single family homes and condominiums, was $265,000. That compares to a year-ago sales price of $285,000 (down about 7 percent). Compared to January, prices are down about 2.9 percent.

For single family homes (excluding condominiums), last month's median sales price was $273,000. Twelve months ago it was $290,000, a difference of about 5.9 percent. Condo prices have dropped about 14.6 percent, from $263,475 to last month's figure of $225,000.

Dick Beeson, owner/broker of Windermere Commencement Assoc. in Tacoma, said the market is "chugging along," despite hurdles associated with the lending market, appraisals and foreclosures. "The hardest part of the process still remains the uncertainty of the lending market as banks continue to ratchet up the qualifications and criteria for borrowers. Appraisals are difficult because even if the value comes in at the purchase price many lenders do a second review of the appraisal and find fault with the outcome, therefore creating a problem for buyers and sellers." He also noted the large volume of foreclosures has driven down prices - something he believes will persist throughout much of this year.

Beeson also said he does not expect much sales action as a result of expanding the tax credit to qualifying repeat buyers because many owners have little or no equity in the homes to use to move up. "First time buyers will still lead the charge in sales," he suggests.

Northwest Multiple Listing Service, owned by its member brokers, is the largest full-service MLS in the Northwest. Its membership includes more than 24,000 brokers and agents. The organization, based in Kirkland, currently serves 21 counties in western and central Washington. Ferry and Clallam counties are now included in the monthly statistical reports.

Tax Credit Officially Extended also New Credit for Existing Homeowners "Moving Up"

Agree or Disagree, Tax credits are put in place to stimulate the economy. I personally would rather see this type of rescue than huge corporate bailouts. I do believe this will help a few people planning to close during around the thanksgiving holidays cause to sleep better. Homeowners moving up the property ladder recieve a credit too.

Update on Tax Credit Extension for First Time Home Buyer

Ok, this is like waiting for smoke signals from the Vatican, but when it comes to the decision on the First Time Buyer's Tax Credit extension... we are all still waiting on the decision. Agree or Disagree, the decision will head to the President's desk shortly, and then we all will know. Buyers that are hoping to be closed by November 30tht will rest easy, knowing that thier 8K handout in the form of a tax credit will be safe and secure, as long as the close by what is projected to be an April 30th expiration date for the extension.

Here is the latest from the NAR:

After two weeks of delay, the Senate last night cleared the way to pass a seven month extension and expansion of the tax credit for homebuyers. By an 85 to 2 roll call vote, the Senate voted to cut off debate on a package of measures that includes the homebuyer credit, making it virtually certain that the legislation will reach President Obama for his signature this week.

The homebuyer tax credit, due to expire in 28 days, would be extended through April 30 of next year. First-time buyers who are in process of making a purchased would not need to worry about qualifying for the $8,000 credit if they close after the November 30 deadline.

For the first time, the legislation cleared last night makes move-up buyers as well as first-time buyers would be eligible for a credit. The $8,000 maximum first-timer credit will continue and will now available to couples with income up to $225,000, a nearly $55,000 increase above the level in existing law. A new $6,500 maximum credit would also be available to move-up homeowners who have lived in their current residence for five of the prior eight years.

The tax credit has fired the housing market, driving existing home sales to the highest level in over two years. The National Association Realtors reported sales jumped 9.4 percent to a seasonally adjusted annual rate of 5.57 million units in September and are 9.2 percent higher than the 5.10 million-unit pace in September 2008.

Only two Republicans voted against the credit. One of them, Senator Kit Bond (R-Mo.), said, "We're kidding ourselves if we think we can prevent more fraud, more taxpayer losses," "The most effective means of preventing fraud is simply to not extend the credit."

The legislation included provisions added to address complaints of fraud. The Internal Revenue Service is given greater authority to oversee the process to root out fraud, and provisions are added in response to past abuses of false sales or underage buyers. An investigation by the Treasury Department's Inspector General for Tax Administration found that more than 580 children, some as young as four years old, had received $627,000 in first-time homebuyer credits. The IRS has identified 167 suspected criminal schemes and opened nearly 107,000 examinations of potential civil violations of the first-time homebuyer tax credit.

