      <title>Keys to Happiness, and Why We Don't Use Them</title>

&lt;p&gt;"It requires some effort to achieve a happy outlook on life, and most people don't make it."&lt;br /&gt;&amp;mdash;Author and researcher Gregg Easterbrook&lt;br /&gt;&lt;br /&gt;Psychologists have recently handed the keys to happiness to the public, but many people cling to gloomy ways out of habit, experts say. &lt;br /&gt;&lt;br /&gt;Polls show Americans are no happier today than they were 50 years ago despite significant increases in prosperity, decreases in crime, cleaner air, larger living quarters and a better overall quality of life. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;So what gives?&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Happiness is 50 percent genetic, says University of Minnesota researcher David Lykken. What you do with the other half of the challenge depends largely on determination, psychologists agree. As Abraham Lincoln once said, "Most people are as happy as they make up their minds to be."&lt;br /&gt;&lt;strong&gt;&lt;br /&gt;What works, and what doesn't&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Happiness does not come via prescription drugs, although 10 percent of women 18 and older and 4 percent of men take antidepressants, according to the Department of Health and Human Services. Anti-depressants benefit those with mental illness but are no happiness guarantee, researchers say.&lt;br /&gt;&amp;nbsp;&lt;br /&gt;Nor will money or prosperity buy happiness for many of us. Money that lifts people out of poverty increases happiness, but after that, the better paychecks stop paying off sense-of-well-being dividends, research shows.&lt;br /&gt;&lt;br /&gt;One route to more happiness is called "flow," an engrossing state that comes during creative or playful activity, psychologist Mihaly Csikszentmihalyi has found. Athletes, musicians, writers, gamers, and religious adherents know the feeling. It comes less from what you're doing than from how you do it.&lt;br /&gt;&lt;br /&gt;Sonja Lyubomirsky of the University of California at Riverside has discovered that the road toward a more satisfying and meaningful life involves a recipe repeated in schools, churches and synagogues. Make lists of things for which you're grateful in your life, practice random acts of kindness, forgive your enemies, notice life's small pleasures, take care of your health, practice positive thinking, and invest time and energy into friendships and family. &lt;br /&gt;&lt;br /&gt;The happiest people have strong friendships, says Ed Diener, a psychologist University of Illinois. Interestingly his research finds that most people are slightly to moderately happy, not unhappy.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;On your own&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Some Americans are reluctant to make these changes and remain unmotivated even though our freedom to pursue happiness is written into the preamble of the Declaration of Independence.&lt;br /&gt;&lt;br /&gt;Don't count on the government, for now, Easterbrook says.&lt;br /&gt;&lt;br /&gt;Our economy lacks the robustness to sustain policy changes that would bring about more happiness, like reorienting cities to minimize commute times. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The onus is on us&lt;/strong&gt;. &lt;br /&gt;&lt;br /&gt;"There are selfish reasons to behave in altruistic ways," says Gregg Easterbrook, author of "The Progress Paradox: How Life Gets Better While People Feel Worse" (Random House, 2004). &lt;br /&gt;&lt;br /&gt;"Research shows that people who are grateful, optimistic and forgiving have better experiences with their lives, more happiness, fewer strokes, and higher incomes," according to Easterbrook. "If it makes world a better place at same time, this is a real bonus."&lt;br /&gt;&lt;br /&gt;Diener has collected specific details on this. People who positively evaluate their well-being on average have stronger immune systems, are better citizens at work, earn more income, have better marriages, are more sociable, and cope better with difficulties. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Unhappy by default&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Lethargy holds many people back from doing the things that lead to happiness.&lt;br /&gt;&lt;br /&gt;Easterbrook, also a Visiting Fellow at the Brookings Institute, goes back to Freud, who theorized that unhappiness is a default condition because it takes less effort to be unhappy than to be happy. &lt;br /&gt;&lt;br /&gt;"If you are looking for something to complain about, you are absolutely certain to find it," Easterbrook told LiveScience. "It requires some effort to achieve a happy outlook on life, and most people don't make it. Most people take the path of least resistance. Far too many people today don't make the steps to make their life more fulfilling one."&lt;/p&gt;

&lt;p&gt;1.&amp;nbsp; Write down everything you want in a house.&amp;nbsp; Do you want a large kitchen?&amp;nbsp; Do you want a basement, what about an attic?&amp;nbsp; Do you need a backyard with a fence or would you prefer a backyard without a fence?&amp;nbsp; What about a driveway and a garage?&lt;/p&gt;
&lt;p&gt;2.&amp;nbsp; Write down what you don&amp;rsquo;t want in a house.&amp;nbsp; Do you really not want the concrete slab of a porch?&amp;nbsp; Do you not want wall to wall carpeting or do you not want hard wood floors?&amp;nbsp; What about the number of bedrooms, are you unwilling to go below a certain number of bedrooms?&lt;/p&gt;
&lt;p&gt;3.&amp;nbsp; Write down what style of home you want.&amp;nbsp; This may seem like a non-point, but there are many people who are partial to a particular style of home and may try to press that style on you.&amp;nbsp; If you want a house with more than one level, write it.&amp;nbsp; If you want a ranch house write it, if you really don&amp;rsquo;t care, write that too.&lt;/p&gt;
&lt;p&gt;4.&amp;nbsp; Figure out where you want to live.&amp;nbsp; The location is the one thing that you cannot change about a house once you buy it.&amp;nbsp; You can add rooms to a house; you can add a fence or remove a fence.&amp;nbsp; You can open up the kitchen or add a new bathroom.&amp;nbsp; There is so much you can do to a house.&amp;nbsp; What you cannot do is move the house.&lt;/p&gt;

