Horse Racing Season is Here!

The horse racing season is here! May is the best time of year for those who enjoy Hunt and Steeplechase racing.

Three events are just around the corner.

The Winterthur Point to Point is the first up on Sunday May 5. This is their 35th Anniversary and a great chance to celebrate both the great racing traditions and Cinco de Mayo. The gates open at 10:30 with racing beginning at 2:00. Be sure to enjoy the pony races and Parade of Antique Carriages before the races.

The following weekend on Sunday May 12, The Willowdale Steeplechase will be held just outside Kennett Square. Continuing this Mother's Day tradition, the Jack Russell Terrier Races begin at 11:00 with the Pony Races following at 12:15. The post time for the first horse race is 1:30.

Finally on Saturday May 18, the Radnor Hunt Races will be held. The grounds open at 9:00 and the races begin at 1:30. All proceeds benefit the Brandywine Conservancy.

Be sure to take some time this year to enjoy these classic local traditions. They are a great opportunity to enjoy the spring with your friends and family and support our local organizations.

A Year And A Half Of Contractors, And 15 Minutes With A Thermal Camera

It is important to remember that when you have a problem, take the time to gather the facts and think about it logically to make sure the proposed solution makes sense. Thanks to Jay Markanich for this reminder.

We've heard this story before - a year and a half of contractors, and 15 minutes with a thermal camera.

This was a contact through ActiveRain! And it was a story I have heard before.

Roofers came and determined that moisture in the living room ceiling (two floors below) was roof related. And they "fixed" it.

Siding guys came and determined that it was squirrels and "fixed" it.

Plumbers came, tore out much of the ceilings on the middle level, determined it was NOT plumbing, and "fixed" it.

And a year and a half later the problem remained.

None of these contractors showed how it was that moisture got from the roof, or siding, COMPLETELY BYPASSED the bedroom above, to manifest in the living room ceiling two floors below.

I actually said to the client how water goes from A to C, without passing through B.

Without showing all the thermal images, the moisture meter determined there was more than 30% moisture in the living room ceiling.

And the camera showed right where the moisture was.

This is DIRECTLY below the master bath shower above.

That purple above the window is NOT wet. It is a location that lacks insulation as it is very cold.

So, what to do?

This bathroom was used that morning for a shower. It is used every morning for a shower.

So we ran the water for some time, easily mimicking another shower.

My thinking was that the problem was in the shower supply assembly and to let it all sit for a couple of days and see if it would dry out. Sometimes it pays to experiment!

If that was not enough time, I was willing to wait a week and come back.

No charge, of course, for more than one visit.

The client used the other bathroom for two morning showers.

Looking at the same location it was dry! One small location showed moisture at only 25%, so things had dried out substantially.

And that after only two days! Diagnosis correct!

So, what causes the problem?

Right above that spot is a shower stall.

Inside the wall is the handle and shower head plumbing supply connections.

It must be that since it was determined NOT to be a drain problem, it must be a supply problem. The plumbers never checked that.

There must be slight dripping from either the diverter assembly where the handle is or the shower head connection. When the water is demanded, dripping happens. And we could tell that WITHOUT cutting drywall or making a mess!

Water goes down! And in this case from B to C. Eighteen months, various contractors and thousands of dollars later, the problem never was A!

This will be an easy fix.

So Mighty Mo proves himself again! And thankfully.

My recommendation: a thermal camera is the best tool for determining problems WITHOUT doing damage to property. Sure, it's part science and part art, and you have to do a little thinking. You might have to do a little experimentation, like with the case above. But an experienced thermographer can sometimes work little miracles! Try it and see! And remember, all thermographers are really cute.

Blairville Court home pricing and sales activity stabilize at more competitive levels.

As Buena Vista Park construction was completed, the adjacent property was developed as Blairville Court . This community offers 66 newer townhomes. Per the tax records, the first properties were completed in 1992 and the first section was completed in 1994. These properties were two story mostly 3 bedroom units with a few 2 bedroom properties having an average of 1250 sqft. The last homes developed in 1995-1996 were 3 story homes along Vista which added garages and additional space with most properties containing 1425 sqft.

Like Buena Vista Park, prices in Blairville Court were also impacted by the recession. The average sales price in the community peaked in 2006 when there were 2 sales with an average sales price of $185,000 (with only 4 days on the market). Prices then declined until they appear to have reached a bottom in 2011-2012. In 2011 there were 7 sales averaging $102,000 with three of these being short sales (days on the market expanded to 149). In 2012 there were 2 sales averaging $92,000 with both being short sales. To date in 2013 there have been no sales but one two story property is under contract listed for $155,000 and one 3 story property is available for $190,000.