A number of economists have voiced concern about the $16.7 billion.cost of the credit and the wisdom of spending up to $400,000 per homebuyer to stimulate real estate sales. The White House has been lukewarm at best. However, it is virtually certain that the President will sign the legislative package, which contains an expansion of unemployment benefits as well as the tax changes.

Tacoma and Federal Way Homebuyers... The Tax Credit - Possible Extension Update... Move-up Credit?

Will homeowners in the Tacoma and Federal Way area be able to reap the benefits of the Tax Credit when they move up?

The US Senate is still in negotiations regarding a proposal to extend the $8000 First Time Home Buyer Tax Credit which is set to expire on December 1st. The current details reduce the credit by about $610 ... from $8000k to 10 percent of the sales price or at the $7,290 cap.

The plan may also extend tax credit to existing homeowners looking to move-up. This would open up a large resource of new buyers with established credit and put them into larger homes, freeing up their homes for more first time buyers who may qualify, but are finding a lack of starter homes available.

Colleagues and clients of mine are still pushing to close by November 30th. There are some builders working their subs overtime to get new homes built.

Tacoma Washington has been named in the #1 position for a Rebound in the Real Estate market according to Moody's Economy and sited in a recent U.S. News and World report.

Home sales in Tacoma reported a sturdy increase in activity early this summer. Tacoma, Washington is the second larget city in the Puget Sound region in Washington State, and is only about 30 miles south of Seattle Washingington. The city has a wide array of jobs for it's residents, such as goverment, technology, and is adjacent to Fort Lewis, which brings in more numbers of military personel seeking to make the area thier home.

SEATTLE, HERE WE COME!

Just had lunch in Seattle with Sara and Steve, boy was that a treat. This husband and wife team. Loved Loved Loved meeting them for the first time. Now I have friends in San Antonio! Sara and Steve, I hope you have a fabulous time here in Seattle!

Tomorrow, my husband, Steve Golson, and I will be flying from San Antonio, Texas to the first RainCamp, a one-day event at the Bell Harbor Conference Center It's quite a distance to travel, but we just couldn't wait to get started on some more cyber marketing and hearing the news is never quite like being there! I have taken a look at the attendance roster and noted that there are Realtors/agents, loan officers, and others, (O my!), attending and I'm excited that there is such a great cross-section of industry professionals coming together to network, exchange ideas about technology and learn more about the tools and advantages that blogging on Active Rain brings to diverse audiences.

I'm thinking of it all in 2 parts:

Networking: Real Estate has such a strong sense of community. Truly, we are all in this together. I am looking forward to meeting new people and putting some faces to the blogs and comments that I read. I want to hear about what other Realtors are doing to promote their listings and turn "Just considering" into "Making an offer". Are you a lender and doing promotions with Realtors? I'd like to know what's working there. I will be polling attendees, especially Realtors, on what they are using: BlackBerry (we are using them now and can't survive the day without them), or iPhone (having ruled out Palm as so few agents that I know are using them), to communicate with clients and prospects.

Technology: Our clients are almost all on the Internet. Which widgets would we want? Are Buyers and Sellers really reacting to Twitter? (I've been resisting it). Everyone is looking for an effective avenue to more exposure. SEO is a big project. Steve and I may be checking into some outside assistance for this. Localism, integration, and conversion are core objectives that we want to expand upon. We want to concentrate those efforts and we're painfully aware of how little time there is for promotion when Buyers and Sellers are needing extra attention to absorb this atypical market.

Although this is my first blog, I have been meaning to get to it for some time. I know how many of you out there have busy lives and real estate businesses, but manage to spend the time to help others get going. Special thanks to Brad Andersohn for his post Active Rain New Members - Getting Started! Unfortunately, I'm still just getting started. Don't worry, I'll do more.

This is just all that my schedule allows for today!

8:45 AM- Gearing up, plugging in laptop. Got my bracelet for the after party. Leslie Bloss is right behind me... all the Superstars.... yay! Made some chai and now Beryl is pitching Connect Realty to me. Paul already thinks I am fidgety... maybe because my office chair is continually reclining backwards so I can stare at the ceiling... no problem, I am one of the lucky ones to get power...
