Wow this is great for jobs and our economy I really hope the request that Smokey's submitted will go through they will have to change the zoning for the property they are looking at before securing the deal. Smokey's is presently located on 5th St in Austin. Many buyers have the misconception that if they do not have an Agent representing them then they will save the 3% that would have normally gone to their agent. The reality is that the listing agent has the commission built in to the listing agreement and if the buyer does not have representation then the extra commission alot of the times will go to the listing agent so it does not go away. The city will put up a big screen at Elizabeth Milburn Park Located just off of Cypress creek and every Friday night the city will show a cute children's movie. May families have already seen the film but it is just tons of fun for the little one to have blankets and snacks packed up and the whole family stretched out under the stars to watch a free movie. My family has done it before and it is great fun. Comparing Home Sales in Jan 2007 and Jan 2008 in the Town of Cedar Park, TX

Is the market really as bad as the media continues to report? Well I decided to do a little comparison of my own I pulled from the MLS all the homes sold in Cedar Park, TX in January 2007 and all homes sold just last month January 2008 only in the city of Cedar Park, TX. What I found is that NO the market is not much different this year than is was last year at least for my area I like to work in. Here are the results -

January 2007 Cedar Park, TX sold 83 homes the range goes as follows

Low - 124's Med - 202's High - 499's

January 2008 Cedar Park, TX sold 73 homes the range goes as follows

Low - 110' Med - 249's - High - 469's

So there is not much difference in the volume sold. However we do see a bit of change in the prices. I like the medium price it seems to have gone up a bit and usually the medium is were most buyers tend to be...

Buying a new car

I just bought a new car and the knowledge and the experience I have as a Realtor really helped me get the best deal. The dealers have a way of talking in circles with out ever giving you a straight answer so when they would give me a certain details I could read between the lines with my handy dandy treo loan calculator to figure interest and the other detail they did not yet want to talk about. I also had already been pre qualified through a local credit union which enabled me know what the best rate is at this time. I did cause the sales guy and his manager much grief with the fact that I would not allow them to run the usual scam. Anyway I got it I am happy and grateful to the negotiating tact's that I have learned as a Realtor in Cedar Park, TX these aren't just an asset to my clients but also to me....

Getting motivated for 2008!

After reading several articles one that my Floyd Wickman Trainer Jason recommended I have determined that I need a mentor. Someone that I can look up to in every part of their lives not just the business side. Wow that has been a hard decision to make. I order Zig Ziegler's new book Better than Good and should start allowing it to change my think about this week providing that I get it on Wednesday like Amazon stated I would. I am excited to read it and get moving with a fresh look at Real Estate.

I am a little anxious about the new year bt I go through this process every year and it always seems to work out to be a good year.

If anyone has a good motivating book or been to a good conference lately please share the title or your experience and how it changed you out look.

I will keep you posted on the out come of my mentor.

Becoming Green in 2008!

Never really gave it much thought to the whole green thing. But now with so much attention on it I have really been looking at what I am doing and what I am not doing. Recycling has not alway been at the top of my to do list but with a few changes in my home we are become more aware of the Green way of life.

My kid are on board too - they think it is cool - we went and purchased separate garbage cans to put the different items in that will help us when trash day comes and we also are looking at what we are throwing away to see if we can put it to use again in the same capacity or use it in a different way. For example the bags that shredded cheese comes in can be rinsed out and used for taking snack to school instead of using all the sandwich bags that we go through every year.

We researched what we can recycle through our new garbage company. That was an interesting to find out that just because something is recyclable that doesn't mean your company will take it. I found a cool web site that give you all kinds of neat ways to help the planet. WWW.earth911.org. You can enter your zip code and it will tell you where you can take items that the garbage company will not take. Check this web site out it is really great.

Goals for 2008!

Another new year Wow how time goes by so fast. I haven't even sat down to think about the goals that I would like to set for my family and my business. I am very happy about the way 2007 finished out I seem to always be blessed. My prayer is that this trend will continue. However I know that it will be a little harder with all the negative media attention the market is getting. I do know that the interest rates dipped yesterday and I hope they continue to take a stead drop.

In the past I have always taken some sort of motivational conference to boost me up and get me going I haven't seen anything that looked appealing yet. Hopefully something will come up. I know the Floyd Wickman and Brian Buffini always get me going but I am just in no mood this year. If anyone has a new program I would love it if you would share it with me.

I think that hitting my data base twice a month with statistics and Real Estate related items will be one of my goals..... I have always sent something out once a month but I am going to try twice a month for a while and see if thing ramp up a bit.....

Any way if yo have any new ideas please share.....

I read an article in the Community Impact Newspaper about the fact that there is not much land left to build on in Cedar Park. Wow how we have grown over the past 5 years. The city has kept the small town feel while expanding in population to over 70,000 people according to the article. I guess this means that resales will more of my business while working in Cedar Park. If anyone knows Texas they know it is HOT!!!!! Well we have had a really great summer I know there will always be someone some where complaining. Not me. In-fact with all the rain the areas that are usually brown are green and we just had some very cool days this week. Now I know it will not last but boy I am very happy with the way things are going so far.....

As we work in such a legal cautious field I am always happy to disclose to my snowbirds that I can legally say they will not need to bring the snow plow with them when they move....They usually get a kick out of that.....

Do you know what the liablity is for a homeowner that has a dog that hurts someone?

Dogs are considered mans best friend - I know I love my little dog. But do we realize the extent that we are responsibly for them if they were to cause injury to someone even if they didn't touch the person.

I recently read an article about a man that feel off his bike due to a dog charging at him. The biker totally shattered a knee and required a complete knee replacement - after the biker sued the dog's owner the homeowners insurance and the HOA. He racked up a settlement of about 2million. Wow - and the best part of this story is that the dog that caused all this was only coming up to greet and give kisses it turns out that he had never harmed anyone and was the nicest dog you could ever meet.

I guess the best leason to learn is keep your pup on a leash no matter what kind of dog they are.

There is always a buyer for every home that is put up for sell. And there is always a seller that has thought about selling their home alone. Those sellers are referred to as FSBO's in the real estate profession.

Sure homeowners Can and Do sell their home all the time but are it wise and what benefit are there and how does it hurt the amount of return that a homeowner could have received had he listed with an experienced real estate professional??????

The National Association of Realtors (NAR) reported that less than 16% of homes sold in 2000 by FSBOs and even fewer than 18% in 1999.

Also the report added that For Sale by Owners get an average of 7% less for the purchase price than that listed with a Realtor.

As FSBOs you have to deal with potential buyers that are not qualified with a mortgage broker they are simply looking. I Realtor can help cut down on wasted time and money for the seller in asking the right questions prior to the owner taking the time to show the home.

The report indicated that sellers paid more items on the closing cost than a seller represented by a Realtor due to the fact they are not educated on what they should pay and what is not a seller expense.
