An attempt at having a weekend off results in the ability to take in more sights most people can do in a week of vacation because I live along the barrier Sea Islands of Coastal Georgia.

Cumberland Island, a barrier island off the coast of Georgia is larger than Manhattan Island, but never has more then 300 visitors per day. Cumberland is the southernmost barrier island on the Georgia coast. The island is over 36,000 acres, 17.5 miles long and approximately 1 ½ to 3 ½ miles wide. There is no causeway or bridge to the island so most of the visitors to the island take the Cumberland Ferry from Saint Mary's, Georgia. Conrad and I chose to go by jet ski from the Jekyll Island public boat launch.

Leaving Jekyll, we head south towards Little Cumberland Island. The view below is from jet ski of a home on Little Cumberland Island.

We took a quick stop at Christmas Creek. Conrad cast his net for bait and then fished a while and I found this little friend below who carries his home on his back.

The horses on Cumberland Island are shown below.

The horses are not wild, but descendants of domesticated horses that belonged to the Carnegie family in the 1900's.

There are many foals on the island and we were able to photograph this foal, the first foal of this season.

This foal is very young and is staying very close to its mother on the edge of the dunes in the marshland.

The horses are often seen on the 17 plus miles of pristine undisturbed beaches (even if my husband and I couldn't get a photo).

It was a great day and we are deciding which island to take a look at tomorrow.

Join the staff at the Georgia Sea Turtle Center for an afternoon of interactive educational activities, arts and crafts, and fun on the beach. Vendors and exhibitors from various organizations in the Brunswick-Golden Isles region will also be present with hands-on exhibits. Kids can test their skills in the always popular Turtle Crawl obstacle course. Plus, one or more of the rehabilitated patients from the Georgia Sea Turtle Center will be released.

The Georgia Sea Turtle Center designed for sea turtle rehabilitation, research and education on sea turtles opened in June 2007 on Jekyll Island, Georgia.

The Center is very much like an emergency room and rehabilitation center for injured and sick turtles in addition to scientific research. You get to see the various patients that are in rehabilitation at the Sea Turtle Center and find out about their injuries and illnesses.

Freshwater turtles (like you find in ponds or in pet stores) have flat feet and webbed toes for swimming while a sea turtle's feet are flippers used for swimming. A freshwater turtle can move its neck into an S shape to put its head inside its shell while a sea turtle cannot.

One of the things you learn at the Georgia Sea Turtle Center is the development of sea turtles from eggs all the way through adulthood. Sea turtles dig in the sand and bury their eggs. Several months later, the baby turtles crack out of the shell and stays hidden in the sand for several nights until all of the turtles are out of their shells. About 100 turtles start digging for the surface and emerge in the dark on the beach and race toward the sea. Many become victims to seabirds, crabs and other predators. Sometimes they head in the wrong direction toward the lights buildings behind dunes because they think they are headed into the light of the ocean's horizon.

During certain times of the year, you can see the hatchings on beach walks sponsored by the Georgia Sea Turtle Center. Open daily from 10 - 6, visit the Georgia Sea Turtle Center.

Jon Burpree of the Fort Frederica National Park Service offered that "Many Americans are facing tough economic times right now, this is our way of trying to help, making it easier to visit a national park, to bring your family for a day or a weekend of fun......
Fort Frederica offers a chance to peer into our colonial past, to visit a time and understand the vital role that Frederica played in the larger contest to see who - Great Britain or Spain - would control this part of the world," said Burpee. "It also provides a lens to look at those settlers who arrived here in 1736 who also went through some hard financial times."

View the archaeological site of the fort and take part in the programs that help you take a look into our history and learn about the what it was like to live here in the 1700's. Events include tours guided by rangers, demonstration of historic weapons, audio and film exhibits and the award winning "Junior Ranger Program.

Fort Frederica, located on Saint Simons Island Georgia has a wealth of history that is brought to life for you by the National Park Service. Named after Frederick, Prince of Wales, Fort Frederica is located on the bend of the Frederica River, this site was originally occupied by the Gualdalquini Indians and Spanish Missionaries. During Fort Frederica's occupation, a group of Creek Indians, the Yamacraw inhabited Fort Frederica along with the English.

