      <title>Zip Code 77450 Market Report June 2009</title>
      <description>&lt;p&gt;Zip Code 77450 is a very tough one to analyze. There is an extremely wide-range of home values; houses are appraised below $100,000 all the way to over a million. Unlike other Katy Zip Codes, when looking at 77450 statistics, I must reject &amp;ldquo;average&amp;rdquo; pricing. Due to the huge variance, the data is skewed.&lt;/p&gt;

&lt;p&gt;However, Days on the Market is relevant if we keep in mind that the highest priced homes are fewer in number and usually slower to sell. Less&amp;nbsp; people can afford to purchase in the highest-end price range.&lt;/p&gt;
&lt;p&gt;High-end home sellers find that competition is tough. This buyer has a real choice, due to other extremely prestigious areas of Houston such as the Memorial Villages. While Katy schools are the greatest motivator for home purchases in our area, those who can afford million-dollar-plus homes can also afford private schools. Many chose to live closer to downtown Houston.&lt;/p&gt;
&lt;p&gt;Still, if marketed correctly, the highest end listings will sell. Statistics prove this and sales are consistent.&lt;/p&gt;
&lt;p&gt;The above graph represents the last six month&amp;rsquo;s data for Days on the Market. While at first glance, it appears to represent a negative shift, if you look closely you will see that the time from listing-to-contract is stabilizing. The extreme upward spike has leveled out. The great influx of spring and summer homes contribute to a longer sales period.&lt;/p&gt;
&lt;p&gt;As far as how long a house takes to sell, an extreme&amp;nbsp; contrast exists between houses that are priced aggressively and over-priced property. Houses priced at market value sell relatively quickly. At this time of year, many sellers try to-push-the-envelope with respect to pricing.&lt;/p&gt;
&lt;p&gt;Another factor is how the home shows. A clean, neat and uncluttered home sells far more quickly. To accomplish this important edge in selling, professional staging has grown in importance. In almost all cases, it easily pays for itself.&lt;/p&gt;

&lt;p&gt;Six months ago there was a glut of property on the market as represented by the above chart, Inventory for 77450. By mid-March, a significant number of houses were off the market.&amp;nbsp; Some sold and others were taken off.&amp;nbsp; Numbers rose again with the traditional influx of spring and summer houses.&amp;nbsp; Inventory has stabilized in the last 45 days. There are approximately 357 homes on the market.&lt;/p&gt;</description>

&lt;p&gt;&lt;strong&gt;You signed the contract with your Realtor, the &amp;lsquo;For Sale&amp;rsquo; sign is in the yard and it&amp;rsquo;s been weeks since you&amp;rsquo;ve had any action on selling your home. Could it be due to excessive clutter?&lt;/strong&gt; If you have taken a look around your home, and the answer is &amp;lsquo;yes&amp;rsquo;, it&amp;rsquo;s time to get serious about making an investment in making your home more appealing. This investment could be the time that you put into cleaning it up yourself, or financial by hiring a professional to assist you. In either case, if clutter exists in your home and you want to sell it, that For Sale sign may sit in your yard longer than necessary.&lt;/p&gt;
&lt;p&gt;Buyers consider many things when looking for a home &amp;ndash; location, neighborhood, amenities, etc, but they are also looking at how a home is presented. &lt;strong&gt;Think about it. No one wants to walk in to a home that is messy. &lt;/strong&gt;People are attracted to cleanliness and order. For example, when buyers walk into a new model home, they are wowed not only by the decorative scheme that the model presents, but they don&amp;rsquo;t see clutter. It&amp;rsquo;s attractive. It&amp;rsquo;s welcoming and they can see all the details the builder wants to showcase. Granted, it may be a bit sterile, but it still looks inviting. &lt;p&gt;On the flip side, if a buyer walks in to a home that is full of clutter, it could possibly block their sense of &amp;lsquo;vision&amp;rsquo;. &lt;strong&gt;People by nature are visual, and they need all the help they can get when you are selling your home.&lt;/strong&gt; Buyers are always looking for good storage in a home, and they will open closets, cabinets and drawers and check out the garage to get an idea of what storage options are available. Storage can be a deciding factor in their decision, and if these areas are filled to the brim with &amp;lsquo;stuff&amp;rsquo;, they may not be able to figuratively or literally &amp;lsquo;see&amp;rsquo; the potential an area possesses.&lt;/p&gt;
&lt;p&gt;If your Realtor suggests that you &amp;lsquo;tame the clutter&amp;rsquo; in order to list your home for sale &amp;ndash; listen to their advice. Your Realtor wants to assist you in every way possible for your home to sell. If clutter is preventing the sale of your home (or low-ball offers are more prevalent than not) invest in fixing the problem so your Realtor can proudly show your home. &lt;strong&gt;If you are not sure how to go about solving the problem, ask your Realtor, as they will have resources available to get your home in shape.&lt;/strong&gt;&lt;/p&gt;