Not so today.&amp;nbsp; With all the competition in the housing market, when showing your home, you need to convince the buyer that your home is the most comfortable, livable and the best home on the block!&lt;/p&gt;
&lt;p&gt;Make sure the temperature is comfortable.&amp;nbsp; I have seen buyers walk in and straight out of fantastic homes because the air conditioning wasn&amp;rsquo;t running on a sticky, hot 90 degree day.&lt;/p&gt;
&lt;p&gt;People love music.&amp;nbsp; It puts them into a relaxed and comforted place when they hear music upon entering the house.&amp;nbsp; A crowd favorite is Kenny G at Christmas time.&amp;nbsp; Water fountains create a nice atmosphere, too.&amp;nbsp; The added bonus is these pleasant sounds show that the house can be peaceful and drown out any potentially negative features such as road noise and neighborhood animals.&lt;/p&gt;
&lt;p&gt;If you want to create a smell, bake cookies and leave them out for the potential buyers.&amp;nbsp; It puts them into a warm frame of mind toward the house and the house smells good without running the risk of offending someone&amp;rsquo;s allergies with scented candles or sprays.&lt;/p&gt;
&lt;p&gt;Open up the shades that let in sunshine.&amp;nbsp; Partially close the shades whose views are maybe not so desirable.&amp;nbsp; Turn on all the lights to provide a bright view.&lt;/p&gt;
&lt;p&gt;Make notes about points of interest.&amp;nbsp; People like it when they are &amp;ldquo;in the know&amp;rdquo;.&amp;nbsp; Leave a note on the table that explains anything out of the ordinary so potential buyers don&amp;rsquo;t concoct some scenario of their own that might kill the sale.&amp;nbsp; For instance, when we had our house for sale I was on crutches from a bad ankle break.&amp;nbsp; Before the crutches I had a wheel chair and I was a bad patient who never rested.&amp;nbsp; I wheeled around the tiny house with laundry baskets on my lap and pushing the vacuum sweeper.&amp;nbsp; I wasn&amp;rsquo;t a good driver, though, and I left black marks all around the walls about a foot off the ground from where my wheels scraped the walls.&amp;nbsp; Agents told me that the buyers appreciated knowing it was a special circumstance and not a sign of carelessness and neglect of the house.&lt;/p&gt;
&lt;p&gt;Anything you can do to make your house seem more pleasant, comfortable, and functional will significantly increase your odds of snagging a buyer.&amp;nbsp; Many times home purchases are made based less on logic and more on emotion so make it your goal to accentuate your home&amp;rsquo;s positive features and engage the buyer emotionally in the house.&lt;/p&gt;

The dream of owning a vacation home is one that can be attained by many. But, before jumping in to dual home ownership, you need to really think about where you want that dream home to be.&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;nbsp;&amp;nbsp;&amp;nbsp; Know what you like. To start the search, you need to narrow down climates. In the United States alone, there are arid climates, cold climates, wet climates, humid climates and varying climates. Do you want seasons or just warmth all year round? Do you want water within driving distance or outside your front door? These choices need to be mulled over and thought through. This second home could become your retirement home one day.&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;nbsp;&amp;nbsp;&amp;nbsp; Know the area. Many vacation homes are set within vacation areas. If you are going to live in this second home for a few months a year, how long will it take before the tourists begin to appear less and less fun to watch. A vacation home needs to be just that, a home. Not a vacation house, like the ones you stay in for a few weeks every summer; but a home.&lt;/p&gt;
&lt;p&gt;&amp;bull;&amp;nbsp;&amp;nbsp;&amp;nbsp; Watch the market. Buying a vacation home may feel like the most exciting thing you have ever done. But, just because you have the money for the home does not mean you should jump right on the first house you find. Watch the market. Watch the real estate prices. With a real estate agent in hand, finding a home for much less than you have to spend means more money for those times spent relaxing in that new home.&lt;/p&gt;
&lt;p&gt;* Check the taxes. A vacation home is supposed to be purchased with saved or expendable income. If the second home costs you more than your primary residence, that can be a difficult situation. So, check on those local taxes and fees for home ownership before you sign that mortgage.&lt;/p&gt;
&lt;p&gt;A vacation is the time spent without any worries. There are days that can go by when you don&amp;rsquo;t even remember to wash your hair. It is times like these that the freedom to love the home you are in is so much better when the vacation home is one you have always dreamed of having.&lt;/p&gt;

