So much has happened at 453 W 70th Ter since my last progress post.  This home is really starting to take shape and I must say its looking great.  In fact great is an understatement.  This home looks amazing.   I won’t bore you with the technical details…lets just get to the pictures.

Lets start things off in the kitchen.  As you can see we have more than just a few cabinets.  Just in case you couldn’t tell from the pictures these cabinets are very tall and did I mention amazing.  Whoever ends up purchasing this home will never have a problem with cabinet space.  Trust me.

So much has been done at 453 W 70th Ter since our last progress post.  It’s always amazing to see such a large scale renovation take place.  This is the 4th remodel the Vizion crews have done in Romanelli Gardens over the past year and while all the other homes have been special in their own way this one clearly takes the cake.

As you can see the exterior paint has been nearly completed.  Its hard to believe that just a few weeks ago this house was light brown with a dark brown trim.

In the bathrooms cabinet vanities have already been set.  As you can see the tile floors have already been completed.

According the our head contractor this job should be done by late July.  A special $5k bonus has also been applied to this property for anyone who brings us a buyer for this property before its completion details to follow.

It’s been a very eventful few days down here at Vizion.  For the first time ever we’ve had multiple offers not just on one Vizion property but on two.  Our latest flip 5909 Granada in the very popular suburb city of Fairway, KS was listed  Tuesday afternoon and by Friday we already had 3 very good offers on the house.  All within just a few grand of the asking price and all willing to close very quickly.  For the first time ever we had the pleasure of telling all parties to submit their highest and best offer a tactic many of the banks we purchase properties from use on us often.

Our property at 9025 Manning we which all assumed would be a lease option property at best was the real surprise of the week.  Over the weekend we received two offers one of which was willing to pay full price for the home with very minimal closing costs.  While the investor on this property was planning on holding onto it long term he naturally agreed to flip the property when he took a look at the profit he would be making.

Everyone at the Vizion team is very grateful for what has happened here over the past few days.  We hope for a similar situaton will take place on flip at 453 W 70th later this month.

Our crews are about a week ahead of schedule on the remodel of 453 w 70th ter.  From the looks of things we should be done with this house by the last week of July.  That means we should have this house on the market right at the peak of selling season.  Right now all I’m thinking about is how many sandwiches we should order for the open house I have a feeling everyone in the neighborhood will be eager to see this home once its done.

According to our interior designer Lisa Davis accent tile is a very popular trend these days.  With that suggestion in mind we went ahead and applied this new type of tile in the half bath.  This is the first time I’ve seen this type of tile and I must say I’m very impressed.
