Months of inventory is at normal levels in the Salmon Creek and Felida area at 6 months, down a few months since March.

Average price for homes on the market in Vancouver WA zip codes 98685 and 98686 hover near $300,000, which is pretty consistent for the last 12 months. Average price for sold homes has been down as low as $192,000, and as high as $274,000.

Average days on the market are around 100, and houses are selling for 93% of list price in Salmon Creek.

Buyers Decide Within 8 Seconds Whether They Are Interested In A Home

This is so true.... First impressions are very important. Houses should be tidy, uncluttered, and smell clean for every showing or they risk losing potential buyers.

I am a huge fan of Real Estate Agent and Mogul Barbara Corcoran. Barbara is a Real Estate Contributor on NBC's Today show and the wonderful addition to ABC's Shark Tank. Per Barbara:

"BUYERS DECIDE WITHIN 8 SECONDS WHETHER THEY ARE INTERESTED IN YOUR HOME."

I'm not surprised by this at all. It's the first impression when walking in and hearing "Wow, this is cute" or "Ugh, what is that smell?" pretty much sums of the next few minutes of the tour of that home.

I always tell my buyers that they will know when they walk in if this is their home or not. If they aren't feeling it within the first 10 seconds, let's move on. They never believe me... AT FIRST. But usually by the 4th house they agree that they know pretty much immediately if they are interested or not when walking in the door.

So buyers pretty much know. Sellers - remember that! That first impression (or at least the first 8 seconds) can decide whether the buyer is interested in your home!

How to write an offer so it will not be immediately rejected.

An excellent post by Steve Mun of San Jose... Simple concepts, but often not adhered to on hot properties! With all of the competitively foreclosures coming on the market, it behooves all buyers (and buyers agents) to clean up their offer and show their seriousness on round #1.

As the San Jose Short Sale Agent, the bulk of my listings receive multiple offers. One of the things that some of the newer agents in my office ask is how to get offers accepted in a multiple offer situation.

Rather than answer the question in that format, I would pose the question in another way: How you do write an offer so it will not get immediately rejected? After all, aren’t your chances much better if your offer survives the first cut? Frequently, if there are numerous offers, rather than making individual counter offers, listing agents eliminate offers on the first cut and leave only a few of the best offers with which to negotiate. Here are some ways in which I think an offer can be written to survive the cut.

First, do your own CMA (comparative market analysis) and find out how much similar properties have recently sold for in the neighborhood; be able to justify your price. This sounds like an elementary step, but it is amazing to see agents – who are supposed to be professionals in the real estate business – just pick numbers and are unable to defend how they came up with these figures. If you cannot verbalize how you reached your price, how do you expect the listing agent to read your mind?

Second, Follow directions. When listing agents feel they are going to have multiple offers, they sometimes provide instructions on how to write up offers. For me, I provide written instructions to serve one function: It demonstrates the ability of an agent to follow simple instructions. If someone can’t follow instructions on how to write an offer, this is a roadmap for things to come in the rest of the transaction.   Transactions tend to run much more smoothly when each agent does what is prescribed for them. People who do not/cannot follow instructions, bring needless complications to the transaction.



Third, do not bad mouth the listing property. Some agents seem to think their way of justifying a low ball offer is to bad mouth the property. It’s fine to raise your client’s concern about the condition of the property. But how you package that information into an easily digestible message is how you earn your keep as a real estate professional. Saying things like the paint job is horrible or the property is the worst looking one in the neighborhood or finding other faults and incessantly nit-picking on them are not wise ways to describe a property that your client wants to purchase in a multiple bidding situation. The efficacy is in how you finesse the situation to relay your concerns, but not to offend the person who can sell it to you or take it away from you.

Fourth, write simple offers.   Do not complicate things and make convoluted offers. There is something to be said about the beauty of a simple and easy to comprehend offer.  Trying to artificially inflate the offer price and then asking for a large credit as closing cost does not really mean you are not making a high priced offer; you are not fooling anyone with this amateurish trick. Your credit request may raise issues with your lender that may have negative consequences at closing time that you may not have anticipated. Sellers want simple, easy to comprehend offers that makes their lives simpler, not more complicated.

