I'm a Realtor in Plainfield, Illinois. I specialize in short sales and foreclosures, so I'm no stranger to the aftermath that can be found within the confines of a former "home". I've seen some really destroyed places; sledge hammers to the walls, feces on the floors of every room, rotting food on the floors and counter tops, obscenities on the walls, roaches, abandoned pets, burst pipes, and the worst thing I've ever seen done by a homeowner who lost their home to foreclosure... they completely booby trapped the entire house. The governments plan to help homeowners in foreclosure may leave you looking for answers as the specifics of the plan are hard to sift through.  Loan modifications through the private sector may be a better a better solution for homeowners in Plainfield and the surrounding communities.

Just over a year ago, it was nearly impossible to imagine buying a Plainfield single family home under $200,000; but right now there are currently 10 properties on the market below $199,900 which is great news for first time home buyers looking for Plainfield real estate.

I am in the middle of a short sale with a seller in Oak Park, IL.  This couple has been a pleasure to work with, and although they now live out of state they have been stellar in getting me all of the documents that I've required through this process.  I speak to the Mr. or Mrs. at least 2-3 times a week (usually more!); either updating them with progress, or answering their questions about the process. I return their calls promptly, and I have been in excellent communication with their lender, their attorney, and the attorney for their lender.

Buying  a new home is almost always a positive emotional experience. Selling a home though, can stir up complex emotions and negative feelings about leaving behind cherished memories and a sense of security. This is commonly true of even the most ambitious sellers who prepare for the decision months in advance... and are excited about the prospect of the change. Now, can you just imagine the emotional state of a distressed homeowner?! I got a phone call yesterday regarding a letter I had sent to a homeowner in foreclosure...
