&lt;p&gt;In less than 24 hours the REALTOR&lt;span style="font-family: arial, sans-serif; line-height: 15px; font-size: small;"&gt;&amp;reg;&lt;/span&gt;&amp;nbsp;is able to provide an estimate, based on public records and sales data, of&amp;nbsp;&lt;/p&gt;
&lt;p&gt;the homes market price based on generall assumptions. They then have the ability to request an onsite review,&amp;nbsp;&lt;/p&gt;
&lt;p&gt;which dramatically narrows the price range and makes adjustments for those things that can't be ascertained in&amp;nbsp;&lt;/p&gt;

      <title>Chapter 3 and me.</title>
      <description>&lt;p&gt;&lt;span style="white-space: pre;"&gt; &lt;/span&gt;I just completed the reading assignment from Thursday's class, and was really&amp;nbsp;surprised&amp;nbsp;by the relevance of the chapter. The reason I was&amp;nbsp;surprised&amp;nbsp;was that my inner manager had been telling me since Thursday that there is nothing new under the sun when it comes to real estate sales training, especially in a text that was written fifteen years ago. The message from this chapter is&amp;nbsp;immediately&amp;nbsp;clear to to everyone who reads it, and in most cases is something we have all read or heard before. What set this author's take on the subject apart from many others was the simplicity with which she approached the subject. The chapter was full of meaningful quotes, such as "My inner manager was&amp;nbsp;afraid&amp;nbsp;to really mess with a kid", that will stay with me for a long while.&lt;/p&gt;
&lt;p&gt;&lt;span style="white-space: pre;"&gt; &lt;/span&gt;One piece of advice from this chapter is so clever I'm actually afraid to try it. Naming your inner manager is a brilliant way to really&amp;nbsp;high-lite&amp;nbsp;the demarcation between subconscious defense mechanisms and rational thought processes. I'm just afraid if that if anyone overheard some of the conversations I might have with, that yet to me named, facet of myself, then i would end up in a padded room somewhere. Being committed to your business is one thing, being committed for your business is something else entirely.&lt;/p&gt;

      <title>Are you waiting on your dream home, or is it waiting on you?</title>
      <description>&lt;p&gt;&lt;span style="white-space: pre;"&gt; &lt;/span&gt;I work a lot in new construction. In my office I have several signs that are designed to make people see the financial risks&amp;nbsp;associated&amp;nbsp;with fence sitting, when it comes to getting&amp;nbsp;started&amp;nbsp;on their building project. The first sign says "Are you waiting on your dream home, or is it waiting on you?", the second one reads&amp;nbsp;"As building materials increase in price, so does the cost of new construction". The third one reads "The more you delay the more you pay".&lt;/p&gt;
&lt;p&gt;&lt;span style="white-space: pre;"&gt; &lt;/span&gt;Today I heard a&amp;nbsp;gentleman&amp;nbsp;in my waiting room say to his wife, while reading my signs "You can tell they are all about getting you to sign something as quick as possible". I told him that I had overheard his comment and while it was true that I would try to earn his business as quickly as possible, that I felt he had misinterpreted the messages on those signs. We then had a conversation where I told him of the clients that I had that were perpetual fence sitters. Every year to year and half they come back to my office ready to get started on their new home. We begin looking for ground, getting estimates, picking out options and finally putting together a budget. That's when it happens, they are confronted with the&amp;nbsp;realization&amp;nbsp;that the project they wanted to build a year ago, but couldn't commit to, is now going to cost them 7 or 8 percent more. They head right back to the fence and pop back up in a year. Then we start the whole cycle over again. The&amp;nbsp;gentleman&amp;nbsp;in my waiting room listened politely, then he smiled at me and said "It's Okay, I'm in sales too" then he took some brochures and went on his way.&lt;/p&gt;
&lt;p&gt;&lt;span style="white-space: pre;"&gt; &lt;/span&gt;I kind of wonder if that fellow believes "Carpe Diem" and "Never put off until&amp;nbsp;tomorrow what you can do today" are&amp;nbsp;also high-pressure sales techniques.&amp;nbsp;&lt;/p&gt;</description>

      <title>Who Lives in Mobile Homes?</title>
      <description>&lt;p&gt;What kind of people live in mobile homes? This is a question I am asked almost every single day. Manufactured homes are by no means my only area of focus, but I do represent more manufactured home buyers and sellers than a whole lot of agents out there. I&amp;nbsp;guess&amp;nbsp;this is the reason people have come to see me as an authority in this kind of housing, and why I get that famous question - "Who lives in a mobile home?". I've given it a lot of thought and really the best answer is "everybody". When I look back over the sixty or so manufactured houses I've helped people buy or sell in the last couple years (and the folks that call them home), I can honestly say every walk of life is represented. Blue collar, white collar, retirees, first time&amp;nbsp;home buyers, growing families, corporate relocations, snow birds, and etc. etc. etc., they've all found a reason why a manufactured house was right for them. Sometimes I wonder if even more people would consider this housing option if their agent didn't believe manufactured houses were only for a "certain kind of buyer". Maybe one day every real estate agent will understand that all types of housing can be right for all kinds of buyers under the right set of circumstances. I think I'll know when that day gets here, because it'll be when agents stop asking me "Who lives in a mobile home?"&lt;/p&gt;</description>