Blairville Court prices appear to have hit a bottom and may be rebounding as activity continues to strengthen in the area. Particularly the newest units with their larger size and attached garages should remain a preferred choice in the area.

Buena Vista Park Homes Update - New Castle DE 19720

After some weakness, Buena Vista Park home values appear to be stabilizing.

Located on Route 13 just to the north of Tybouts Corner and the Buena Vista Conference Center and south of the Route 13 / Route 40 split, Buena Vista Park is a nice community of about 220 homes. This location provides prime access to much of New Castle County and immediate access to Route 1 / Route 13 toward the shore. The Wilmington / New Castle County Airport and the City of Wilmington are directly north along Route 13. Route 1 runs just to the west and turns into Route 7 as you travel north providing easy access to I-95, the Christiana Mall, and the Stanton / Pike Creek areas. Plenty of dining and entertainment options are just minutes away.

Buena Vista Park itself is a nice mixture of townhomes and single family properties. Per the public tax records, the approximately 140 town homes were begun in 1988 and completed in 1990. They are almost all 3 bedroom properties with approximately 1425 square feet each with parking in front. The single family homes were completed between 1989 and 1992. These offer a mix of contemporary, colonial, and ranch style homes ranging in size from 1250 to over 2000 square feet in both 3 and 4 bedroom layouts.

As seen in most areas, Buena Vista Park was impacted by the recession and more recently short sales. The townhomes dropped from an average peak selling price of $164,000 with 7 sales in 2008 to a low average selling price of $77,000 with 7 sales in 2012. In 2013 year-to-date, there have been 3 sales with an average selling price of $86,000, two homes are under contract with an average list price of $65,000, and there is one property available for $89,000 so prices are showing some strength.

The single family properties have experienced the same decline. The average sales price peaked at $272,000 in 2008 with 3 sales. Prices then dropped to hit a low average of $173,000 in 2012 with 4 properties sold. In 2013, no properties have been sold or are under contract. There are currently 3 homes on the market with an average list price of $230,000 ranging in individual price from $225,000 to $242,000.

With a stronger local economy, active real estate market, lower inventory, and continuing low interest rates, it appears that we may have seen the bottom of the market for prices in the area. As prices rise, we should see decreasing pressure from short sales and foreclosures which should allow area homes to recover from their currently depressed values. With its prime location, competitive pricing, and variety of housing options, Buena Vista Park and surrounding communities should benefit quickly as the market recovers.

Riddlewood PA Home Sales Activity Report - Media PA 19063

Riddlewood continues to be one of the most popular and stable communities in the Media area.

Originally developed in the 1950's, Riddlewood is named after the former property owner and racehorse owner Samuel D Riddle. The Riddle family operated a mill in the area and Glen Riddle was named by his father. He was an avid and successful horseman with large horse farms in Maryland and Kentucky. Most of the streets within the community were named for his most successful race horses. On his death he donated 72 acres of land and $2.5 million to provide a hospital to the Media PA community - today's Riddle Memorial Hospital which is located on the south side of Baltimore Pike across from the Granite Run Mall and adjacent to Riddlewood.

Located in Middletown Township, the 218 acre site of Riddlewood was obtained from the Riddle estate and developed by the Arters Brothers and architect George Hay. Construction on the site began as early as 1950, but the tax records show that the bulk of the residential construction was finished between 1954 and 1956. Some homes continued to be finished through 1960. The development sits on the east side of Route 452 (South Pennell Rd) on the south side of Baltimore Pike / Route 1 across from the Granite Run Mall. This spot affords easy access to most of Delaware County as well as the Philadelphia Airport, Philadelphia, and Wilmington DE.

Today there are over 290 homes in the community ranging in size from under 1000 sqft to almost 3000 sqft. Homes varied from 2 to 5 bedrooms, but most were 3 bedroom properties in various styles including ranches/ranchettes, split level homes, and capes. They were most commonly about 1500 sqft. There were a wide variety of lot sizes based on the layout and terrain but the most common were just under 1/2 acre at about 20,000 sqft. The Riddlewood Swim Club was developed on 10 acres along the southern portion of the site and opened in 1957.

Like most communities in the area, Riddlewood saw increasing home sales activity and prices through 2007, Average sales prices rose from less than $200,000 in 2001 to a top average price of $341,000 in 2007 with 12 sales. Since then prices have eased but generally have remained much more stable than seen in many area communities. Average yearly Riddlewood prices have fluctuated between a low of $275,000 in 2011 to a high of $320,000 in 2009. Last year, 2012, there were 7 home sales with an average sales price of $295,000 and individual sales prices ranging from $223,000 to $335,000. This year, there has been one home sale for $270,000, three properties are under contract listed for an average of $314,000, and there are three properties currently available with an average asking price of $294,000.