      <title>Leads: Good Leads, Bad Leads: What's your take?</title>
      <description>&lt;p&gt;The following scenario happened to us not once but several times: A prospect contacts us to see some homes. They are here on vacation and have no intentions of buying. They're just curious. Most agents here will probably blow off these clients. The agents in our area probably have that's why they ended up contacting us. What do we do? We show them lots of homes, they fall in love with one and they end up buying the house. In most cases they end up relocating here and inviting their friends and family as well. Again, this happened not once but several times.&lt;br /&gt;&lt;br /&gt;So what's the deal here? Why didn't we blow these clients off when they clearly had 'blow me' written all over their foreheads? 3 words: rapport, attitude, mind-set. All leads are good leads. You never, ever say it's a numbers game. It's not a numbers game. If you are convinced that a buyer will buy he/she will buy (law of attraction). If you ever have the slightest doubt, that person will NOT buy. The rapport you establish with your client is very important. Respect and trust are something you earn. No body will just hand that to you just because you wear a Realtor pin. Attitude. What is it? A lot of people think they know what this means but they don't as far as how it applies to real estate. Your attitude should be the same whether your client will buy or not. Whether you're selling a million dollar home or a $30K mobile home. Service is what we offer and the quality of your service should remain consistent. You must do real estate because you LOVE doing real estate! Not because you're doing it for the money. What happens if you do it for the money? If you're doing it for the money then it becomes like a drug. When the money is good you're high. When the money is not good, you're down. Your passion should be consistent, then your results will be consistent.&lt;br /&gt;&lt;br /&gt;Loyalty. Why do you expect your clients to be loyal? They are not even loyal to their spouses how can they be loyal to you (a stranger)? Again this is something you earn.&lt;br /&gt;&lt;br /&gt;Finally, there's product knowledge. Bottomline: show them a house they will fall in love with and they will find a way to purchase that house. They will borrow from friends and relatives if they have to. Finding that house comes with experience and lots and lots of product knowledge. You don't gain product knowledge by sitting behind a computer. You go out and visit properties even when you're not showing or your day off. Again comes back to attitude and the love of real estate.&lt;br /&gt;&lt;br /&gt;In the case examples above, we usually know the kind of property the buyers will fall in love with after a couple of hours. This just comes with experience and being with buyers on a daily basis for years. But you establish rapport by being with them. In the process you earn their trust and respect. You become their buddy. A brother or sister that they didn't have. An audience that laughed at their silly jokes. A baby sitter for a day, etc, etc...       <title>Evolution of the Bank Foreclosure</title>

The reasons behind it are many and the options are few.&lt;/p&gt;
&lt;p&gt;Why are so many folks facing foreclosure?&amp;nbsp; There was a time that most foreclosures looked the same.&amp;nbsp; The condition of the home was not HORRIBLE but rather odd.&amp;nbsp;&amp;nbsp; Strange and random items were missing.&amp;nbsp; A few out of place signs of damage jumped out in a house that was otherwise well cared for.&amp;nbsp; It seemed to be the story of a good citizen who cared for his home getting a bad break and taking out a little of his anger on his way out, as well as maybe taking out his favorite ceiling fan and lighted vanity chest from the master bathroom.&amp;nbsp; It is also noteworthy to mention that at this time, foreclosures were so few and far between that it was almost a surprise to realize what it was.&lt;/p&gt;
&lt;p&gt;Then there was the introduction of the exotic loan.&amp;nbsp; Buyers purchased big because they were able to get a comfortable payment, for the time being anyway.&amp;nbsp; They were living large in a home above their means and probably a neighborhood and community beyond over their heads, as well.&amp;nbsp; They calculated the mortgage payment into their budgets, but not the cost of living of the area.&amp;nbsp; We also saw a lot of people at this time refinancing pools, snowmobiles, dirt bikes and big screen TVs.&amp;nbsp; Or buying the same things with the money they saved with their low payments.&amp;nbsp; When the hard times hit, whether it was the ugly interest rate change, job loss, or other fact of life, the result was the same:&amp;nbsp; Unmet payments and foreclosure.&amp;nbsp;&amp;nbsp; These houses showed differently than the first set mentioned here.&amp;nbsp; On the polite side these houses would be described as &amp;ldquo;lived in&amp;rdquo;, with the crayon marked walls, more than averagely stained carpets, evidence of kids, and more than usual small maintenance issues.&amp;nbsp; The blunt observer would say the house had never been &amp;ldquo;loved&amp;rdquo; or &amp;ldquo;cared for&amp;rdquo;.&amp;nbsp;&amp;nbsp; These types of foreclosures became very common.&lt;/p&gt;
&lt;p&gt;Today there is no pattern to the foreclosed upon homes.&amp;nbsp; One cannot predict the condition they will encounter when walking in the door.&amp;nbsp; Some are so dirty and damaged from neglect, some from intentional abuse.&amp;nbsp; Yet a few will still present themselves in such good condition that you imagine the seller making a graceful exit from their one life on to another.&amp;nbsp; Popular opinion is that loose lenders are largely responsible for the decline in our economy and communities.&lt;/p&gt;