The key is not to get identified as an offer with a weakness which warrants being eliminated in the first cut. Don’t identify yourself as an agent who will make the transaction more complicated rather than easier for the listing agent. Remember, in a multiple bidding situation, the listing agent wants a solid, superior offer; but they are also seeking to identify a competent and easy to work with buyer’s agent; not the incompetent one who will raise issues that gets in the way of a smooth closing. The goal should be to work to be the former rather than the latter.

Homeowners Assistance Program (HAP) For Military / Service Members

If you are a member of the US Military and are trying to save your home from foreclosure, there is a program that offers options for short sales, loan modifications, and payment assistance that may benefit you. This is being offered by the US Department of Defense and the US Army Corps Of Engineers to help service members who have been wounded or injured after September 11th, 2001. The following criteria are required to be eligible for HAP:

Wounded, injured, or ill service members, including civilian employees and Coast Guard members
The surviving spouse of Armed Forces and civilian employees who have passed in the line of duty
Base closure or Permanent Change Of Station (PCS)

How Does A Real Estate Agent Get Paid?

This is a question that buyers are thinking, but are sometimes afraid to ask. Tammie White explains this very thoroughly in this post. Another area which is unclear to consumers, is how we get paid when listing a short sale. The answer is that our fees are deducted from the proceeds to the bank.

How Does A Real Estate Agent Get Paid?

This is a question that far too many real estate agents think consumers understand. Unfortunately, too often that is not the case.

Real estate agents are independent contractors which means we work on 100% commission. We do not get paid until the homes we are selling close.

Most agents work for a brokerage company such as RE/MAX, Keller Williams or Coldwell Banker but some may own their own brokerage.

My license is with Benchmark Realty LLC in Brentwood TN. I am not an employee of Benchmark. Benchmark Realty receives a portion of my commission for providing me with services I require to operate my business. However, as an independent contractor, I am free to run my business the way I want. The only caveat is I don't violate the National Association of REALTORS® Code of Ethics or Benchmark Realty company policy.

Consumers usually understand real estate agents receive a commission as a listing agent but don't understand how buyer's agents get paid. It's really quite simple.

When a home is listed, the seller agrees to pay the listing agent a commission to sell his home. That commission varies from state to state, anywhere from 5 - 10% of the sale price. That 5 - 10% is then split between the listing agent and the selling agent (buyer's agent). The seller is paying both agents from the commission agreed upon with the listing agent. Neither agent gets paid until all the requirements of the contract have been met and the home closes.

At closing, funds are deducted from the seller's proceeds to pay the two brokerage companies where the listing agent and the selling agent have their license posted.

The brokerage companies will then take their piece of the pie, which can be as much as one-third of the agent's commission. The brokerages then cut a check to the agent.

Seems simple right? But then who pays the agent to work the open house or the agent who answers my questions on the phone or who may even take me out to see a few homes? No one.

These agents are working events and showing homes in the hopes of meeting new clients. They don't get paid an hourly rate to work open houses or show properties. They hope to sell you a home and collect the commission.

Real estate agents work far more hours than buyers and sellers know to get their clients to the closing table. All of that work goes unpaid if the buyer or seller does not close on the sale of a home.

Can you imagine working 100 hours or more and then not getting paid? It happens all the time to real estate agents.

How? You ask. Mostly, because consumers don't really understand the many risks we take upon ourselves to sell homes.

For example, listing agents have a multitude of expenses to market your home. If your home doesn't sell, they may be out those funds with no chance to recoup their expenses.

Buyer's agents have even more risks than listing agents do. Do you know how many times people will use an agent to take them out to see homes and then cheat the agent out of a commission by using another agent to write the contract?

The buyer's agent is spending hours and gas money to drive prospective buyers around. Remember, he doesn't get paid until he sells a home and it closes. If the buyers decide to use someone else to write the contract, the agent who drove them around gets nothing. Not even a reimbursement for gas expense.

