After seventeen years in Real Estate, I am never surprised at the conditions of the offers that come in on a listing for sale. Here is a little story...
..but...first keep in mind....the market in my area is down...houses have lost value.  I considered this in my CMA. The list price was on spot. This house solid beautiful brick 3 bedroom 3 bath ranch on 1 acre ..new roof, furnace/air windows, painted,  hardwood floors & new carpeting..updated fin basement. moderate priced home.
An offer came in$20,000 below list price with a $ 5000 assist , asked for a $500 home warranty … (6 comments)

 I walked across the parking lot to our 5 year old super Walmart Center.   I was looking  at the parking lot markers and noticed for the first time blue signs, quite obvious marking the buggy returns.  Numerous signs dotted the busy parking lot..attached to the return stations about 7 feet in the air......I never noticed them before. thinking out loud, I ask my self " Geezz are you that focused...that much in a hurry...... that it has taken 5 years to notice the buggy return signs.
What else have I missed?   I drove the familiar, frequently  driven route, ...... my focus … (13 comments)

sellers: Between a rock and a hard place.Would you want to be there? - 05/26/09 10:12 PM
The market  values have  dropped.   Homeowners losing value in their homes.  We have heard it, lived it with our clients and suffered along with the rest of the population for months. 
We can say for the most part, our homeowners who need to sell their homes are between a rock and a hard place.
If someone can shed some light on this ...please  do so...maybe it my perception ..maybe it's my rant on behalf of homeowners

 I can do it myself...I don't need to list my house....We have all heard this..been there ...dealt with it ..BUT
I am curious to hear how the active rain members approach the negative comments of a FSBO
What have the comments been? What has been your response? Did you get the listing or maybe you didn't want it!?
