"Let's Make a Deal" - how NOT to buy real estate - 08/31/10 12:25 AM
Today, while I was grabbing a quick sandwich in between doing a few BPO's, fielding phone calls on 3 of my listings and negotiating 2 purchase contracts, I caught a few seconds of Let's Make a Deal on TV and it reminded me of the couple I was working with over the weekend.
On the TV show, there was a couple standing next to Wayne Brady and they were trying to decide between choosing the box or the curtain.  The audience was screaming, they were looking around for friends or family to help them make their decision, all the while in silly … (13 comments)

Gianfranco's in north Scottsdale did it AGAIN!!!
I had a yearning for shrimp and we decided to go to Gianfranco's
at Jomax and Alma School in north Scottsdale.
I ordered the Shrimp Classico.
WOW - what flavors.
The shrimps were HUGE and not over cooked.
Sometimes this dish can be greasy and overpowering - not Chef Gianfranco's.
It was heaven in my mouth!!

We just had a GREAT lunch at JJ's Delicatessen in north Scottsdale, Arizona

JJ's recently opened at this conveniently located corner of Scottsdale Rd and Pinnacle Peak
and offers a GREAT menu for breakfast and lunch.
Bagels, omelets, pancakes, "pnish" will start your morning off right.
The HUGE sandwich we enjoyed for lunch will probably be enough for leftovers, it was so HUGE.

Need an appliance repair company in Phoenix, AZ area? - 08/23/10 10:10 AM
I am pleased to recommend Goldwing Appliance Factory Service if you need work on your home appliances. They have come out to our house on three different occasions and every time was a pleasant surprise.
First, they called with a 2 hour window, then showed up on time.  Then, the repairman who came in was neat in appearance and very professional.  In all three cases, one for out dishwasher and the other two for the washer, he knew his stuff.  He fixed the problem and explained to us in non-technical terms what was wrong.

Activerain camp is coming to Arizona!!!  I shouldn't have put the exclamation points because I can't attend and everything I've read in here says they are great.
My reason - it's 2 hours drive each way and it's on a weekday. 
Sound like too much?  Only if you're mostly a BPO agent doing 15-20 BPO's a day, which are always due in 24-48 hours.  Then, I just sent out 3 listing packages and already have 3 investors interested in all 3 properties.  They're all short sales and I'll be spending tons of "business hours" on the phone trying to negotiate with … (11 comments)

This week, I was working with two couples looking for long term rentals in Scottsdale, AZ.
The first couple called me, told me their range of what they wanted to pay for their monthly rent and when they needed to move.  They had a few neighborhoods within the same school district they were interested in.

Open house strategies - questions for everyone - 08/10/10 10:38 PM
Recently, I held a "group" open house in a guard gated community here in Scottsdale, AZ.  It was a big occasion because until recently, the HOA's wouldn't allow us to hold open houses - EVER.  That law was changed recently here in Arizona and they can't stop us. 
So, being the "rebels" we are, we planned a "group" open house with one main house and 6 other vacant homes on lock box.  It was a success and we're all working with new, potential buyers.

I have written about this restaurant before, but it's worth another mention.
Gianfranco's in north Scottsdale (Alma School and Jomax) is one of the best Italian restaurants in the entire Phoenix, Arizona area. 
Chef Gianfranco personally oversees the food preparation and makes sure each dish is consistantly DELICIOUS.  I like to start with Harry's Bar for an appetizer or his Caprese salad, always made with the freshest mozzarella and luscious heirloom tomatoes.  (I sure wish he'd let me know where he gets those glorious tomatoes.)

Buying foreclosures - two safety tips - 08/07/10 10:37 PM
As an experienced REO agent in Arizona, this last week gave me two scares and I wanted to share my experiences with you.
I was doing an interior evaluation of one property when I heard the garage door open and the previous homeowner just walked in the door.  The bank had changed the locks, but hadn't reset the automatic garage opener.  Most of us have the garage opener in our car now with a little button.

New laws in Arizona - Open houses in planned communities - 08/03/10 07:56 PM
Calling all AZ Realtors®.  Effective July 26th, 2010 the following new revision to the state law, #33-1808 allows for open houses in subdivisions where it was previously banned.  I copied the following directly from the rider.
 
1.  Temporary open house signs or a unit owner's for sale sign.  The association shall not require the use of particular signs indicating an open house or real property for sale and may not further regulate the use of temporary open house or for sale signs that are industry standard size and that are owned or used by the seller or the seller's agent.

Short Sale Contracts - IMPORTANT INFORMATION - 08/03/10 10:21 AM
I just received an email from one of my short sale negotiators at a VERY large mortgage bank.  Effective immediately, if the home you're selling is in foreclosure proceedings, the contract MUST have a closing date at least 5 days PRIOR to the scheduled foreclosure date (10 days prior in Florida) or the contract WILL BE DENIED OUTRIGHT!!!!
While this is one bank, I would suggest you check with any banks you are currently or intend to negotiate a short sale and see if this applies to them.  We all know they have little triggers that will just shut down the … (0 comments)

When I first joined Activerain, I really didn't know what to expect or what to do.  Then, I kept reading the great blogs and all the helpful information provided by members here.

Looking for a rental in north Scottsdale/Cave Creek/North Phoenix - 08/02/10 12:08 PM
If any of you AZ realtors have a rental that will be coming on the market for September 1st rental, I have tenants. 
My tenants want to be around $1500-1600/mo, pool would nice but not mandatory at that price, would like a 2 year lease, but will sign a 1 year with 30 right of first refusal to renew. 
Location, north of the 101 to Carefree Hwy, west to 40th, east to 120th (approx - doesn't want' to go out to Rio Verde area.)
They have two medium sized, VERY well cared for dogs - she is a veterinarian!!!