With its great location, relatively stable pricing, low turnover, spacious lots, variety of housing, and great amenities, Riddlewood should remain a top choice in the area for years to come. Should you need any additional information, please do not hesitate to contact me.

Stonewold Greenville DE Homes Real Estate Update

Stonewold home pricing has now stablized and remains one of the top home choices in the Greenville area.

Since my last market update in October 2010, Stonewold home prices and sales activity have both softened. In 2010, while average prices held up at $751,000, there were only 3 sales with an average of 87 days on the market. Individually home prices ranged from $710,000 to $820,000.

Stonewold home prices then fell in both 2011 and 2012. In 2011, 3 homes sold for an average price of $678,000. In 2012, the prices eased further to an average price of $651,000, but the sales pace began to recover with 7 sales for the year. In both years, prices ranged from $550,000 to $775,000.

This year to date there has been one completed sale for $750,000. In addition, there are two sales pending that were listed for an average price of $614,000. There are also 2 homes currently on the market with an average asking price of $719,000 and individually listed at $679,000 and $759,000. At this point it again appears that average prices will remain in the mid to high $600,000 range.

Although prices are down from their peak, it appears that they are now stabilizing and volume is supporting these price levels. With its great location and competitive pricing, Stonewold should continue to be a top choice in the area for years. Rose Tree Estates Home Sale Market Report - Media PA

In Media PA, Rose Tree Estates continues to be a popular home choice with prices stabilizing below their peak.

Just off State Rd south of the Media ByPass in Upper Providence Township, Rose Tree Estates is a conveniently located newer Toll Brothers built community. Per the tax records, construction began in 1993 and continued through 1998. The community today has just over 90 homes on approximatley 1/3 acre lots. Most properties are 4 bedroom Colonials with a few larger 5 bedroom properties. Square footage ranges from just under 3000 sqft to over 5000 sqft with most homes close to 4000 sqft.

This location affords immediate access to Route 1 / the Media Bypass, and is just one exit west of the Blue Route, I-476 and one exit east of Route 252. Downtown Media is just a few minutes away directly down State Rd. These roads provide easy commutes throughout Delaware County and great connections to the Philadelphia Airport, West Chester, Wilmington DE, and downtown Philadelphia. SEPTA serves Media with bus, trolley service, and regional rail providing access throughout the county and into Philadelphia. You also have multiple eating and entertainment options both in Media and the surrounding areas.

From an average price below $500,000 in 2002, average Rose Tree Estates home prices rose to over $700,000 in 2004. From 2005 through 2007, the average home sale prices stabilized between $700,000 and $750,000 with 3 or 4 home sales per year. Individual prices ranged from $659,000 to a high of $799,000. In 2008/2009 average prices fell to $628,000 and $630,000 with 3 sales each year. Prices hit a low in 2010 with one sale for $455,000.

In 2011, average prices bounced back with 3 sales averaging $656,000. In 2012, Rose Tree estate prices eased again with two sales averaging $556,000. In 2013 year to date there have been no sales in the community and there is currently only one property on the market with an asking price of $599,000 (4BR/3.5BA with just over 3,000 sqft)

With its ideal location, easy access, newer construction, and reasonable pricing, Rose Tree Estate should continue to be a popular home option for anyone looking for a home in the lower Delaware County or Media areas.

Wilmington DE March Sunday Museum Bargains

Great inexpensive Sunday outings still available in Wilmington DE this March.

Just a reminder that two great local museums continue to offer Sunday bargains. Currently the Hagley Museum and Library is offering Dollar Days on Sundays through March 24. Admission is only $1 per person. The museum is open from 9:30 to 4:30 each Sunday. Visitors will be able to visit and tour the entire facility including the Steam Engine house, Eleutherian Mills, Machine Shop and the ancestral home. The cafe will also feature several $1 items. It is a great way to get out, avoid the seasonal crowds, and see the local sites.

The Delaware Art Museum is also offering free Admission on Sundays. Thanks to the continuing support of the Jesse Ball duPont Fund, the admission fee is waived. The Museum is open from noon to 4PM every Sunday. As always, the museum offers a broad range of exhibits, tours, and special events throughout the year and is a great winter break.

It still may be cold outside but be sure to take some time and enjoy more of what the area has to offer.

Delaware County PA Homes Sales Activity Rises

Initial 2013 Delaware County PA home sales activity indicates a stronger area market.

