It's that time of year here in Arizona..............Rattlesnake season - 03/30/11 11:48 PM
It's rattlesnake season here in Arizona. Today, when I let the puppies out, they let me know all about it.
Tonight, on the evening news, they reported there have already been 15 reported rattlesnake bites ON HUMANS in the last week.
This blog is to give you some ideas on rattlesnake safety for you and your pets.
If out hiking, be sure you have a walking stick or cane - something to put ahead of you on the ground.
If you come across a rattler, back away SLOWLY.
Don't probe into rocky crevices.
Rattlesnake warning - protect your dogs - 03/30/11 11:28 PM
Today, I let the puppies out, only to have them barking frantically within a few seconds.
I've been working with them and taking them to one VERY important and life saving class - Rattlesnake avoidance classes. One great local class is Magma Bird Dogs. http://www.magmabirddogs.com/snakebreaking.html
If your area is prone to rattlers, please google under dog training for rattlesnakes.
On the patio, was a rattlesnake sunbathing and the puppies knew right away to avoid it and cry for help. So, I ran outside, called the puppies back and then trembled so much I could hardly
Life's perspective versus Active Rain - 03/29/11 11:17 PM
The other day, I was so excited - I passed the 200,000 point milestone in Active Rain. I couldn't wait to share it and immediately thought of going to tell Praful Thakkar.
See, he's taken on the self-imposed job of being the ActiveRain statistician. So, I ran over to his blog to share my "news" with him. What I found, was HIS
awesome and heartfelt blog Spring Renewal or SPRING=RENEWAL?
I was so moved by his generous sharing of some very emotional issues and his hope for spring - much more important and motivational than my

Easiest commission you ever made - 03/23/11 01:11 AM
I just finished reading Pat Haddad's blog You Sold My House in One Day - Will You Lower Your Commission and it reminded me of my most recent transaction.
A previous co-worker from Chicago who now lives out here in Scottsdale called and asked if I would help them find a home. It seems they had been out looking and checking Craig's list and going to open houses - weekend, after weekend, after weekend. I asked them if they were working with another real estate agent - no. Then, I asked them why they hadn't called me sooner. Well, they just thought
Monday Mirth - don't mess with retired people!!!!! - 03/22/11 12:41 AM
PARKING TICKET Working people frequently ask retired people what they do to make their days interesting.
Well, for example, the other day my wife and I went into town and went into a shop. We were only in there for about 5 minutes. When we came out, there was a cop writing out a parking ticket. We went up to him and said, "how about giving a senior citizen a break?"
He ignored us and continued writing the ticket. I called him a turd. He glared at me and started writing another ticket for having worn tires. So my wife
Calling all Activerain members - advice needed - short pay - 03/21/11 03:11 PM
I just got off the phone with a past client and friend who has been investigating a "short pay" on her home. She asked if I knew of any attorneys or professional negotiators who could do that for her as she's running into problems.
Her first mortgage company will take a "short pay" of XXXX IF the second mortgage company will also agree at the same time. The second mortgage agreed to $14,000 on Tuesday, then called her back on Wednesday of last week to tell her they "changed their minds" and wanted the entire balance owing.

Sunday funnies - a tale of a bagpipe player - 03/20/11 04:40 PM
As I was not familiar with the backwoods, I got lost and, being a typical man, I didn't stop for directions.I finally arrived an hour late and saw the funeral guy had evidently gone and the hearse was nowhere in sight. There were only the diggers and crew left and they were eating lunch.I felt badly and apologized to the men for being late. I went to the side of the grave and looked down and the vault lid was already in place. I didn't know what else to do, so I started to play.
The workers put down their lunches

Yesterday, fellow ActiveRain member, Don Wixom wrote a blog about
having problems with a short sale because of the MI (mortgage insurance) company.
U.S. Bank says Mortgage Insurance Co will NOT Participate in HAFA!
He made it a members only post but I think it needs to be made public!!!!
How many times have our "short sale" clients been told the banks won't even talk with them until they are delinquent on their payments?
How many times have we been told time and time again we can only fax paperwork into the negotiator - they
Corned beef and cabbage recipes - Happy St Patty's Day, everyone - 03/17/11 12:04 AM
Tomorrow/today is St Patrick's Day.
I'm ready for the corned beef and cabbage and wanted to share with you all 2 great and EASY recipes.
First - when you're picking out your corned beef - buy the "flat" versus the "point" cut of corned beef - much less fat.
Put in the corned beef. Add 1 cup water. Cook on low for 6 hours on low or 3 hours on high. Add sliced cabbage and red potatoes then cook for 2 hours more.
Pressure cooker method:
Put in the corned beef, 1 copy of water. Turn
Wearin' of the Green - Happy St Patrick's Day everyone - 03/16/11 11:18 PM
Puppies just got home from the groomers. I guess they're now "Irish cocker spaniels." But, isn't everyone Irish on St Patty's Day?
Okay, so if anyone can tell me how to get their "yellow" eyes out from the photo correction site, I would really appreciate it. I've tried moving the photos to the "paint" section, but don't even know how to do that - OMG - I'm worthless.
I tried the "red eye" correction, but it doesn't work and my puppies really aren't devils - well most of the time, LOL.
The Active Rain COMMUNITY- Thank you Active Rain - 03/15/11 11:06 PM
Over the last week, I was SO busy that by the time I found a moment to log into Active Rain, I didn't even have the energy to comment on more than one or two great blogs, let alone try to be creative and write one.
Several Active Rain members noticed my absence and either called me in person or emailed me, checking to make sure everything was okay. All had a common theme - "where was Juli, our fellow Active Rain member?"
It got me thinking that Active Rain really is a community - a great place to meet people,

Any suggestions for proper wording in MLS? - 03/08/11 11:31 PM
Melissa McKinney, an agent in Fayetteville, NC,
just wrote an interesting blog about pricing a home right for it's condition.
Is it Just Me......
It made me think that there should be a better way of wording a listing when the house is priced below the competition because the savvy agent and the sellers know the house isn't 100% up to par.
What verbage are you using or have you seen that helps from keeping the buyers ask for the sun and the moon after the inspection.
After all, the savvy agent and