Residents take great pride in their Kelliwood homes which is apparent from a quick drive-through.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The Willow Fork Country Club, a private club with golf course, is located at the south end of Kelliwood. &lt;/strong&gt;It is a reasonably priced full-service country club. The general public is allowed to hold certain events, like weddings and meetings, at Willow Fork Country Club.&lt;/p&gt;

It was quite the honor for David Weekley as it was the very first time that a Firethorne homebuilder has hosted such a Katy&amp;nbsp; Chamber event.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The 1,400-acre Firethorne master-planned community,&amp;nbsp; where the vibrancy of West Houston meets the small-town charm of Fulshear, is located in the acclaimed Katy Independent School District. &lt;/strong&gt;It features 150-acres devoted to parks and recreational amenities including a 12-acre lake with surrounding greenbelt. There is also a sports field, hike-and-bike trails, parks and playgrounds. One of the nicest features is a wildlife observation area and a natural bird habitat&amp;ndash;unique features for a Katy development.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The youth at St. Peter&amp;rsquo;s United Methodist Church in Katy are fast approaching the time for their annual youth-sponsored Chili Cook Off and Auction.&lt;/strong&gt; It will be held this coming Sunday, February 22, at 11:30 a.m.&amp;nbsp; St. Peter&amp;rsquo;s United Methodist Church is located directly across the street from Taylor High School.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;All money earned goes to help the youth seniors travel to Jamaica for a week of fellowship and mission work.&lt;/strong&gt; Katy neighbors are invited to participate in this fund raising effort by providing the teens with a gift card, themed basket donation or a delicious dessert for this year&amp;rsquo;s auction.&lt;/p&gt;
&lt;p&gt;The Cook Off and Auction will be held in&amp;nbsp;the Fellowship Hall. Katy friends and neighbors are invited to join church members for this fun and worthwhile event.&lt;/p&gt;