It usually takes another week or so to have the accurate home sales statistics but the initial numbers indicate a stronger 2013.

Through February for all Delaware County we are seeing:

Active Listings On the Market: 2894 homes (down 23% from 2012)
Homes Under Contract: 724 homes ( up 9% from 2012)
Homes Sold Year to Date: 478 homes (up 18% from 2012)

After several years of a relaxed market, we are finally seeing some stronger signs of activity. Listings are declining both here and in surrounding counties***. Homes under contract are rising nicely and sales are following. This bodes well for pricing and sales as we enter the next two months which are traditionally the most active months for both new listings and homes going under contract. (Settlements usually peak in June and August)

Happy Presidents Day

Beginning in 1879, this holiday was originally Washington's Birthday and was celebrated on February 22 each year to honor our first President. In the 1970s, the celebration was shifted to the third Monday in February and in the mid 1980s it became more commonly known as Presidents Day. Although intended to be a holiday, today it seems to be more of a commercial event with many stores and businesses remaining open and having special sales.

Regardless of how you may celebrate, be sure to take some time to remember it's original purpose and the sacrifices that George Washington and the others in the Revolution made to win our freedom and create this nation.

This Is What A Negative Grade In The Front Yard Looks Like Over Time

This is a great reminder to always watch the water - particularly at this time of year. In this area, water penetration can easily begin as snow falls and melts allowing water to build up and pool along the foundation.

A photo will follow. This is what a negative grade in the front yard looks like over time.

The first thing I do when I get to a house is walk around it a couple of times. And hopefully that before the client arrives. Then I walk around again with the client, and we talk.

One thing we often discuss is grading and how water is carried away from the house. Water comes from rain, snow, downspouts and sump pumps. The square footage of a roof represents a lot of water. One inch of rain in an area only 11"x19" is one gallon.

Provision has to be made for that water to be encouraged away from the house.

The best encouragement is a positive slope, or terrain that slopes downward as it gets further from the house.

A lot of slope isn't necessary, only an inch or so every 5' or 6'. Extending downspouts and sump pumps is very important part of this positive-grade encouragement.

The slope in soil doesn't photograph well.

But walking around a house it is easy to see and feel.

This house is a long ranch, with the typical downspout discharge near the front corner.

The soil has become a big dimple in that area.

When the downspout discharges it certainly forms a little pool.

Buyers can see and feel that.

Usually they do not want to venture into the crawl space with me so photos will have to suffice.

But it is easy here to see the severe moisture caused in the foundation wall and soil just inside that corner.

The soil here is only 3' below grade.

And it had not seriously rained here in a while.

Water is THE killer of houses over time. It has to be controlled. This is just one photo of a lot of area of wetness.

All in all this is an unhealthful condition, for the structure and the human being! And it is an easy fix.

My recommendation: when the home inspector suggests better grading, it is for a reason! Sometimes the result of improper grading cannot be seen, only smelled or felt. But those bad results are there! So proper grading is essential, with a positive slope away from the house and the extension of water discharge points.

Hockessin Library Used Book Sale 2013 Opens This Week!

This week the Friends of the Hockessin Library will be holding their annual Hockessin Library Used Book Sale beginning on Thursday evening and running through Sunday.

Beginning with the Members Preview Night on Thursday January 17, the Friends of the Hockessin Library will open their four-day annual book fair this week. With over 70,000 used books (including over 50,000 hardbacks) and numerous CDs, DVDs, VHS Tapes, and paperbacks, there is something to please every age and taste. The used books will be divided into over 40 categories including the classics, biographies, fiction, nonfiction, children's, and cookbooks. The stock will be continually replenished through Saturday.

On Thursday, the Hockessin Library Used Book Sale will open for members from 5-9PM. (Memberships will be available at the door for $10.) Then admission will be free with the doors open to the public on Friday from 9AM-9PM, Saturday 9AM-5PM, and Sunday from 9AM-3PM. Book prices begin at 50 cents, and on Sunday you will be able to fill a grocery bag for only $7.

As usual, the Used Book Sale will be held in the Hockessin Memorial Fire Hall located at the intersection of Lancaster Pike (Route 41) and Yorklyn Rd at the bottom of the hill in Hockessin DE.

Be sure to take some time this weekend to visit the sale. If you are looking for a gift, trying to find that classic for someone in your family, or just simply browsing for yourself, you are sure to find something interesting while supporting a great cause at the same time. Enjoy!

Chester County PA Home Sales Update

Inventory falling and activity rising as home prices stabilize at a more sustainable level in Chester County.

