We all Love our Pets but Sometimes Condo Developments Don't

Pets and Condominium Projects don't always go together so let your Realtor know if you have pets when looking to buy a condo, townhome or a home in any type of Planned Unit Development.

We all love our pets and I see people make major sacrifices for their pets. Condominium Projects and Planned Unit Developments have Rules and Regulations with regards to pet policies. Some allow them and some simply don't allow them at all. Those that allow them usually do have certain restrictions which may be the number of pets, the size of the pet and the type of pet. I've seen some just allow cats and other restrict it to one dog with possibly a size limit.

Be sure to work with a Local Realtor who knows the local developments and what their pet policies are. I have found it helps save time in looking at property for sale when I know up front if my client looking for a condo requires one that allows for their pet. It sometimes can narrow down our selection of condos to just a handful.

In the Park City Utah area, I have second home buyers that would like to be able to bring their pets with them when they use their property that is placed in a nightly rental pool. Some condominium projects that do allow pets will typically allow owners to bring pets but not guests. You also need to discuss with your property management company that you will occassionally bring a pet since Property Management Companies may have pet policies for properties that they manage.

After a long day on the ski slopes, it sure feels wonderful to relax your aching muscles in a warm bubbling hot tub. So when looking at ski condos for sale, make sure they offer a hot tub whether it is a shared community hot tub for the project or even better yet a private hot tub on the deck.

Not all ski condo projects have private or shared hot tubs. I believe a hot tub will not only bring you great enjoyment but it will also be a great asset for resale. Buy Ski Property in the Summer

Summer is the best time of the year to find ski property for sale.

During the winter ski season there are more buyers in town in the popular ski communities so it is harder to negotiate for a good price when you are competing with more buyers. Also many of the ski properties are in a rental pool during the ski season so they are harder to preview with guests occupying the properties.

So why not go shopping in the summer or fall for ski property? It is so much easier to preview properties and there is very little competition with other buyers who don't make a special trip out during the summer. You may also have more to choose from with better chances to negotiate for a better price. Sellers tend to be more motivated too. They get much less rental income during the summer months and may be more flexible on the price.

Ski towns are also a fun place to visit in the summer and lodging rates are significantly lower.

Park City Utah is a great ski town to consider if you are looking to buy a second home ski property. It is fast becoming a popular place to buy ski property because it is so easy to fly to. The Salt Lake International Airport offers numerous non-stop flights to most U.S. destination and is only a short 30-40 minute drive away. You also can typically get more for your money in Park City than in other popular ski communities such as Vail, Aspen & Telluride.

Own a slice of Park City Utah Paradise

The hot new trend in Resort & Second Home ownership is the Fractional Ownership market. As the real estate prices continue to rise in prime resort locations, more people are starting to consider fractional ownership as a great way to be able to own real estate in their favorite resort paradise.

Fractional ownership is different then timeshare. With fractional ownership you actually own a fraction of deeded interest in a property whereas with timeshare you only get the right to use a property at a specific time with no deeded interest. The slice of the piece of real estate pie can vary and typically it will be done in 1/4, 1/6 or 1/8ths. So you may get anywhere from 13 weeks to 6 weeks of use per year, depending on the use program and fraction amount. How the use is divided out can vary greatly as well.

Fractional ownership is a great option if you have a flexible vacation schedule and don't need to travel at specific periods of time that are in high demand. If you need X-mas holiday week every year then this will probably not work for you.

Some of the fractional ownership properties also have rental programs so that you can place your unused days in a nightly rental pool for some extra income to help offset maintenance fees.

Fractional properties can either be a condo hotel property, traditional condo or townhome as well as a single family home.

Park City Utah has become a popular place to find Ski Property for Sale because it is the easiest ski town to fly to. The Salt Lake International Airport which is a short 30-40 minute drive away offers numerous non-stop flights from all over the U.S. Many of the ski resorts in Park City offer free skiing on the day you arrive since many can ski on the day they arrive.

The Park City area also offers great value in ski in ski out property. Because many of the ski areas are privately owned there is a greater selection of ski in ski out property. Most other ski areas in the country are located on publically owned land which limits the amount of development on the mountain. The New Park Silly Market in Park City Utah

A great time was had by all this weekend at the opening of the first annual Park Silly Market which will take place every Sunday in the summer in the Lower Main Street area of Park City Utah. The lower main street area was shut off from traffic between 9am to 3pm to host this fun new weekly event. There were food vendors and artists displaying their wonderful creations as well as live musician performing which added to the festive atmosphere.

Every Wednesday in the summer there still is the Farmers Market at the Canyons Resort which offers more produce from local farmers. The Park Silly Market is more of an arts festival theme and resembles a smaller version of the annual Park City Arts Festival. There continues to be more and more fun activities to enjoy in Park City area during the summer.

New Construction Condo Project at the Canyons Resort in Park City Utah

The Silverado Lodge at the Canyons Resort offers brand new ski condos for sale that are currently available.

The developer just recently finished this condo project at the Canyons Resort which is a brand new condo hotel a short walk to the Canyons Resort gondola. There are some developer condos as well as several resale condos for sale at the Silverado. These condos come fully furnished and ready to place in a nightly rental pool. The units come as either a studio, 1, 2 or 3 bedroom and are starting around $215,000 for a studio.

The next condo hotel project to offer brand new product at the Canyons Ski Resort will be the Escala Lodge and it will be a luxury ski in ski out condo hotel with prices for available developer units running around $850 per square foot whereas the Silverado project is running around $550 per square foot for new construction. The Escala project is planned for completion around the Spring of 2008.

The Dakota Mountain Lodge Project is an up and coming pre-construction project that will be a unique condo hotel at the Canyons Resort area. It will have in it the famous Golden Door Spa which is a high end destination spa. I heard a well known actress who enjoys the Golden Door Spa is buying a condo here. The Dakota Mountain Lodge will be across from the new upcoming Frostwood Gondola.

Most of the other condos at the Canyons Resort that are full ownership were built in the late 70's & early 80's. So if you are looking for new construction at the Canyons Ski Resort that is here now to use then the Silverado Lodge may be a possible choice. There are several other great pre-construction projects one can get into that will be completed over the next few of years.