      <title>How the Stimulus Bill will Affect Residential Real Estate</title>

&lt;p&gt;&lt;em&gt;Please excuse the wordiness of the following post but this is the very best explanation I've read of how the new Stimulus Bill will affect the residential housing market, including here in Katy. It is a letter, published in full, sent to my profession from the President of the National Association of Realtors:&lt;/em&gt;&lt;/p&gt;
&lt;p class=&quot;MsoNormal&quot;&gt;&lt;span style=&quot;&quot;&gt;Dear Fellow REALTOR&amp;reg;,&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;Here's our take on the Stimulus Bill and Treasury announcements made this week. We look at the Stimulus package AND the Treasury's package holistically, in compliment with each other - mostly because that's how the Obama team is looking at it. Your representatives, the NAR Board of Directors, asked us in November to do 4 things (with an unspoken but clearly understood mandate to PRESERVE what we already have). Here they are: 1) get loan limits raised for high cost areas, 2) make the $7,500 tax credit NOT a loan, 3) try to find ways to push interest rates down (which are higher than they should be due to systemic risk right now) by 200 basis points, and 4) help provide solutions to the foreclosure/short sale problem.&lt;/p&gt;
&lt;p&gt;So here's what we have achieved: 1) the loan limits will be raised to $727,000 in high cost areas, 2) the tax credit will be raised to $8,000 with NO payback [a &lt;img title=&quot;More...&quot; class=&quot;mceWPmore&quot; src=&quot;http://fuellingkaty.com/wp-includes/js/tinymce/plugins/wordpress/img/trans.gif&quot; alt=&quot;&quot; /&gt;true credit], 3) interest rates have come down 125-150 basis points, and 4) the bill has over $50 billion in it for foreclosure mitigation, with Geitners Treasury plan signaling that the second half of TARP and TALF will be used to mitigate foreclosures through a government guarantee, drive down interest rates by buying another $200-300 billion of mortgage paper from the GSES's thereby freeing them up to do the same with new mortgages, and Fannie has just agreed to lift the cap of 4 investment properties eligible for loans and raise it to 10.&lt;/p&gt;
&lt;p&gt;In addition, we preserved what we have - which some tend to forget is always on the table when these negotiations start up again - mortgage interest deductability, real estate tax deductability, and the $250,000/$500,000 cap gains exclusion (an overall package worth more than $100 billion and for some a very attractive funding source for their pet projects).&lt;/p&gt;
&lt;p&gt;We did make a run at the $15,000 credit -- and we would have loved to have gotten that or the Homebuilders $22,000 credit idea as well as their 5 year loss carryback deal, but they were considered too rich for this program. What it did do though is totally take the debate off of &lt;span style=&quot;text-decoration: underline;&quot;&gt;whether&lt;/span&gt; a tax credit should be reinstated at all (it expired last year) and whether it was a &lt;span style=&quot;text-decoration: underline;&quot;&gt;true credit&lt;/span&gt; or a &lt;span style=&quot;text-decoration: underline;&quot;&gt;repayable&lt;/span&gt; loan, and kept the conversation on &lt;span style=&quot;text-decoration: underline;&quot;&gt;how much&lt;/span&gt; it should be. It also kept the debate off of 'what we are willing to &lt;span style=&quot;text-decoration: underline;&quot;&gt;give up&lt;/span&gt; to get a $15,000 tax credit' and kept the debate again, on how much it should be. It's pretty hard to complain when they give you what you ask for and you lose something you never had.&lt;/p&gt;
&lt;p&gt;While we study the Treasury specifics on their major role in providing the rest of the housing solution--there is much more to come and we are working diligently with the Administration to help 'unclog the pipeline&quot; and get capital flowing into housing again.&lt;/p&gt;

&lt;p&gt;For the second year in a row, Realtor Magazine reports that exterior remodeling projects, i.e., maintenance that enhances the value of your property not things like a sunroom, return the most money, as a percentage of cost. This is detailed in the annual Remodeling Cost vs Value Report-2008. &lt;strong&gt;Texas was a region that consistently returned a higher percentage of remodeling costs upon resale.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;ldquo;Because today&amp;rsquo;s buyers have much more to choose from in the way of inventory, any home for sale must make a positive first impression,&amp;rdquo; said National Association of Realtors President Charles McMillan. Realtors provided their insight into local markets and buyer home preferences within those markets.&lt;/p&gt;
&lt;p&gt;According to Realtor Magazine, &quot;In addition to wood decks and siding, window replacements and kitchen remodels also returned a relatively high percentage of remodeling costs on a national basis. &lt;strong&gt;All types of window replacements - upscale and midrange wood and upscale and midscale vinyl - returned more than 76% of costs.&lt;/strong&gt; A major midrange kitchen remodel returned 76.0% of project costs, while a minor midrange kitchen remodel returned 79.5% of costs.&quot;&lt;/p&gt;
&lt;p&gt;The discussion continued, &quot;On a national level, bathroom remodels, while still a relatively good investment, do not return as high a percentage as in previous years. A midrange bathroom remodel was estimated to return 74.4% on resale, comparable to a midrange attic-to-bedroom conversion, at 73.6% of costs recouped, and a midrange basement remodel, at 72.7% of costs recouped.&quot;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Just like last year, home offices, sunroom additions and back-up power generators returned the very least of their cost, all close to only 50%.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;McMillan explained that the resale value of any given remodeling project depends on a variety of factors. &amp;ldquo;A home&amp;rsquo;s overall condition, availability and condition of surrounding properties, location, and regional economic climate are all factors that will influence the value of any remodeling project,&amp;rdquo; he said.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;McMillan continued, &amp;ldquo;That&amp;rsquo;s why it&amp;rsquo;s important to consult with professionals like Realtors in your area when you want to enhance the value of your home. &lt;/strong&gt;Realtors see hundreds, if not thousands, of homes every year with their buyer clients and can provide valuable insight into what projects and improvements will make a difference with buyers in your area.&amp;rdquo;&lt;/p&gt;