Since the last update, home sales activity has started to recover through much of Chester County PA. Year to date, the average sales price has dropped slightly from $349,000 to $336,000 while the average Days on the Market fell from 102 days to 93 days. After a very weak start at the beginning of 2012, Chester County sales activity has continued to strengthen as we worked through the year. The below data covers all Chester County:

On a year to date basis, the numbers look even more encouraging. As of November 19 for both 2011 and 2012, the total available homes on the market has fallen from 3,681 properties to 3,022 (down 18%). The properties under contract have risen 30% from 590 to 772 homes. The total homes sold have risen from 3,856 in 2011 to 4,735 - up 22%.

The Chester County market started the year very weakly lagging both New Castle and Delaware counties. New Castle County was the first to turn in the first quarter, Chester County began to move in the second quarter, while Delaware County did not strengthen until later in the year. If we can maintain this sales momentum, the year end sales numbers will easily be above 2011 and 2010 and could surpass 2009. If the economy continues to be stable, the inventory continues to fall, and consumer confidence remains solid, sales and pricing could strengthen as we move into 2013.

The 37th Annual Unionville High School Art Gala will be held this weekend. The Opening Reception will be from 6-9 PM on Friday and continue from 10-3 on Saturday. Hosted in the new Art Wing at Unionville High School, the show features 85 local and 85 student artists. All proceeds of this PTO fundraiser support the educational programs and projects at Unionville High School.

New Castle County Delaware & North Wilmington DE Home Sales Update

Inventories steady and activity rises as home prices remain at a more sustainable level in North Wilmington and throughout New Castle County.

Since the last update in April covering the first quarter, activity and pricing have continued to remain strong. In all of New Castle County DE the average sales prices year to date rose from $195,000 in April to $212,000. The average Days on the Market (DOM) fell from 95 days to 86 days. The below updated data show the trends for both all of New Castle County and the Brandywine/North Wilmington Areas.

The North Wilmington / Brandywine area saw an even larger incease with average home sales price climbing from $222,000 to $245,000 (up 10%) The average Days on the Market fell from 96 to 83 days.

Possibly even more significant, the active inventory as of today (Oct 26) fell from 3,327 homes throughout New Castle County in 2011 to only 2,469 today - down over 25%. Homes under contract but not yet sold have risen from 754 in 2011 to 875 today (up 16%). With this continued strong activity and tighter inventory, we may not experience the large price declines traditionally seen as we go through the winter months.

Buyers are continuing to benefit as they take advantage of the lower prices and lower financing costs. This has also allowed sellers to sell their current properties and move into new homes profiting from better pricing and lower interest rates.

Some neighborhoods and areas throughout the county have continued to remain under pressure due to foreclosures and low activity, but throughout the wider area, this has helped the market remain at a more stable level overall.

Meet the Candidates 2012 - Two Chances This Week: GHADA & Civic League

Two candidate debates are being held locally in New Castle County this week.

Thinking about the election this year? Don't yet know the local candidates? This week you have two opportunities to learn more about this years candidates.

On Monday, October 15, the Greater Hockessin Area Development Association (GHADA) is holding its General Election debate starting at 7PM. The debate will be held at the Hockessin Memorial Hall located at 1225 Old Lancaster Pike in Hockessin 19707. The debate will include a variety of local, county, and state candidates including the Lieutenant Governor candidates and President of County Council President candidates.

On Wednesday, October 17, the Civic League for New Castle County is hosting the County Candidate Night at the Cranston Heights Fire Hall on Kirkwood Highway. Allan Loudell from WDEL radio will be the moderator. From 7:00-7:45, the first panel will include the New Castle County Council Candidates for Council President and Council District 9. From 7:45-8:15, we will hear from the Senate level candidates. From 8:15-9:00, there will be a second panel including the two New Castle County Executive candidates.

These elections are important, particularly this year. Be sure to take the opportunity to learn about the candidates and the local issues.

Delaware Voter Registration Reminder

Just a quick reminder that tomorrow, October 13, is the last day to register to vote in Delaware for the November election.

October 13 is the last day to register to vote in the Tuesday November 6 General Election in Delaware. You have multiple options to register so please be sure to check out all your options here at the Delaware State website.

Also, please remember that the last day to mail in absentee ballots is November 2nd. If you are not going to be able to vote on election day, be sure to stop by the County Department of Elections to fill out an absentee ballot. You will need to have a form of valid ID with you (drivers license, utility bill, bank statement, etc including your physical address). The County Department of Elections in New Castle County is located on the 4th floor of the New Castle County Carvel State Office Building at 820 N French Street in Wilmington 19801.