When James Oglethorpe founded Georgia, Fort Frederica was selected for its excellent defense position on the bend of the Frederica River. Frederica's time period was from 1736-1758. Approximately 800 - 100 inhabitants lived there at the peak of Fort Frederica's occupancy.

Even though the land is now covered with beautiful oaks, the land had been cleared of trees by the Indians prior to Fort Frederica's construction. So, during the 1700's, the land was basically clear cut.

Fort Frederica is the location of the Bloody Marsh. In the 1742 Battle of Bloody Marsh on St. Simons Island, General Oglethorpe's soldiers defeated Spanish forces in what was the only Spanish invasion of Georgia during the War of Jenkins' Ear. The battle earned its name from its location rather than from the number of casualties, which were minimal. There is a cemetery location on the grounds of Fort Frederica. Both the number of people and their identities those buried in the cemetery are unknown.

$8,000 FIRST TIME BUYER TAX CREDIT - CHECK RECEIVED !!!!

This is an actual check from one of my First Time Buyers who bought a home last month, and immediately filed his 2008 tax return - which he had already filed an extension for - and this week received the above check !

... before his home purchase, his return was going to give him a refund of approximately $4,000 !!!! ... as you can see, he qualified for the tax credit, and received $8,000 additional dollars from the government for buying his home.

Per the IRS.gov website, you may qualify to receive this credit if you meet the following qualifications:

"... qualifying taxpayers who buy a home before Dec. 1, 2009, can claim the credit on either their 2008 or 2009 tax returns. They do not have to repay the credit, provided the home remains their main home for 36 months after the purchase date. They can claim 10 percent of the purchase price up to $8,000, or $4,000 for married individuals filing separately.

The amount of the credit begins to phase out for taxpayers whose adjusted gross income is more than $75,000, or $150,000 for joint filers.

For purposes of the credit, you are considered to be a first-time homebuyer if you, and your spouse if you are married, did not own any other main home during the three-year period ending on the date of purchase."

The credit itself:

Applies to purchases that close after April 8, 2008, and before Dec. 1, 2009.

Applies only to homes used as a taxpayer's principal residence.

Reduces a taxpayer's tax bill or increases his or her refund, dollar for dollar.

Is fully refundable, meaning the credit will be paid out to eligible taxpayers, even if they owe no tax or the credit is more than the tax owed.

So if you were considering buying a home this year - be sure to talk to your accountant as you may also qualify to get $8,000 extra dollars for buying your first home !

ALSO: Be sure to check out a post from respected Loan Officer Jeff Belonger explaining how you may be able to receive an 'up front loan' for this credit to use towards closing costs or additional downpayment over your mandatory 3.5% payment on your FHA loan !

The USDA Rural Housing Guaranteed and Direct Loan Programs are available in eligible portions of Glynn County and all of most of the surrounding counties. This not well known program has truly come to light with the loss of down payment assistance on FHA loans.

The Wall Street Journal's recent article on USDA housing allows for a good overview of this program that still allows a buyer to buy with no money down and with no private mortgage insurance.

The USDA Rural Housing Guaranteed and Direct Loan Programs have helped a lot of people in Georgia realize the dream of owning their own home. This is a basic overview of the loan programs:

502 Guaranteed Single Family Housing Program: Loans for families to purchase homes. The program is 100% financing, no down payment. All of these loans are for 30 years and the interest rate is currently around 5% fixed according to Garreth Thomas of Mortgage Services of America. The families must show repayment ability and have good credit. This program is for families to purchase homes but is not limited to first time homebuyers. These loans are for families with higher income (moderate income families). These loans are actually made by a participating lender and have no loan limit.

Direct Single Family Loans are available at 4.625% Fixed Rates on 33 year terms. This program is also 100% financing and no down payment. If you don't have a credit score, alternative credit will be considered by the USDA.

Add this to the $8,000 Federal Tax Credit and the recently passed Georgia $1,800 tax credit and you have a deal like no other I have seen in my 27 year career.