&lt;li&gt;1 1/2 cups shrimp stock or water&lt;/li&gt;
&lt;li&gt;1 pound crawfish tails&lt;/li&gt;
&lt;li&gt;2 teaspoons fresh lemon juice&lt;/li&gt;
&lt;li&gt;3 tablespoons chopped fresh parsley leaves, plus more for garnish&lt;/li&gt;
&lt;li&gt;Cooked long grain white rice, accompaniment&lt;strong&gt;&lt;br /&gt;&lt;br /&gt;Directions&lt;/strong&gt;&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;In a large pot, melt the butter over medium-high heat. Add the flour and cook, stirring, to make a light roux. Add the onions, celery, bell peppers, green onions, garlic, bay leaves, salt, and pepper and cook, stirring, until the vegetables are soft, about 5 minutes.&lt;/p&gt;
&lt;p&gt;Add the sherry and cook for 2 to 3 minutes. Add the stock and crawfish tails and bring to a boil. Reduce the heat and simmer until thickened, about 5 minutes. Add the lemon juice.&lt;/p&gt;
&lt;p&gt;Stir in the parsley and remove from the heat.&lt;/p&gt;
&lt;p&gt;Adjust the seasoning, to taste. Serve over rice, garnished with additional parsley and chopped green onions. Enjoy.&lt;/p&gt;

Katy home sales, particularly those south of I-10, are occurring at a healthy economic rate. Let's look at the facts and figures by comparing December 2007 sales to December 2008. As you will see there is a negligible difference in the numbers.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;In December 2007, there were 133 pending sales; this is the exact same number as in December 2008.&lt;/li&gt;
&lt;li&gt;There were 212 actual sales in the month of December 2007 and 199 in December 2008.&lt;/li&gt;
&lt;li&gt;In December 2007, there were 810 houses on the market. Last month, there were 891 houses for sale.&lt;/li&gt;
&lt;li&gt;Monthly inventory describes how long it would take to sell the current inventory if not another house was put on the market. In December 2007 there was a 3.3 month inventory. The most current figures are 3.9 months to sell all the existing inventory.&lt;/li&gt;

&lt;p&gt;Early next week, I will be at the closing table with a young Katy couple who are purchasing their very first home. Most often, the builder will not budge off their price. &lt;strong&gt;My clients are astute negotiators and a fair price, including upgrades, was agreed upon. The timing was just right and excitement really settled in!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;So, by the end of next week, the process will come to a very happy ending. My clients and, now, new friends, will be moving&lt;strong&gt; &lt;/strong&gt;in less than two weeks. I can't wait to be invited over to see the decorated home.&lt;/p&gt;

      <title>2008 BarCamp--What an Experience!</title>
      <description>&lt;p&gt;Yesterday, I had the honor and thrill to attend the Second (ever) Real Estate BarCamp held in Houston. What's a BarCamp you ask? To quote the Tomato gurus:&lt;/p&gt;
&lt;p&gt;&quot;A BarCamp is a technology and business event sometimes referred to as an 'unconference'. Unlike traditional conferences, the event sessions are planned the morning of the event by the attendees. The first Real Estate version of a BarCamp took place last July with over 200 people in attendance.&quot;&lt;/p&gt;
&lt;p&gt;Everybody who is anybody in real estate social media, the big boys and girls, were in attendance including Active Rain, Agent Genius, Matthew Kelly, Inman News, Jaduka.com, Trulia and Zillow. Can you image an intimate setting where you could &quot;pick the brains&quot; of these pioneers?&lt;/p&gt;
&lt;p&gt;I want to say a special &quot;hi&quot; to my fellow Keller Williams agents, Kimberly Fowler of Waco, TX and Teresa Kennedy of The Woodlands, TX. I wish I could've met all the rest Keller Williams in attendance.&lt;/p&gt;