The next time you meet an agent at an open house who is willing to help you find a new home, remember, he doesn't get paid hourly to help you. He gets paid at the end of the transaction which means the purchase of your new home.

The same is true of listing agents. They put lots of money out front to market your home. They don't get any of that money back until your home sells and closes. If your home doesn't sell, they are out those funds.

I can't think of another business who provides this type of service without getting paid for their expenses.

Ten things to remove before listing...

An excellent list for any seller on what to tuck away before listing your home. Nobody wants to believe that theft will occur while their house is on the market, but unfortunately it does. Also, the little things (like piles of shoes), really do plant seeds in buyers heads as to the functionality (or lack of) in your home.

Everyone has heard rumors of de-cluttering when it's time to sell your home. But, what does that really mean? Before going hog wild and moving out... here's a few of the most important things to consider removing before you list your home for sale.

10. Personal photos. I don't always recommend removing photos of the 'family' but if you have hallways filled with photos or photos on every end table it is probably necessary. Buyers really DO get distracted by them. They will take them all in as they walk down the hall. Not only do they take away from the home, but it's really disturbing when a buyer is excited to 'know' the sellers. And, the buyers do look at them.

9. Bills and personal papers. I understand that you cannot remove these document from the home all together, but please take the time to organize them, box them up and put them out of sight. If you have bills laying out on the counter or kitchen table it's like an invitation for the buyers to 'peek' at them. Believe me - I discourage it - but it still happens. And as a seller you just don't want to leave the temptation behind.

8. Money. I would love to say that every buyer (and Realtor) going through every home is honest, but I really don't want to test those waters. If you have cash, cash boxes or coin jars sitting out in the open... put them away. It's just better for everyone if it's out of sight. As Realtors we do what we can to protect your home, but your help makes a difference!

7. Valuables. Jewelry, watches, valuable antiques.... anything that might be worth a bit of money that you wouldn't want to lose. Out of sight, out of mind. If buyers don't know they are there they won't think about it. I can't tell you how many homes I've been in where the jewelry is left on the dresser.... somehow it's uncomfortable. At least put it away.

6. Guns and ammo. I don't care if they are in a case or out laying around or under a bed. It's better if you just plain old remove them from the home prior to listing. For some reason they make buyers (in my experience) feel really insecure.

5. Shoes! If you have a pile of shoes at the door... ask yourself why. A pile of shoes gives a buyer two impressions. The first? That there isn't enough storage in your home. 2. That there are too many people living in the home. So, in order to avoid wondering on the part of the buyer... just put them away.

4. Medicine. Take it out. Don't store it on the counter. Don't store it in the cabinet. Don't store it in the bathroom. Remove it. There have been many complaints over the years of potential buyers 'stealing' the medicine out of the cabinets. I have never had it happen on my time clock, but to avoid any trouble it's best to simply remove it.

3. All things on your kitchen counter. Everything? Really? Yup. The cleaner you can leave the counter, the more buyers dream of being in there. Have you ever been in a cluttered kitchen? Does it feel inviting? How about a cleaned up kitchen? Does it make you wanna spend time there? Also, if you store things on the counter it gives the appearance that you do not have enough storage space.

2. No more junk drawers. Seriously. Clean 'em out. There is nothing more tacky than a potential buyer opening the cupboards and drawers and having things sticking out everywhere. Box up all the notes, pens, tacks, and odds and ends and put them away. Chances are you don't dig in the drawer often anyways.

1. Nothing but magnets.... and maybe not even that. Take a photo of your fridge, take everything off, wash the front (and side), and take another photo. It is really refreshing to walk into a home that has a clean fridge. The kids pictures are beautiful (believe me... my fridge is covered in them) but buyer's can't imagine their own children's drawing on there if it is covered with yours. And, the magnets... If they aren't decorative (and even then) they are generally more of a distraction to the room than a help. Consider it.
